Marh H help me a lot to fix my bathroom

Been with YPP since September. Great company. The events they put on are amazing and the customer service is alo very good. I had some maintenance problems but they sorted them quickly - highly record this company.

The christmas party was really fun, nancy was really nice and helpful!

This is a review for Live Oasis Merrion Street Gardens. I have been living here since the building opened in Feb 24, and all YPP has done is fed us lies. We were informed from the start that the social areas and main entrance would be completed and open within a month. Then told it would be open in September, then November. Only in December has work been made (but it is not yet usable and no alternative was offered). This whole time, we have had to use a side entrance which is not 100% accessible. There has been no inside security and concierge as it claims on the website. Additionally, some flats have only just been completed in November.  

I was initially drawn to this place because on the YPP website it said that they will be offering the ‘Grab N Go’ breakfast for residents living here. YPP has slyly removed this from their website. I have screenshots to show this.

The company overall is terrible at communication; they will show up unexpectedly, do not take maintenance issues seriously (there have been multiple issues with cheap fittings and mould), and fail to communicate important things to us. They seem to prioritise their other accommodation St Alban's Place more.

I cannot wait until my tenancy ends, as I, just like all the other tenants here, are paying a lot of money for false promises that we have not be able to use.

Constantly ignoring our issue. They have held the deposit for 3 months past the move out date and no sign of cooperating. Have a thorough report on the move in date of marks on walls, broken TV, Hob not able to heat up fully, stains on mattress, damaged seals on the windows. Only repair work was the TV replaced and the Hob, they then try to charge you for the rest moving out! Despite having photos of the existing damage at the start of the tenancy.

Can’t speak to them via phone. They take weeks to reply to emails. No sign of cooperating over a dispute of the obviously unfair fees.

We are trying to be very reasonable with them and have mostly been treated rudely or ignored and told to pay for damage caused by the previous tenant. Avoid YPP if you can.

The maintenance team at YPP are pro active and responsive to any of the reports I’ve requested.

A Warning to Anyone Considering Renting with YPP

Our experience with YPP was nothing short of appalling. From the moment we arrived, it was clear that the property had been left in a deplorable state, and their standards as a letting agent were nonexistent. Under the bed, we found a gun bullet, condom wrappers, personal files and photos of a man’s face, and even a disturbing drawing of a marijuana farm. The floor was caked in muck so severe that kneeling to clean left mud on our knees. It was disgusting and unacceptable.

The fridge was rotting at the back and completely unusable—it had to be replaced. The mattress was another nightmare, with springs poking through, making it unfit for human use. The apartment was far from habitable, yet we moved in and, despite the state we found it in, were model tenants. We never missed a single bill, took care of the property, and left it in a far better condition than we received it: spotless, damage-free, and ready for the next tenants.

Instead of appreciating this, YPP decided to dispute our deposit upon move-out. They claimed a cleaning company needed £110 to clean the apartment, a completely ludicrous suggestion given how thoroughly we cleaned it before leaving. They even attempted to pass part of this charge onto us. When we reached out to dispute this, we were faced with their pathetic excuse for a 'complaints department'. Wow, they were truly truly awful. They refused to speak to us directly when we called the office, instead insisting we could only communicate via email. But this was a complete joke—emails were either ignored or took weeks to receive a response. The lack of professionalism and accountability was staggering.

After months of back-and-forth with the TDS (Tenancy Deposit Scheme), between August and November, they ruled in our favour. We were awarded a full refund of our £250 deposit, but the process was unnecessarily stressful, lengthy, and avoidable had YPP acted with even a shred of competence or decency.

I strongly urge anyone considering renting with YPP to think again. They are a deplorable company that takes complete advantage of younger people trying to start out in life. Their complete lack of standards, their disgraceful handling of complaints, and their appalling treatment of tenants make them a letting agent to avoid at all costs. Do yourself a favour and rent elsewhere. Don’t let them take advantage of you the way they tried to with us.
