Honestly this was a great company to rent from. They were really friendly and helpful, and exceptionally accommodating of our large dog.

They really try to embody a sense of community in their properties, and they were clearly good judges of character as all the tenants were lovely as well.

Any issues were dealt with promptly. Our Property Manager, Agata Sungaila, was a genuine and lovely person and worked hard to answer our questions and solve our problems.

When the tenancy ended there were no nasty surprises and they even waived a few costs.

They are scammers,they stole my money!!!

Our experience with Folio has been excellent thus far. Our contact Charlie was timely, and very helpful in navigating the process in securing the property.

Brilliant experience with Folio!
I first dealt with Francis during the offer stage, and he was a huge help in getting the referencing started. When he had to go away, he left us in the very capable hands of Charlie. We ran into some issues with the guarantor process through Goodlord, but Charlie was incredibly patient, supportive, and always willing to help, even while managing other tenants. Both Francis and Charlie made the whole process so much smoother, and I couldn’t be happier with the service we received. Would recommend using Folio to anyone! Now we just can’t wait to move in and settle into our new home!

Over the past five years, I have been a tenant of one of this company’s properties and am astounded by the high ratings they have on Trustpilot. It is possible that my experience was influenced by residing in a less affluent area, where I felt a lack of concern from the property management.

Throughout my tenure, the intercom system remained defective, so I had to go up and down for simple deliveries (nice cardio lol :P). Property management often failed to respond to phone calls, emails, and general contact attempts. Furthermore, property managers were changing constantly. Repairs were undertaken in a rushed and subpar manner. Tbh, I would do a better job if the contract hadn’t prevented me from doing so. Even after the repairs, for example, mould patches persisted in the apartment. The apartment itself was constantly cold or hot (lack of proper insulation), and you were hearing everything. The property lacked CCTV, although they say it was working (stolen property from me). Main entrance doors were frequently damaged and never properly fixed.

Whenever I attempted to address these concerns, I had to contact their owners, the Nothing Hill Genesis, to even get a response. Their primary expertise appears to be in increasing rent, shareholder income, and managing late payments. Good for me, I have never missed one because they would probably send the Anti-Terrorist Squad lol :)

And at the end, I had to wait weeks for the return of the deposit because of their mess in communication. Finally, it took one smart person there to finish this in one call. She should be a director in this company.

The only reason I gave 2 stars is because the location itself was lovely. Everything else was questionable.

I would not recommend it unless something changes.

They are a scam, be careful with them. They will give you average apt, then at the end will keep your deposits, qnd bill you for decorations and everything else they can take from you. And pay 3x the rent after you leave.

Very appreciative of Folio. Great customer service and would highly recommend. Especially grateful for Kornelia, she was great and always responded quickly and efficiently with any questions or concerns I had.

Kornelia was very helpful and quick. She went out of her way to work out of office hours to ensure that we get the nessecary forms and documents in order to apply the same day. Every question that we had were answered accurate and immediately. Overall, very responsive and helpful, I would defenitely recommend.

I have nothing but praises with Folio London, especially with Kornelia who handled our letting process quickly and efficiently. I only had one week left in my previous tenancy and had a series of unfortunate events but Kornelia helped me get the property as soon as possible - a real life saver! Referencing checks was quick as well, it took less than 24hours.
