Horrible
I had a difficult experience with the Belvedere branch.
I found a buyer with them, and my house was taken off the market at the end of March 2024 while the mortgage application was being done. I was told on 30 April that the application was unsuccessful. However I was informed by the buyers directly that the result of the application was known on 17 April, and that RJ were informed immediately. They sent me the relevant emails.
I asked RJ three times (George Bontof, Charlie Greenaway and Amanda Wade) prior to 30 April if they had heard about the application and Bontof and Greenaway lied to me by telling me that they had not, and Amanda ignored my question. I phoned the branch towards the end of the month and someone else answered. I asked about the application and the person who answered was away for a long time and sounded very embarrassed when he came back and said that they hadn't heard yet. Bontof is the manager and apparently he told his staff to lie to me.
I was told that the buyers did not get the mortgage because the husband had been in the UK for less than 2 years. I questioned that as clearly they would not have received an agreement in principle if they did not meet the lender's criteria, and the lender would not have done a survey. I phoned the lender to check this. RJ did not answer my question and instead told me something else that was untrue, i.e. that the reason was because of a problem with the husband's visa.
Prior to the buyers making the application I asked RJ in writing to make sure that the lender was one who would lend on ex-Council houses in low ownership blocks, as I already had a previous sale fall through because a buyer could not get a mortgage. At the valuation, Bontof had said that they had a 'panel' of specialist lenders who would lend on this type of house.
I also asked Bontof on the phone about this. He said that they couldn't approach a specialist lender until they had a definite sale figure but would make sure that they found a suitable lender after that. I said that they were supposed to check in advance whether a buyer was able to get a mortgage but he became upset by me challenging him and began to speak in a high pitched, squeaky voice so I just had to leave it.
They did not ensure a suitable lender and instead allowed the buyers to apply to their original lender, which the surveyor told me had a known policy of not giving mortgages for houses like mine. Indeed the buyers told me that the application was refused because of the house being ex-Council in a low ownership block, contrary to what I was told about the reason being a problem with the husband's visa.
My house was off the market for the whole of April, when there was never any chance of the buyer's mortgage application being successful. I told Bontof what the surveyor had said about the lender's policy and he just said 'It'll be OK' and put the phone down.
They negotiated with the buyers about the sale price without even consulting me, and then Bontof spoke to me in a manner which I found upsetting as it verged on being aggressive.
He basically told me that I had to accept what they offered because if I had been going to get other offers I would have had them by now. That was not true, as of course new people can start to look for a property all the time.
They ignored a lot of emails that I sent.
No memo of sale was produced.
A board was only put up a long time after the house went on the market.
They overvalued the house and I had to ask for the price to be lowered after only 2 weeks.
The way that Bontof pretended to be nice when he valued the property then, once I had signed up for 16 weeks, behaved in a very different manner, was a truly horrible thing to experience.
When I made a complaint (after I found out about the lies) they behaved like a child having a tantrum and took my house off the market immediately. Two recent viewers had said that they were going to offer and I was in the process of arranging a viewing for the next weekend. So they were willing to risk losing a fee of 1,000s of pounds just to cause me inconvenience.
After first discovering about the lies etc, I tried to obtain some help from one of the partners, James Corven, in accordance with their complaints procedure. Instead of helping he forwarded my message to Bontof, who I was complaining about.
Later, I made a formal complaint to him. He responded in a very rude way and just ignored all the points and said that he agreed with Bontof's response, which didn't make sense as all Bontof did was take my house off the market.
He sent me some extraordinary emails.
Then another partner called Jack called me and said 'What is it you want from us?' He didn't seem to understand that if a person makes a complaint they want to get a response.
Finally, they recommended a really terrible solicitor, which I used when I finally sold a year later.

Fake Reviews, Unsafe Conditions, Emotional Damage, and Theft – 2 YEARS OF HELL with Robinson Jackson
My experience with Robinson Jackson has been nothing short of traumatic. I am a vulnerable tenant who endured over two years of uninhabitable living conditions, including repeated heating and hot water failures, life-threatening electrical issues, and complete disregard from the landlord and letting agent.
Despite doing everything correctly — paying on time, cooperating with inspections, chasing repairs, and documenting every failure — I was subjected to humiliation, gaslighting, and eventually a retaliatory eviction after raising a formal complaint.
To make matters worse, they withheld my deposit, despite clear evidence that the supposed “damage” was either fabricated or caused after I had vacated the property (including a mirror that was damaged AFTER I left and council-collected rubbish I had booked for removal). They have also refused to take accountability for the thousands of pounds I lost due to time off work, inflated energy bills, and emotional stress caused by their negligence.
Their online reputation is equally alarming. After noticing they have a near-perfect 4.9 rating on Google but only a 3.6 on Trustpilot, I dug deeper. I noticed what looked like a copy-paste error, where the company accidentally posted a customer’s review as their own reply. Whether a genuine mistake or not, it raises serious concerns about the authenticity of their online feedback.
While I hope that was a technical error, the pattern of manipulation and dismissive behaviour I’ve experienced — and that others have clearly documented in their negative reviews — speaks volumes. I strongly believe the positive reviews don’t reflect the reality many tenants face.
I am actively pursuing legal and formal action, and if you’ve had similar experiences, I encourage you to speak out too.
PLEASE pay attention to the negative reviews — they are the only genuine ones. I wouldn’t wish what I’ve endured on anyone. Proceed with extreme caution, or better yet — steer clear.

Went for an appointment to view a house in Erith and the agents didn’t show up. I have traveled for than 2hr on a Sunday for this! Absolute disgrace!

I've had a very mixed experience with Robinson Jackson lettings. On the positive end they are generally easier to get hold of than other estate agents. On the negative end, they promised things that weren't delivered (photos of flat inspections etc). They also wash their hands of issues when you raise an issue and leave it to you to sort out. I left the relationship with them feeling like I wouldn't choose them again
Had a very poor experience
Had 0 viewings entire time then switched and had viewings and offers within 2 months. Even if grace is given here, though that is their main role, it was the complete lack of service that gives this rating. This included; no updates the entire time, originally saying the would cover something and then without telling me not following through with that, not updating my listing with a request i made twice, not telling me a potential viewing had cancelled, not honouring the end of my contract and claiming they hadn't heard from me (fortunately I had the email chain) and finally, adding a viewing that never happened to my termination letter.
Rainham Branch …. Truly amazing
I just put my property on the market with Robinson Michael Jackson, Rainham and Learna attended initially for discussion. She told me exactly what was going to happen and when and, as promised, she started the process. She acted in a very professional manner at all times. She attended a second time with her colleague Dan who was going to manage the open house. On the day of the open house Dan attended, he looked extremely smart and put me at ease. He took his shoes off to encourage viewers to do the same which I thought was really kind. The day went well and we had an offer the next day.
Both Learna and Dan are amazing ambassadors for RMJ, they dressed very well and they spoke very well putting us at ease and managing our expectations at all times. RMJ are lucky to have them and I hope that the process continues just as well with their two colleagues who are now managing the sale.

Absolutely terrible agents…
I mostly dealt with the Northumberland Heath branch and they were absolutely disgraceful. We were charmed into listing our property with the dartford branch with the promise that it would go in our favour when viewing other Robertson Jackson properties. I had to constantly chase on the sale of my property, they didn’t seem to put any effort in until the contract was up and I enquired about taking it off the market with them.
We viewed multiple houses with them and on one occasion our offer was ‘conditionally accepted’ along with 2 other people’s offers also being accepted and was told that it would be a race to survey and whoever booked a survey in on the house first would get it. We got our survey booked in first, however by that point we were notified that the sellers did not want to go with us. Why were we not told this before now? We said we would like to up our offer to the agent, but he didn’t even ask what our counter offer would be, he just advised us that we were not successful. It seemed a little odd that he didn’t ask what our offer would be. The buyers that were successful on that property were also listed with the Northumberland Heath branch…
On the property that we were successful in buying our offer was accepted. Rather than taking the property off the market or changing the listing to SSTC, they kept it listed and said it would only come down once we had booked our survey in. They had also later told us that they had booked a second viewing in. Luckily our survey was booked before the second viewing could take place.
I also tried to pass some nice feedback onto the people we had bought the property from as this was a probate property but no response. I guess not interested now they have their fees.
I would absolutely not recommend Robertson Jackson to anyone, so many nicer agents out there.
Ennis and libby amazing
Used r&J to rent a property in Maidstone area, my experience from start to finish has been nothing but bliss. The pair who have been handling my application ( libby and Ennis ) have been absolutely amazing, couldn’t fault them if I tried. Based off previous experiences with attempts to rent, this company has went above and beyond and managed somehow to get me a property within 3 working days! If you’re looking to rent somewhere use these guys, they make other companies look clueless.
Instructed RMJ to sell my mums property…
Instructed RMJ to sell my mums property earlier this year and following a quick sale. I was subsequently kept up to date by Kay and her colleagues on how things were progressing in a timely and efficient way that helped me explain the process to my elderly mum and made for a very positive experience.
First time buyer great experience!
Bought my first house from Robinson Jackson Gravesend branch. I cannot fault them in their help and support during the time of the buying process. Buying a house is stressful enough as a first time buyer but this branch help give me clear instructions in each step of the process. It did not help as house was part of a 4 part chain but i received calls weekly and emails to help reassure me the process was still being followed through. Also were prompt with answering any queries i had and if i was unsure what would happen next, they clearly explained the process.
Special thanks to Tammy. From the very beginning, she went above and beyond in every possible way. Tammy was incredibly responsive, always available to answer our questions, and kept us in the loop at every stage of the process. Even went above and beyond chasing documents with our solicitor and buyers solicitor to ensure the sale was proceeding.
Tammy’s commitment and dedication are unmatched, she truly had our best interests at heart and made us feel like her top priority. Even near to exchange we had booked a holiday and was worried about delays as it was already delayed by the 3rd party in the chain. Tammy gave clear and good advice on what to do and what to expect during completion so we could go on holiday relaxed and reassured it would all go ahead.
If you’re looking for an agent who is reliable, knowledgeable, and goes the extra mile, I can’t recommend Tammy highly enough. I would like to mention her colleagues who also helped during the process such as Nicola and Jo who also helped sending updates and moving the process along.
They even held the keys for me till i came back from Holiday and promptly handed them over so we could move in. I would not hesitate to use them again in the future whether it would be selling or buying.
