Robinson Jackson Bexleyheath are…Simply the Best!
Robinson Jackson Bexleyheath are excellent. The whole team, Neil, Marcus, Andrea and Margaret were efficient, professional, pro-active and friendly. Best estate agent I’ve ever dealt with. Highly recommend.
Worst Estate Agent Experience I've ever had - totally incompetent.
Swanscombe, Greenhithe and Ebbsfleet branch(es).
The list of failures for the sale of my home is endless.
To bullet point:
One viewer was taking cuttings off our plants. Agent turned a blind eye.
Was told chosen buyer had mortgage in place. He didn't.
Was told chosen buyer had appointed solicitor. He hadn't.
Was told chosen buyer had instructed searches. He hadn't.
Tens of phonecalls were not returned - I did not get a call back from at least 4 out of every 5 phonecalls I made and had to physically visit the office each time and generally still ended up without answers.
5 Weeks into the sale, buyer pulled out (still with no mortgage in place or solicitor instructed) but I wasn't told for another week, and in that time had instructed survey for onward purchase.
2nd round of viewings I accepted a new offer, but the buyer went AWOL so it was recommended I accept a £10k lower offer from an investor (fair enough as I was now at risk of losing onwards purchase), but it turned out this investor had close ties with the branch and was letting property through them. One might guess this would be an attractive proposition for the branch, though I have no evidence to support that guess.
All in all, we provided an immaculate property that was superior to other available properties in the area yet despite 10 offers on the table within 3 days of listing, it still took these clowns 7 Months and a load of stress and heartache to sell it.
Meanwhile multiple less attractive nearby properties listed with other agents were listed and completed on within that timeframe.
Interestingly, just 6 Months later not a single Sales Negotiator who worked at the branch during this experience still works there.
I will never use Robinson Jackson again, the worst of any Estate Agent I've ever used, even worse than Heart. As for the best Estate Agent I've used in the SE London / Kent Area - this goes to Hunters. If you have a choice, go with them.
When times get harder and the property market starts to falter, natural selection will take place and hopefully clear out some of the bad apples who've become too accustomed to having it far too easy.
Would not recommend Robinson Jackson Eltham
Robinson Jackson Eltham branch sold my house earlier this year and unfortunately I didn't have the best experience with them. I had an office administrator handling the majority of the sale, rather than a sales progressor, and the level of service was poor. I didn't feel like they had my best interests at heart and just wanted to get my case off their desk. On occasions where information hadn't been relayed to me and I copied in the manager, Jack Glyde, he didn't even bother to respond. I sadly found their overall level of service particularly poor and having worked in property before myself, I have a good idea of how things work. I definitely would not recommend them.

Robinson-Jackson Lewisham and Catford Branches - OUTSTANDING SERVICE!
I recently sold my flat in Deptford using Robinson-Jackson's Lewisham branch, and I cannot thank them enough. From the very start of the process, I was treated with professionalism from all members of the team, and a genuine desire to help me at all stages of the sale.
Chris and his team, particularly Ewa and Lorraine were fantastic at keeping me informed about where we were with everything, and helpful in chasing people and documentation.
The whole team really went above and beyond to provide me with regular updates and help when I needed it.
I cannot recommend this branch and team enough to help you with the sale of your property. Thank you so much for making a difficult and long sale as stress-free as possible!

Had a great experience with Robinson and Jackson Swanley branch. Zac who was my sales negotiator was absolutely amazing he kept me updated at all times and ensured the correct buyer was found for me in a matter of weeks, his top customer service skills and genuine kindness and desire to sell my property was evident from the get go. Thanks Zac and the team for making my sale as stress free as possible can’t rate them highly enough!!
The worst estate agent I’ve ever come…
The worst estate agent I’ve ever come across. I chased them multiple times to arrange a viewing to buy a property which they were not able to schedule in over a month. I was never called back (despite promises) and was even not registered in their system. I told them I was very interested and called them at least 5 times enquiring and they said they would call me back and never did. Finally spoke to someone who did arrange the viewing, and I get a call on the day saying the viewing was cancelled because the property had already been sold. Utter waste of time, unprofessional.
Fraudsters
Sold us a house with floorplan saying the property is 100 sqm (hence the higher price we paid compare to other similar looking properties in the area) only for us to find out later the property is 80 sqm.
This is fraud, this is lying, this is scamming people.
Not long ago we also found out that they are not even TPO registered so I guess it shouldn't come as a surprise that they scam people like this in broad daylight.
Sydenham
Just called the branch of Sydenham to get some details of one of their property in Sydenham and when I made a comment on the lease 95 years being too low for me got an answer that we're selling properties of 85 years and good luck with your search then hanged the phone up on me!?!? I'm not a sale person but this manner definitely not the best in this industry. First of all I would have appreciated to hear some options what can be done extend the lease or negotiate with the vendor etc....

Fantastic service provided for the selling of my mum's property. Ben and the team ensured we were kept up to speed throughout the process from start to finish.
DO NOT USE - Dartford & Sales Progression Team
We became under offer in October 2021 and I have to say we managed to tie the sale up quite quickly. The valuation manager Ben was professional and friendly and made us feel at ease selling through them. However, this did not turn out to be the case.
Unfortunately, things went downhill as soon as the case was handed to the sales progression team. Our case was handed to Tracy who was always quick to try and get you off the phone, never gave my buyers instant updates, and would relay incorrect information.
Considering we used their recommended conveyancing partners, they didn't seem to check their internal portal and was constantly chasing for incorrect information.
The buyer and I ended up regularly updated each other and every time I spoke to him, I was shocked to hear he was constantly chasing RMJ for updates and was even put on hold for half-hour as Tracy had forgotten about him. In the end, he didn't bother contacting them at all and neither did I.
The progression was poorly managed and had the buyer and I not built up a good relationship personally, I fear the sale would have fallen through at several points during the progression, due to the mis advice of the legal work and mortgage offer.
Whilst I'm grateful for the communication between myself and the buyer, at times it did make things stressful and surely this is why you pay an estate agent to manage these things for you!
On the day of completion I expressed my disappointment and concerns to the manager Nick, and he explained he will look into the matter and come back to me. A week on and I haven't heard anything!
Consdiering we signed a contract at 1.5% with the promise of a dedicated sales team, progression team and exposure on right move - I'm not entirely sure what we've paid for !!!
We were on the market for two weeks, and I pretty much progressed the whole sale myself due to the lack of support and undelivered service from RMJ.
In my honest opinion do not sell through RMJ in Dartford or any other branches (As we also used the Gravesend branch for our mortgage services and that was disappointing - again lack of updates) and if possible avoid buying through them.
Espically if you are a first time buyer as you will get no support what so ever. Just make sure you have a great solicitor to support you through the process.
Will never use in the future or recommend them to anyone !
Don’t do a swerve, make it a complete U turn
DARTFORD BRANCH AND THE PROGRESSION TEAM. I have to say that the initial Sales process was professionally handled and straightforward with plenty of viewings and a quick sale, shame it was to a Robinson and Jackson recommended client who had sold thru’ them thus doubling their potential profit. This purchaser was one of five who offered the same amount but was pushed hard by the Estate Agent. Unfortunately after the offer was accepted the buyer disappeared for four weeks - not paying for the searches and stalling the process before it began. Only when I queried the delay and rejected the buyer was I warned about her habit of visiting your home uninvited.
A second buyer was recommended, due to a deadline imposed by my vendor of 15 December - remember that date as we will come back to it later. The initial process started well with assurances that the date was realistic but things began to stall. The USP for R&J had been the Progression Cell who I was told would consistently monitor and hasten the process. Imagine my surprise when I discovered that this meant they would call me and ask me to speak to my Solicitor to hasten things, especially when R&J recommended the company and received a referral fee for her being appointed. There were also many occasions where I would ask if hastening emails or calls had been completed to be told that such things were not within their area of responsibility. As we came to mid December and the required date became increasingly unlikely imagine my surprise when the Progression Team let slip that the sale/purchase had not been been actioned for two weeks and that there was no explanation why. After this the file, which took around a week to transfer - obviously not electronic - was transferred to the Branch Manager, well, this was where the fun and games really started, I will say nothing here that I have not previously stated verbally to both the Branch Manager and his Line Manager such as “I do not believe a word that comes out of your mouth”. If half truths are your bag then this is the selling agency for you but I can categorically state that I would not touch this company again. All in all, I ended up doing more progression of my sale than the agents did and the timescale that R&J stated was entirely feasible proved to be anything that they could attain.
I said earlier to remember the date of 15 Dec - the sale/purchase which were agreed in October consisted of a chain of only 3 properties (the first being a cash buyer and the last an empty property) eventually got over the line on 04 March - a delay that sits with one organisation and that was the estate agents.
Now that the process has been completed I can look back and realise the amount of stress that was caused to myself and my wife and how much we paid for something that I put far more time and effort into than the company that was being paid handsomely to handle on our behalf.
If you are entertaining the idea of appointing Robinson & Jackson to sell your house don’t. You will be told what you want to hear, promises will be made that will not be kept and excuses will be made for all eventualities. You will find life a lot easier looking for a better Estate Agent who will do what they should and you will not have to pay for a service whilst do the work yourself.
Tracy at Swanscombe Branch
Tracy, the Sales Progressing Manager at the Swanscombe branch, really went above and beyond. She provided me with regular updates and made sure I was aware of any relevant details as my case progressed. She helped to make my first buying experience smooth and a lot less stressful than it could have been!
COMPLETELY UNPROFESSIONAL
I was the buyer of a flat marketed by them. They delayed everything so much, gave incorrect information about the lease and service charges, and mistakenly copied me in on an email from the manager to a colleague saying I was mad and to ignore me. I was mad in that I was mad about the lack of service or any professional standards at all, which nearly lost me a good buyer.
Swerve!
Really inadequate and incompetent service from these guys. From a tenants point of view, they will forget about you as soon as they have your money.
We did not receive an inventory until after we moved in and for which after emailing several times to highlight some major issues, never once heard back from anyone.
In short, it was a huge mistake to go with Robson Jackson; but such mistakes are there to be learnt from. Don’t make the same mistake we did!
The woman who showed my partner round failed to highlight there was no fridge or freezer, that the electric meter is on a stick (in 2021!?) there is damage to the property as well as previous tenants belongings which would lead to the obvious conclusion that the property was not professionally cleaned before hand.
All in all, this move has become a total nightmare and one that I wish we had not had made.
We had been let down by several other agents before hand but I would encourage you to do your research and find a better set of agents who can offer you basic support i.e: courtesy to at least respond to your emails!

Avoid Robin Michael Jackson
For sellers and buyers alike, please avoid this Michael Robinson Jackson
letting agent like a PLAGUE. By default, I avoid writing reviews as I understand people can have off days but this is
Simply unprofessional, incompetent and self serving by this letting agent.
Booked a viewing request via zoopla, got a call from one Joseph in the
Gravesend branch who told me that the Mortgage Illustration that I had
given them previously in order to view a propety shows my funds is insufficient to meet the asking price of the property.
The Joseph guy simply did not read through the Mortgage illustration to understand it
clearly before calling me because to view a property advertised by Robinson Michael Jackson (RMJ), you must show them agreement in principle
which in itself is foolish and should be unlawful and no basis for it as there is no law to that effect in the UK.
Back to the point in fact, I forwarded him another agreement in principle which he says
has ran out and I said well, it shows you I can afford what you are asking but the guy
insisted I should get him an up to date AIP so i came off the phone, checked through the
Mortgage Illustration and rang him back to clearly explain to him what the Mortgage Illustration
outlined as he did not take his time to read through the Illustration after which he put me on hold to several times
to check with his colleagues. You won't believe after seeing that he was wrong, he started
asking for proof of funds to which I told him if he's trying to see my bank statement just
to view the property, that would never happen. He went to their rehersed line that the vendor
wants to see all those information to which I said if that's what RMJ and the vendor wants,
it's not going to happen and that there are other properties on the market to view
without going through this hassle just to view a property. The guy puts me on hold, came back again and tried to phrase it again
and I told him I won't be giving him those because all they wanted initially was AIP and now
he wants more to just view the property. To make everything worse after he noticed I wasn't
going to give in to what he's asking, he then said they don't know when the viewing will begin as they don't have access yet to the property
to which I said, you should have told me all that from the beginning that you don't have
access to the property to commence viewing but we've gone through all these for you to tell me
that you want to put me in a viewing list when you have access to which you have no clue. My take to people is
to avoid this Michael Robinson Jackson like a plague for both Sellers and Buyers. All I see is
a letting agent that is in for itself and not the vendor and obvious no proper idea of customer
service toward their customers in the form of the potential buyers. Before I forget, I had to step out of the office
to make this call in the cold so you can understand how annoying it is to provide all the information
the guy needed and then be told, we don't have access to the property yet but when we do, we will put you
in the list of people to see it. What a sham of a letting agent. Any vendor listing or letting through RMJ,
if you can speak or show the potential buyer the place yourself, do it and be open to share your contact
with buyers especially if you want a quick sale as this guys will keep your property on the market
just to get traction.If you must adverise through RMJ, don't use them as the sole agent. This experience for me is so annoying as I recently tried to view
another property advertised by a different letting agent and one of the agents called me and said, I will take
your name down and let you know when we have access to the property as the vendor is away. That was nice and easy,
no controversy at all but RMJ wants to know when you wake up and go to bed before they show you the property.
The government need to look into this issue with letting agents asking to see people's bank statement/AIP
before viewing. These are people's information. If I am not making an offer, you shouldn't be asking for it
and I get it, someone might be saying they only want to see serious buyers to which I say, if every business
in every sector operates like this, they will run aground in not time. It's part of life that someone might
ask to view and change their mind but they should not be forced to show personal information just to view a property
that the letting agent use for the statistics. By the way, if you've ever given them your information,
you can ask them to delete it according to the GDPR regulation.

You say I have sold cash in the bank they say it’s 10 days before you can view
I guess unless you want a mortgage with them they don’t care
Strood seams to be run by youngsters who haven’t got a clue and property

Feel sorry for the people selling they don’t know that people want to view and are turned away because it doesn’t suit them to show property
