The booking agent helped suggest a great location.

When I struggled with availability for a suitable property/date for a family celebration a representative offered to search for some for me. One of their suggestions was perfect for my planned event and resulted in a fabulous weekend get together for 18 family members.

The house was clean and the house manager was so helpful. Our shopping arrived before we did and the house manager kindly arranged to have them collected and kept in the house on our behalf. We made a lot of beautiful memories for my 30th birthday at Withymans and I am looking forward to visiting again.

Excellent facilities and the owners Kate and Tim were so helpful - they would come and sort out any issues we had within a few minutes. A very beautiful cottage and everything is well catered for us 16 ladies. The kitchen was very well equipped all round. The spa facilities were excellent too. We will definitely be coming back again.

We had a wonderful few days at Coat Barn in Somerset, just perfect for a mixed age family get together
Facilities safe & spacious for both children and adults
Plenty of things to do & see in the area
Will be using Sleeps 12 again I am sure

The house was lovely but in retrospect maybe not so suitable for us. We had 2 small dogs and I hadn't realised they could not go upstairs which meant somebody had to be downstairs with them when everybody else was upstairs. This defeated the object of the holiday as I wanted everyone to be together to celebrate my 80th birthday. I paid enough for the dogs to be there.
Also I would suggest that an outdoor shower is installed next to the hottub. As we had to shower before going in it I had a very heavy fall in my bathroom as it was very slippery after showering there. I really hurt myself.
The family loved the games room and the furniture upstairs and the beds were very comfortable,
A minor detail which didn't affect me for only 3 nights, but people staying longer might be affected- some of the bedrooms had no wardrobes.
We did have a lovely holiday but the issue with the dogs marred it a little.

Lovely house in a beautiful peaceful location.

A stunning location, beautiful house, with comfortable bedrooms, fully equipped kitchen, dining room & lounge areas.
The addition of the games room & of course the indoor swimming pool makes the venue an excellent choice for all seasons.
I would say that the photo of the outside seating area needs updating as there is now rattan rather than wooden furniture.
Along with a football, we brought a net for the garden with rackets, shuttlecocks & soft balls.
We also packed petangue.
These enabled both adults & children to make good use of the garden.
The swimming pool does shelve very quickly & a caution marker would be welcome.
In the kitchen, we noticed that a knife was missing from the knife rack.
A tray for carrying hot & cold drinks would be useful.

The space, cleanliness, facilities, staff all top class. Would have no hesitation in using sleeps 12 again.
Our holiday will never be forgotten.

We thoroughly enjoyed our stay at Coat Barn, it’s impossible not to with all the thought and effort that’s gone into making it a special and memorable place. Caroline was an exceptional host, who went above and beyond in assisting us. We were a family group of 18, celebrating our daughter’s 16th birthday - we loved the pool, outdoor space, and large communal areas in particular. We would thoroughly recommend booking Coat Barn and hope to return one day!

Sleeps 12 has high standard properties with great facilities, communication with customer service is excellent, would definitely recommend

Very easy to book with Sleep12 and any questions were quickly answered . Good communication through out the booking with reminders about payment dates, and information about house rules.

Will definitely use you again

"We booked this stunning mansion to celebrate my sister's 60th birthday with a group of ten, spanning several generations, and it delivered on every level. The house was beautifully decorated throughout, with spacious rooms that meant everyone had their own comfortable space to retreat to at the end of the day. The beds were really comfortable, which always matters!
We really enjoyed time together around the pool and spa, and loved having our meals in the dining room.

Set in the most gorgeous countryside, the whole property has a sense of peace and space that's hard to find.
The owners were warm, friendly and easy to communicate with, which always makes such a difference.
We created memories here that our family will talk about for years. If you're looking for somewhere to mark a big occasion with a large group, this is it — look no further."

Fantastic roomy house. Ideal for our family get together.
However the attention to detail was a little lacking.
Some dodgy sloppy paint work. Kitchen a little tired in places. Blinds/sunshades needed in the dining area.
Also more clothes hangers or wardrobes in bedrooms would be useful.
All of the above did not spoil our enjoyment.
Cannot fault the lady who greeted us. She was so friendly, helpful and replied very promptly if we had any needs regarding our stay.
Many thanks

Just back from another amazing stay, our 5th now using Sleep12. Always lovely properties and great customer service by the owner and the office. Thank you.

We had an amazing stay at this beautiful house for our hen do weekend! The property was incredibly spacious, modern, and very well equipped for a large group. There was plenty of room for everyone to relax and enjoy themselves comfortably.
The house was spotless on arrival and decorated to a really high standard. The open living areas were perfect for spending time together, and the bedrooms were lovely and comfortable. The location was great too, making everything easy for our group.
Overall, it was the perfect place for a special celebration and we would definitely recommend it for large groups or hen weekends!

Hired this beautiful house for my daughter hen do and it didn’t disappoint, immaculately clean, everything you could need during your stay was available and the pool was a lovely temperature. We all had an amazing weekend.

Very helpful and informative. Made the whole booking process simple and easy
