Awful company who let their residents live in appalling conditions for years!!!! They should not be allowed to continue!
Bathroom tile, window replacement with mould surface cleaning.
The team did an absolutely fantastic job they completely cleaned out all the mould, replaced the bathroom broken tile and laid down with new panel beautifully also replaced all the windows that was bring cold in to the house. they were professional, worked efficiently, and left everything spotless. I am incredibly happy with the quality of their work.
Extract fan replacement
The young man who attended was very pleasant & did everything he could to make things safe until my extract fan could be replaced. Unfortunately that wasn’t at this first visit because he needed to find out if there was any asbestos present in my bathroom ceiling first. If there is then that will need to be dealt with before a new extract fan can be fitted.

My partner rang to report this morning spoke to an arrogant lady . My partner has a up coming knee replacement and finds us in a bath hard and will be impossible soon due to the operation.Even though this has been explained it’s , apparently, not relevant and given a date of 12 November as we still have hot running water .
I rang up myself and explained the situation and was told …. Get this ….. she could use a bucket under the hot water tap and have a strip wash ! I reminded the person on the desk this is not the 1920s and it would probably help if the was more empathy shown .
New kitchen
I would like to express my heartfelt thanks and appreciation to everyone involved in repairing my kitchen through Sanctuary Housing. I am absolutely over the moon with my kitchen and cannot praise the team enough. I am a very happy and grateful customer!
First and foremost, I would like to say many, many thanks to Manager Russell Gilbert. Russell is truly a man of his word. He is exceptionally professional, polite, respectful, and true to his commitments. It is refreshing to deal with someone who delivers on his promises. I am extremely grateful for his support and the way he managed the work. Russell, thank you for ensuring everything was carried out so well.
I would also like to give Paul the highest praise possible. Paul is incredibly dedicated to his job, a true perfectionist, and someone who takes great pride in his workmanship. His work is exceptionally neat, and his attention to detail is second to none. Honestly, I would rate his work at 200%! He reminds me of myself because I, too, believe in doing a job properly and taking pride in everything I do. Paul was polite, respectful, and professional at all times. His commitment to delivering such a high standard of work has genuinely impressed me.
His partner, Jeff, deserves just as much recognition. Paul and Jeff work extremely well together, and I absolutely loved the teamwork they demonstrated. Their cooperation, mutual respect, and willingness to work together made the whole experience a pleasure. It was wonderful to see two professionals working so harmoniously to achieve such an excellent result. They are a fantastic team!
I must also give special recognition to Alan, the electrician. Alan is absolutely incredible! He knows his job inside out and carries out his work with confidence and professionalism. He gives you the reassurance that you are in safe hands, and that is so important when someone is working in your home. His knowledge, confidence, and dedication really stood out to me. Sanctuary Housing, you really need to recognise what a valuable member of your team Alan is! He is a credit to your organisation.
Last but certainly not least, I would like to thank Antonio for his professionalism and polite manner. His contribution was greatly appreciated, and I am grateful for the part he played in ensuring the work was completed to a high standard.
These gentlemen are truly outstanding, and I cannot thank them enough. Every one of them demonstrated professionalism, dedication, excellent workmanship, and genuine pride in their jobs. Their work was neat, they conducted themselves professionally at all times, and they treated my home with care and respect.
My feedback is 1,000%! I genuinely cannot stop talking about how wonderful these gentlemen have been. It is not every day that you experience such an exceptional team. Their attitude, commitment, teamwork, and quality of work have made the entire experience a very positive one. They carried out their work with such care and dedication, and I truly appreciate the effort they put into making sure I was happy with the finished result.
Please pass on my sincere thanks to each and every one of them. I hope Sanctuary Housing recognises their hard work and the excellent service they provide. Employees like Russell, Paul, Jeff, Alan, and Antonio are a real credit to your organisation, and I believe their dedication and professionalism deserve to be acknowledged and celebrated.
Thank you all so, so much! I am absolutely delighted with my kitchen, and every time I look at it, I will remember the fantastic team who made it possible. You have exceeded my expectations, and I could not be happier with the result.
I am one very happy customer, and I am truly grateful to Sanctuary Housing for sending such a wonderful team to carry out the work.
Outstanding service, outstanding teamwork, outstanding workmanship, and outstanding people. Thank you from the bottom of my heart! ❤️
Was he a carpenter !!!! Was he f—- .
I had interior doors fitted by an odd job sanctuary worker I complained shocking workmanship inspector came round and agreed all doors due to be re hung in November . I was given £100 as a payment by sanctuary for the stress and inconvenience caused then they took the £100 back as I am a pensioner and get housing benefit and they had not received the rental payment from ECDC as they pay it every 4weeks and you have to be a week in advance that is what they told me so that means everyone who gets housing benefit is a week behind with there rent through no fault of mine ! Sanctuary have not replied to my emails so I am assuming that is the end of the matter after reading the reviews on here I had to put this on they are a disgrace I was told the guy who came to fit the doors was a carpenter 🤣🤣🤣🤣well Jesus was a carpenter - Apparently ! That has never been proved and never will be ! Perhaps he started on sanctuary 🤣🤣tenants get lied to and receive excuses all the time and to sanctuary I say check these reviews and 1.9 reviews rating that’s what most tenants think I personally think that mark is too high !!!
Great job
Didn't wait to long for someone to come do the job and it was done fast no mess young man was polite and knew what he was doing
DOORS REPAIRS, FAILURE
Reported front & backdoor problems for years to sanctuary!! Door drops every few months due to the design!! To heavy for the standard!! Had at least 4 floorings damaged due to this happening!! Sanctuary sends out a so called joiner to put a packer in and bigger screws, as if this sorts the problem!! Basically lasts a couple months!! Usual Sanctuary though, dont want to fix the problems, but quick enough to raise the rent price!!

I would give -10 to this company if i could. Where I live we have a street light that us not working. We are on a culde sac and surroubded by trees and ut is the end light that is not working. As a result it is pitch black and people have to use their phones to walk through the area. I have phoned Sanctuary to report it so they can contact the council to get it fixed. I was told i I WOULD HAVE TO REPORT IT MYSELF AS ITS NOT THEIR RESPONSIBLITY. SORRY BUT ITS YOUR LAND NOT MINE!!!!!!!!!!!!!!!!!!!!! The operator refused to put me through to the estayes department to discuss it with them. I ve reported you to the local housing ombudsman,MP and local radio and TV. You are putting your tenants lives at risk. I hope they throw the book at you.
Make sure the workmen complete the job
The staff on the phone 📞 line are very helpful but the staff that attend for the repair 👨🔧 are pretty useless and only do half a job, now they have to come out a second to fix my central heating as only some of the radiator’s are working and if they had done ✔️ the work properly then they would not have to come back a second time 🕰️
The only good 👍 thing they did was replace an old part with a new 🆕 part so at least they got that right 😜
Work done
I like the provisional workmanship but what i don't is being kept waiting all day long its not good, I understand that they have other people to see but maybe more workers should be hired that way people aren't kept waiting all day long, thank you for fixing the problem though good work

Shocking waiting times
The length of time to get jobs done is ridiculous no thought of there tenants when waiting on a job to be completed

After living with damp and mould for 5…
After living with damp and mould for 5 and a half years the housing ombudsman are taking action thanks to Aawabs law. I've already had to take sanctuary to the small claims court after I lost all the contents of my bedroom due to the damp and mould due to their contractors screwing the window shut from inside and outside after they removed the locking mechanism and handle which meant I couldn't secure my bungalow for years. I had environmental health out plus various surveyors as well as the housing ombudsman. Finally the window was fixed but the damp and mould returned. Surveyors came out again along with a roofing guy and the cause was nextdoor having so much junk and garden waste up against my bungalow and fence the water from rain was polling there. Again a few years of waiting still living with the damp and mould if not cleaned each day, until the housing ombudsman call me to know if my damp issue was resolved which it hasn't been. So after living with the damp and mould in my bedroom for 5 and a half years it's finally been sorted, now just the damp in the bathroom to be sorted due to sanctuary not repairing a leak for several months. Meanwhile the housing officer visited and has requested nextdoor move the piles of junk at the side of my bungalow as there are rodents living in their and coming in to my back garden. This has now resulted in the guy nextdoor giving me half an hour of vile swearing and verbal insults and abuse about me complaining about it. As there are rats there ( which the guy claims there isn't) the local foxes I film and feed are hanging around there as there are rats there. They scent mark there which he has gone mad about, I clean it up normally at 4 am each day which again he claims I don't even though it's recorded on my security cameras along with the half hour of him shouting and swearing at me. The mess has now gone and it looks much better but the guy is still aggressive towards me as he claims he had to use his rent money to pay to get it cleared away. The foxes are still scent marking there as that's what they do when they know there has been food there. I stopped feeding the foxes after the abuse from nextdoor but they are still marking which I'm still cleaning up early in the morning. Thanks to sanctuary for letting him have so much junk and rubbish piled up for the last 6 years I'm now at risk after the threats from Mr aggressive nextdoor. So many sanctuary staff have seen the piles of junk and taken photos over the years but still they allowed it to remain. Sanctuary only care about your rent account being paid up to date and certainly not about their tenants
Disabled woman left isolated in unsafe home despite repeated warnings
I am writing this as the authorised representative for my disabled mother, a long-term Sanctuary tenant.
Her experience has been appalling.
For years we have been trying to get serious repair and accessibility issues resolved, including unsafe external access, defective handrails, roof problems and water ingress. North Yorkshire Council previously made repeated attempts to get Sanctuary to act, including offering to facilitate some of the adaptation work themselves.
Sanctuary has now upheld both Stage One and Stage Two complaints and admitted numerous service and complaint-handling failures. Their Stage Two response specifically accepts that my report of active water ingress was received but was not properly owned or progressed.
The situation became serious enough that North Yorkshire Council independently inspected the property and served Sanctuary with a formal Improvement Notice under the Housing Act 2004, identifying both Category 1 and Category 2 hazards.
Despite all of this, communication remains extremely poor. Sanctuary has formally acknowledged that I am my mother’s authorised representative, yet I have repeatedly struggled to get anyone to actually engage with me or take overall ownership.
Contractors and surveyors continue to attend as though individual issues are new, despite years of inspections and reports. Most recently, an operative attended regarding the water ingress, said little could be done because it was not actively dripping at that exact moment, contacted Repairs and apparently raised the roof issue yet again.
Efficient and very friendly.
