Hassle free and professional
This was 4th time using Ziprent for renting properties in Northern cal. Easy to communicate with and generally responds within 24 hours. Everything is done online and they handle everything from inspection to photography to listing to vetting applicants. The agents are professional and courteous. This last time, they advised that i change the monthly rent to higher rate given the response the property was getting and they were right!

This is ridiculous
This is ridiculous! I submitted my application 12/23/25. I was initially told I was denied, 3 weeks later received an email saying he changed his mind. After submitting everything they ask for and waiting…TODAY 2/18/26 I receive an email stating the landlord started a lease with someone else. There is horrible communication, very inefficient, very unprofessional and I could not even understand the customer service agent when I did get someone on the phone. It was a complete waste of time and money! I at least should get my application fees back!

This is out of Ziprent's control as Ziprent is not a stakeholder and therefore cannot act without the property's owner's direct confirmation. I appreciate the prompt response and action. As a business owner myself if I am the contractor and representing my client and hiring subcontractors I am the middle man. It is my job to make sure both parties are being taken care of in a timely and orderly manner.

This was my first time using Ziprent to find guests, and it was a fantastic experience. I learned a lot from them. They were fast, enthusiastic, professional, patient, sincere, and responsible. There was always someone to answer the phone and patiently explain every step, which enabled me to find very satisfactory guests. I am very grateful to Ziprent for their hard work, which made me happy and at ease.
Ziprent is slow to address maintenance issues
My elderly parents are living in a ziprent managed unit, and they have had tremendous difficulty getting them to repair things, sometimes letting repairs go unaddressed for longer than 30 days. They have had problems that have rendered the bathroom showers unusable at variou points for over a month, and didn't have a working dryer through November and December.

Where Ziprent fails.
I initially used Ziprent to procure a tenant for my Riverside, California property, and in hindsight, that decision was a huge mistake. The core issue was a lack of understanding of the local Riverside/Inland Empire rental market and their lack of personal touch.
The property was priced approximately 25% above market when listed, and instead of proactive market guidance, the process relied almost entirely on automation. Rent reductions were triggered on a fixed schedule over a 3+ month period, rather than based on real-time market feedback. At times, I even received automated notifications recommending a rent reduction after the rent had already been lowered, which highlighted the absence of hands-on oversight.
There was very little personal engagement throughout the process. After more than six weeks, a potential tenant finally applied, but the documentation requirements and back-and-forth extended the process by over two additional weeks. Despite paying application fees and having background check completed, the prospective tenants ultimately withdrew, likely due to the prolonged and rigid process.
The prospective tenants specifically complained about how difficult, confusing and drawn-out the process was. I experienced the same thing on the owner side — the system felt rigid and paperwork-heavy, with delays that weren’t necessary — and ultimately it cost me time and money in extended vacancy.
Also worth noting: when Ziprent arranged the photography for the listing, the photographer left the water running at a bathroom sink. Because the property was vacant, it wasn’t caught right away, and Ziprent would not acknowledge any responsibility.
After switching to a local property management company, the contrast was immediate. The local manager priced the unit appropriately for the area, actively marketed it, and was able to place a qualified tenant and secure a move-in within two weeks.
In my experience, a major limitation is that Ziprent does not list properties on the MLS, which significantly reduces exposure in markets like Riverside where local agents, relocation tenants, and MLS-driven traffic matter.
This model may work in very specific, high-demand or tech-centric markets, but for Riverside and surrounding areas, I found that local market knowledge, MLS exposure, and personal involvement made all the difference.

Renting through ZipRent was one of the most stressful and concerning experiences I’ve had as a tenant, marked by mismanagement, shifting lease terms, and serious privacy concerns.
From the outset, communication was inconsistent and often contradictory. Expectations changed over time, and information that was originally presented one way was later revised or reframed, sometimes without clear notice or accountability.
One major issue was a bait-and-switch involving lease terms. The property was advertised and communicated as having landscaping included, yet shortly before finalizing the lease, language was quietly changed to remove this. When I identified the discrepancy, it resulted in an exhausting back-and-forth and a formal lease amendment process that should never have been necessary if the listing and initial lease had been accurate.
The most troubling issue, however, involved medical privacy. I provided medical documentation strictly for the purpose of requesting accommodations and repeatedly and explicitly requested that this information remain private and not be shared with the property owner. Despite these clear and repeated requests, ZipRent shared my medical notes with the landlord anyway.
When I raised concerns about this breach of privacy, ZipRent did not acknowledge wrongdoing or take responsibility. Instead, they attempted to deflect by stating that I should “check local laws” and implying that they were allowed to distribute medical documentation, rather than addressing the fact that they had done so against my explicit instructions. This response felt dismissive and gaslighting, as it reframed the issue away from consent and privacy and toward a legal technicality, without offering transparency, accountability, or remediation.
As a tenant, I should not have had to repeatedly defend my right to medical privacy or justify why sensitive health information should not be circulated beyond what was strictly necessary. The handling of this situation created significant distress and eroded any sense of trust or safety in the management relationship.
In addition, ZipRent attempted to impose HOA-related fees or penalties that were not clearly outlined in the lease and fell outside of my contractual responsibilities, often communicated in an implied or threatening manner without proper documentation.
During move-out, there was further confusion regarding warranty coverage, with issues that should have been handled under an existing warranty instead being framed as potential tenant responsibility, adding unnecessary stress during an already time-sensitive process.
Overall, ZipRent relied heavily on templated messaging, deflection, and shifting explanations rather than transparent resolution. Tenants were repeatedly placed in the position of correcting errors, disputing unjustified charges, and defending basic boundaries.
Tenants should not have to worry about last-minute lease changes, unauthorized sharing of medical information, pressure to pay fees they do not owe, or uncertainty around warranty responsibilities. If you value privacy, clear contracts, and professional conduct, I strongly recommend avoiding ZipRent.
Lot of horrible issues as homeowner
Lot of horrible issues with ziprent, Online only services are very bad. ZipRent doesn’t consider any of the home owner agreed conditions/policy’s.
1. For kitchen faucet replacement for tenant breakage, they sent me fake invoice, sum of 199+24 = 300 according to zip rent. They don’t verify any 3rd party bills that they use. They just charge owner as much as they can. My tenant broke kitchen faucet, toilet seat, garage door, dryer and they claim its wear and tear. In fact all these are 1-2yrs old, garage door was 7 yr old. But ziprent simply says whatever tenant communicates. For tenant every thing is wear and tear to hide their mistakes. If I say the real life of these itens, ziprent keeps saying its wear and tear as tenant mentioned.
2. I replaced garage door with ziprent portal and clearly mentioned to replace with very basic door”. But the company they used installed high tech garage door with wifi, blutooth, plus they replaced the fully working motor. Tenant damaged just the door, may be they hit the door when reversing the car with garage door closed. Garage door cost was double the price. Should never asked ziprent to fix this issue.
3. Same person using different titles and different person replying using same email-Ids. So confusing who was coordinating. Looks fake emails/person
4. Few times, same email address, but different person replies. Looks like ziprent is run by 1 person and they use different names and email addresses. I could not reach any of their phones. Some phones don’t even exists.
5. Any questions you ask that tenant supposed to answer will never get replied. I asked for pic of my backyard and solar, just to get an idea if it needs any cleaning. Till date (almost 9 months) I never received any pics from Tenant nor Zip rent. Zip rent never follows with tenant.
6. Sad and Horrible experience on tenant turn outs. 3 months before 1 year lease completion, ziprent sent me to re-lease agreement and I clearly mentioned 1yr or 6 months only. But tenant did not reply. At the end of 1 yr lease completion, zip rent says "tenant wants to do month-to-month, but I can’t increase the rent for 13th month since the tenant will not get physical mail notification as 12th month is about to end in 3 days". So if tenant doesn’t reply till last day, tenant gets 1 mont free rental. I’m forced to sign month-to-month lease. Ziprent doesn’t accept what homeowner wants.
8. Tenant made water damages and broke my hard wood floor (aprox 12in diameter). With these 2 I need to replace my 250 sq living area floor. But ziprent says, repair only damages and I cant charge tenant for water damages repairs. With just repair my floor looks ugly. No-thanks to ZIPRent for making me loose money on my property.
9. In the amendment agreement, before tenant moved in, I clearly stated “owner is responsible front yard only” for mowing. But tenant left the back yard super ugly with lot of dog wastes, not trimmed trees, shrubs. Tenant left my yard like an ugly junk yard. I wanted to charge tenant for cleaning. But Ziprent said I never mentioned back yard maintenance has to be done by tenant. They don’t understand, what is “front yard only”. I mentioned “ignorance” in one of my emails, and they replied that “I need to maintain strictly good way of communication”. They were harassing me. They were using same email address but different person names when they reply.
10. My HOA policy states any front yard needs approval. Tenant placed dumpster and when I asked who would pay HOA penalty, ZIPRent says “With good faith I can charge some amount from tenant deposit, if HOA fee is less than what I charged then I have to pay back the remaining to tenant. If HOA Penalty is higher then its out-of-my-pocket”. Then why would we need a Ziprent and its lease agreement. Lease agreement says “Any HOA policy violation is tenant responsibility”. Ziprent does allow to hold full deposit till I receive any penalty’s.
11. When tenant gave Move-out notice, they say, I have 30 days to fix any repairs caused by tenant to deduct from deposit. But after a week, they say I have 21 days to return deposit. After 10 days they say by 18th, I have to return deposit, since tenant has to receive deposit by 21st. I don’t know the state policy, that’s why I hired Ziprent to tell me what the sate policy to return the deposit.
Considering the mortgage rates, property taxes, home insurances, zip rent payments, breakage by tenants, my income on that house was 10800usd out of my pocket. If I used better property management, then I would have earned(or no gain-no loss) and not lost money.

From the moment we submitted our application, everything moved quickly we received a prompt decision and were approved without any delays. When we moved in, we were pleasantly surprised to find the home spotless, well-maintained, and with all necessary repairs already completed.
The Ziprent team was exceptionally responsive and professional, addressing every question we had both before and after moving in. Their transparency and attention to detail made the entire experience seamless, and it truly felt like they were committed to making the rental process as easy as possible for us.

Gross Mismanagement! Avoid at All Costs
I would give this company negative stars if I could. I don't know how they are still in business. Ziprent has been consistently careless, unprofessional, and unwilling to take responsibility for serious mistakes. My tenants moved out at the end of July 2025, and Ziprent claims an inspector visited the property on August 1. When I personally checked the property on August 5, I found the front door completely unlocked and a TV console missing. I do not live in the state and do not even have keys to my own house, so the only party with access was the management company. Instead of providing a meaningful apology and reimbursement, Ziprent attempted to shift blame onto me and suggested that “anyone” could have been given keys in the past, an excuse that makes no sense given this was my personal property before I left the state and started renting it out. You know it's a great business when their motto is to blame the customer :)
This isn't even the end. I visited my property again on October 10 and the keys in the lockbox worked (thankfully). Afterwards, I terminated management service and Ziprent sent another inspector to replace the lockbox with a new lockbox. In the process, they lost my house keys entirely!! When I returned on November 1, the keys in the new lockbox did not unlock the property. I had to message my prior tenants for the garage code and enter through there. I also had to replace the front door lock myself, and my mailbox keys remain missing. At every turn, Ziprent avoided accountability, acted confused when confronted, and offered no meaningful resolution.
If you are looking for a management company that will leave your home unsecured, mismanage your keys, refuse to take responsibility, and attempt to blame you for their negligence, Ziprent will meet those expectations. Otherwise, avoid this company. My experience has been unacceptable, stressful, and deeply unprofessional, and I am sharing this so other property owners can avoid the same issues.
