Pound House was stunning. So well equipped and spacious. Our host James was very friendly and answered any queries right away. We enjoyed the garden, pool, sauna and hot tub. The house is within walking distance of the village with pubs and shops there.

Excellent service from start to finish

I'll be honest — organising a trip for 12 people in their 40s and 50s is like herding cats. Everyone has an opinion, half the group wants countryside peace, and the other half wants things to do. Fuzzy Orchard somehow managed to satisfy the lot of us.
The booking process was surprisingly painless. I'd half expected the usual back-and-forth with a call centre, but the Sleeps12 team sorted everything quickly and clearly — even when I rang with a fairly silly question about bed configurations. No faff.
We arrived on a Friday evening, slightly frazzled from the drive through Somerset, and within about 20 minutes the stress had completely evaporated. The lodge is tucked away in a proper valley — genuinely quiet, which as you get older you start to actually appreciate. Saturday morning I had a coffee on the terrace before anyone else was up and just listened to nothing. Lovely.
The facilities are genuinely impressive without feeling over-engineered. The indoor pool became the unofficial social hub — someone was always in it. On the Saturday night we did the hot tub under the stars with a bottle of wine, which sounds like a cliché but was absolutely brilliant. The BBQ lodge got good use too despite early spring - someone insisted on doing the full cook-up regardless of the temperature.
The games room saved us on the rainy Sunday afternoon, and nobody argued about what to watch because there was always somewhere else to go.
In terms of value for money, once you divide the cost across 12 people and factor in what you'd spend on hotels, restaurant meals, and entertainment separately, it's really not comparable. Everything's in one place and it's all yours.
Definitely coming back!

Perfect location and fun facilities for our 3 generation celebration.
It's not 5 stars only because of an unexpected repair that the owner sorted out while we were there.

We have used Sleeps12 a few times now and have always been more than happy with them.
Once again we picked a different house to celebrate our son’s 40th birthday with family, we did have a great time.
We ate in most nights and there is everything you need, ie plates, cups and pans to feed a family of 14 ( that was how many were in our party ) kitchen wise.
The bedrooms are lovely and big and the bedding was spotless.
The house is in a beautiful location.
The indoor swimming pool was lovely and warm but the tiles around the pool do need a deep clean.
Also the settees, especially the arms could do with a good clean, as they are very badly stained. I have left feedback with Sleeps12. Once these things have been resolved it would definitely be worth a 5⭐️ or more.
We did have a lovely time and would not hesitate to use Sleeps12 for our next celebration.

We booked Kennard Hall through Sleeps12 for my father’s birthday celebration. Unfortunately, the property fell far below what was advertised, but even more disappointing was the way Sleeps12 handled the complaint afterwards.

During our stay, we experienced multiple serious issues including:
- A freezing cold house where we had to buy our own wood to stay warm as the owner refused to supply any
- Heating and hot water failing during the stay
- A swimming pool that was advertised as heated but remained cold throughout, and was therefore unusable
- A non-functioning Aga, broken oven, and an unsafe kitchen setup
- Dirty kitchenware, rust on utensils, stained broken furniture, and a bug infestation in the house
- Hot tub jets not working properly and sand in the hot tub
- Cinema room speakers not working
- Pool table did not return the balls

We escalated the issues to the owners, and while some minor issues were eventually addressed, many concerns were dismissed outright.

What shocked us most was Sleeps12’s response. Rather than helping to resolve issues and take accountability for poor advertising, they attempted to justify the poor experience by breaking the cost down to “per person per night,” which completely misses the point. We booked and paid for a premium exclusive use property for a special family occasion, not budget accommodation. One of the final frustrations of the stay was being instructed to strip all of our own beds before leaving the property. For a £7,400 “premium” holiday home experience, this felt completely unreasonable and honestly summed up the overall standard of service we received. We have stayed in large holiday homes for over 15 years and have never once been expected to do this. Even budget accommodation or other standard hotels do not expect guests to remove bedding at the end of their stay. When combined with the cleanliness issues we encountered on arrival, it felt particularly inappropriate to be asked to assist with basic turnaround duties despite paying a substantial cleaning fee as part of the booking.

Despite marketing the property, taking payment, and handling the booking, Sleeps12 ultimately positioned themselves as “just an agent” and refused to take responsibility. Even though several aspects of the property were simply not as advertised. One example was the “soundproof” bar, which in reality had no door, so making any claim of soundproofing was completely misleading. Combined with the unusable Aga, cold swimming pool, and multiple non-functioning amenities, it became increasingly clear throughout the week that the property did not reflect the premium experience presented in the listing

Kennard Hall is in a beautiful location, but the standards of both the property and customer service fell significantly below expectations. Based on our experience, I would strongly caution anyone considering booking through Sleeps12, they’ll happily take thousands of pounds from customers for so-called “premium” properties, but when things go wrong they reduce your £7,400 booking to a “per person, per night” calculation to downplay legitimate complaints, hide behind terms and conditions, and distance themselves from any real accountability.

Very impressed with the whole cottage experience,from the very efficient booking system with regular updates and reminders to the actual property. Lovely accommodation, suited our group of 4 generations very well. Very well equipped cottage with spacious bedrooms and comfortable beds. We all loved the pool and children spent lots of time on the trampoline. We used Gayla's select catering company and found her to be very friendly, professional and efficient, excellent food. Would love to repeat the whole experience again very soon.

Sleeps 12 were great to deal with. Very responsive and helpful and super friendly. Fantastic choice of homes, easy to use website and all fees clearly laid out.

Beautiful Accommodation with the added benefit of a separate cottage. Which worked so well for a 40th and 70th Family Celebration for three generations! The Swimming Pool and grounds were great as well! Thankyou for allowing us to use your lovely home.

Wonderful property. Suitable for a range of ages. Lots of space, plenty of fridge space and 2 dishwashers and lots of ovens.

We had the most amazing stay! Everything we needed was there, we literally didnt need to leave. House was absolutely gorgeous & spotless. So was the swimming pool & hot tub.

A few very minor issues - no remote control in bedroom 2 & the toilet in bedroom 3 had a constant drip.
The electric car charger was also very slow, would have taken 48 hours to do a charge up to 80% but honestly minor in the big scheme of things.
There is only one PlayStation controller and no charger for it.

Have recommended to family & friends and would go back tomorrow if we could!

Really loved returning to stonehayes farm, everyone there is lovely and it’s such a beautiful place!! This is my 5th time using sleeps 12 and it’s such a good experience and high quality holiday homes I’m sure to be back again! Thank you!

After a 5 hour drive we arrive at our accommodation to be told the water does not work for more than an hour before the pump trips out. Apparently the owner tried to call but we had no missed calls or voice mails. He also said he tried to find alternate accommodation but was unsuccessful. Was told we can stay or get a full refund. All well and good when you don’t have 6 children one with disabilities to think about. We decided to stay and get the pump reset whenever it tripped which wasn’t fixed until the Wednesday evening of a 4 night stay. So we were left without water from most of the trip. On top of that, the doors on the pool didn’t open and the front foot didn’t lock. We requested some sort of refund, I do not expect the whole lot as we did stay, but was told that as we stayed, we wasn’t entitled to anything. I steer well clear of this company and if you do decide to use them, stay well away of the accommodation in Taunton. The owner was complete unconcerned with our issues as he was in Wales.

And the “facts” you have mentioned are all in this review. It is all factual and correct and the answer from sleeps12 is that nothing can be done. Terrible service.

Stayed at Churchill 20 in Somerset for my 30th birthday and all I can say is wow! Property is even bigger and more beautiful in person, and is so well equipped with everything you could possibly need. There were 15 of us and we all had plenty of space - en suites in all bedrooms too. Beautiful view over the fields. Spa and pool lovely and relaxing. Anthony, the host, was so helpful and showed us around and explained how everything worked. Tom was also super helpful and friendly. Thank you for a truly wonderful stay and for the homemade lemon drizzle cakes which were delicious! Would 100% recommend Churchill 20 and sleeps 12 for any big family/friend stays.
