My experience with My Property Box was extremely disappointing. Maintenance issues were consistently ignored or took months to resolve. The boiler regularly failed during winter, leaving us without hot water and heating. The front door lock remained broken for around three months before it was repaired, which was a serious security concern.
The communal areas were supposed to be cleaned weekly, but in six months I only saw cleaners twice. Although bills were included, they even switched off the bathroom radiator during winter because they claimed we were using too much heating.
After moving out, I remained liable for two months' rent and was also told I would have to pay around £400 to re-advertise the room if I wanted to find a replacement tenant sooner.
Overall, the maintenance, communication, and customer service were extremely poor. I would never rent through My Property Box again.

They were perfect up until getting us into a property. We rented a property through my property box that when it was graded everything seemed fine. We viewed the house which looked like it was going through minor renovations for the next tenants so we took it. When we moved in the house was still a tip the back garden still has the rubbish in it and we’ve been here for 5 month now. No hot water for 2 weeks and they haven’t even tried to sort it out. Handles falling off doors, side door leaking and every time I complain there’s not one bit of sympathy or sign of hope from them to get everything sorted. Every call handler palms it off. I would not recommend going through these.

I spoke to a Girl called Geri when I made an enquiry and from organising a viewing to getting the keys she helped me through all the referencing steps and tenancy agreement up to getting keys. She was absolutely amazing. Deffo recommend my property box

Do not rent from these scum as they do not care if you have any emergencies within the home you live in that need repairing and the landlord refuses to allow any work to be done majority of the time.

Wow. I really wish I had read these reviews before I signed up. The good reviews are from new tenants, the agent will ask you shortly after sign up to leave them a review while all is rosey. When I viewed the property and called to say I wanted it I was asked what was my best offer on the rent, I was desperate and paid way over the odds. From then on it's a nightmare. I reported repairs that were not fixed and blamed on the landlord with no resolution. The worst part is when you hand your notice in, they will try every way possible to keep the majority of your deposit. The communication is disgusting and so unprofessional. I'm going to fight all the way to get my money back.
The left had has NO IDEA what the right hand is doing
Too many people who have no idea what is going on. A property owned by my wife with a tenant who is not paying rent for several months.
They never return calls,
And now, speaking to somebody who says that the person who is dealing with it has no idea what the call is about, even though I have spoken with her several times.

My Property Box were probably the last chance saloon for my uncle. He had put his bungalow up for sale with about six other estate agents with no luck.
My Property Box managed to find a buyer in a very short time. The sale completed today and he couldn't be happier.
A great team who are super friendly and go out of their way to help. My uncle is in his 80's and needed a lot of support.

I bought a property managed by this company but felt they were too far away from the house and in fairness to my tenants I found a local letting agent who have been five star. Despite sending them my bank details for an outstanding payment I had to advise them again. How can they send a rental payment without a statement. Its now two days and still waiting for a statement and suspect there is an issue which they do not wish to share with me. Tried calling and referred to voicemail which is full.

Genuinely thankful for Samantha Ormrod for assisting us to secure a property from MyProperyBox. She is very responsive and went above and beyond to accomodate both the landlord and prospective tenants request. I am very happy with the overall transactions with this property management. Been renting for a while and I can say that this is the smoothest deal so far.
Disappointing service from Jesmond branch
My daughter moved into a rented flat along with 2 other students in Newcastle in September. It was managed by the Jesmond branch. It had a communal entrance accessed by a fob. When they moved in they were only given 1 working fob for the 3 of them, having been told one was broken and 1 hadn’t been returned from previous tenant. The company initially made no effort to provide them with another 2 fobs even though they had requested them. They were having to coordinate between them who had the fob each day -massively inconvenient. After a few weeks they were given instructions on how to use a telephone system to get in. It didn’t work reliably so that was no good.The estate agent kept saying it was the responsibility of the company who maintained the building and not them to provide fobs, whilst the maintenance company said they worked under instruction of the estate agent. It took lots of emails and telephone calls and then a formal complaint to get replacement fobs issued, taking over 2 months, which is disgusting service. In our experience they are incompetent and only work to complaint. I’d advise anyone else who has issues with them to keep a record of telephone calls and emails and if you don’t get your issue resolved satisfactory then make an in-house formal complaint first and if you are still not happy with the response then contact The Property Ombudsman. ( The complaints procedure is on the bottom of My Property Box website).

All these good reviews are fake made up mostly by staff and friends they should be avoided my mentally ill brother was left homeless and on the street after paying these people £200 deposit which he didn't get back my brother died this company is bad
Extremely unprofessional company
Arrogant company that doesn’t care one jot about the safety of the tenants. The staff is rude, obnoxious, unprofessional and, when running out of excuses, simply puts the phone down on you! Extremely unpleasant experience, will be avoiding them at all costs in the future,

Jesmond Branch - AWFUL EXPERIENCE, AVOID!
Jesmond Branch
No concern, empathy or basic care whatsoever for tenants from landlord and from property management.
We had multiple safety issues such as the back door not locking after we moved in, we had a rat infestation in the kitchen due to a hole in the wall due to property being not monitored. Rats were found in kitchen draws.
- The boiler/heating wasn't fit for purpose as there was no way of controlling heating. The gas safe record left at the property confirmed this.
- Boiler flue also appeared too close to the back door, which was not compliant in regulations.
- The gas hob had no labels on so couldn't control temperature.
- The entire bottom of the oven was scratched off and didn't feel safe to use.
- Microwave/toaster were both in terrible state
- Electrical test not provided, no PAT tests for all the electrical appliances.
- Property was not clean when handed keys to move in, but still charged as we left despite the property being in a better state then when we moved in.
- The house was majorly dirty as we moved in, thick dust everywhere, mattresses so dirty it was not safe to sleep on.
- We even asked for a clean initially after moving in because of the state of the property, which was refused. There was no way a professional clean had been carried out prior to us moving into the property, but they now expect some of our deposit to do a "professional clean", which I highly doubt given there consistent lack of concern for the state of the property.
- The track record showed that the property company let multiple tenants move into a property without a back door even being able to lock? Either they didn't even bother checking, or did check and couldn't be bothered/didn't want to source the money to solve.
- Property company requested a fee for "cleaning", out of the deposit, which we didn't agree with, so we challenged it. We got a concerning response: pictures with issues that were the same as when we moved in plus an invoice from a cleaning company.
- This 'report' was conveniently only provided after we challenged them taking a fee from our deposit.
- Upon further investigation, heavily researching the legitimacy of the cleaning company, there were absolutely no results for this cleaning company in the area, there was no website, Facebook page, or single result for this cleaning company.
- Even searching up phone number on the invoice showed absolutely no results, so did the name.
- I rang the number and the receiving end hung up on me abruptly.
- The editable excel document seemed very suspicious it was labelled invoice 101.
- Even the 'logo' of the cleaning company was just a calligraphy font easily made on excel, which I could easily replicate in seconds.
- Multiple dates contradicted each other on their invoice, suggesting that it could have been copied or edited from another.
- Ironically, the cleaner on the invoice was not the cleaner they provide as one of their contacts recommended for end of tenancy cleans.
- So, I'm left to assume it was a fake invoice which is so concerning, deeply unprofessional. Rather than fairly returning the deposit money, we are being fought with a fake invoice for a fraudulent cleaning bill, so they can take deposit money either for themselves or for the landlord, after providing no genuine care for months on end.
I'm just worried for the next tenants in that property. Personally wouldn't trust the company or the landlord we rented from again. Felt like complete scam at times!
