⚠️ THINK TWICE BEFORE RENTING WITH FOLIO. In my experience, issues were repeatedly raised and NOT RESOLVED.

I rented at Folio Kidbrooke from when it first opened and lived there for 2 years. Here is what I experienced:

1. Utilities
There were several occasions with no hot water, and sometimes no water at all. One November/December, residents had NO HOT WATER FOR SEVERAL DAYS. Many of us had to stay in hotels or use gym showers at our own cost. After a lot of complaints, Folio offered a few pounds in compensation, and only after days of waiting for them to agree an amount.

2. Car parking: DO NOT RELY ON VERBAL PROMISES
Parking was essential for me. Before signing, the sales representative told me they would be happy to arrange it if I applied. I applied after moving in and followed up dozens of times with both the estate management and sales teams. I received NO RESPONSE for two years. A few months before moving out, I finally got a reply saying there was a waiting list and I wasn't on it. When I asked how to join it, I was given no answer.

3. Moving out: A £170 FINE THAT WASN'T MY FAULT
Residents must ask reception to log their number plate for a temporary permit when moving out. I followed every step, and was told it was all sorted. A few days later I received a £60 parking fine. Reception told me their system had been down, so my plate was never logged, and that only the management team could ask the parking company to cancel it.

I wrote to management politely and followed up 5–6 times by email and by phone, including directly to the estate manager. I RECEIVED NO RESPONSE. Two months later, the fine had grown to £170 and I was warned of court action and a CCJ, so that left me with no options but to pay it, even though I believe the error was Folio's, not mine. I then raised a formal complaint and received an automated reply saying stage 1 takes 10–20 days and stage 2 takes 20–40 days. As of this review, I have had NO REPLY on my cancellation request.

4. Other concerns

- Anti-social behaviour late at night, including what appeared to be drug use in the estate, with no visible action from management.

- Very limited parking, so many residents parked on nearby streets knowing they risked fines.

Other long-term residents can probably confirm these points if you speak to any of them during a viewing.

What I'd like from Folio: an apology, a response to the issues above, and an explanation of how they will address the £170 I paid because of their parking system failure.

Wendy is great, easy process.

Extremely unprofessional and, in my experience, dishonest letting agency.

Folio retained my holding deposit despite me being transparent about my employment contract before referencing and offering a UK guarantor, whose details they even requested.

It felt as though they were looking for any excuse to retain my money rather than resolve the situation fairly.

Their professionalism was equally disappointing. I cancelled work to attend a viewing they had arranged, only for them to cancel just 10 minutes beforehand.

Despite repeated attempts to resolve matters amicably, Folio refused to reconsider its decision or refund my deposit.

Extremely disappointing experience. I would strongly advise prospective tenants to be cautious before handing over any money to Folio.

We had a great experience working with Rumon throughout the process of renting our new property. From the very beginning, he was really helpful, professional, and responsive, keeping us informed and supported every step of the way.

He went above and beyond to make sure everything was handled as quickly and smoothly as possible. Moving can be a stressful process, but having someone helpful and attentive made a huge difference and helped make our move feel much easier.

Wendy did not only straight away offer me a selection of stunning flats (within my budget and criteria) but also answered my many questions all throughout the process, assisted with arranging for my friend to visit the flat on my behalf and sent me multiple information packets, photos and videos.
Wendy also ensured I was settled in and happy with my new home.

Awful awful experience - they aren’t helpful at all and steal your money

Rumon Miah- made the process so easy and stress free , absolutely incredible speed to responses . From viewing to confirming the place it took us less then 24hr.
Remon worked overtime and kept me updated throughout the whole process, really appreciate his support especially that we had a very short window and needed to find a place urgently.

The Folio online system is great. Unfortunately we found it very insecure and stressful to work with Folio based on our experience, no matter how good the platform is.
The lady, Antonia Shurety, who did our service was highly unprofessional. Antonia made mistakes several times when communicating the previous tenant's move-out date, pushing us to move in one week earlier after we already agreed on move-in date&signed the contract. This cost us additional £500+ due to overlapping contracts. Then today, she falsely told us the previous tenant is still in while in fact they already moved out.
We would appreciate it if the staff can pay more attention to important details and be more responsive not only when they make a mistake.

Incredible service from both Francis and Antonia, made the whole moving process so smooth and easy. They were so helpful with all our questions and were incredibly responsive; in comparison to all the other agencies we spoke to who were an absolute nightmare to track down and communicate with, I cannot find a single fault with Folio. Huge thank you to you both for helping us find the perfect home for us!

Property management was a top and very helpful. Special thanks to Agata Sungaila, she did very great throughout our tenancy.

While I have given 5* reviews in past, this time it deserves 1* or below -both on Staff and their contractors. The critical issues/repairs raised are often responded after >3-4 reminders to current property manager and then unlike before, the and management of contractors is pathetic. Last week the contractor did not show up on 1st scheduled visit, citing a lame excuse, and then on 2nd scheduled visit, claimed 'no was home' and when I called their bluff, they were inaccessible even though the appointment window had another 75 mts left! Tenants keep taking time off from work, waiting for contractors, but contractors do not show up and Folio blames tenants and expects them to keep taking time off.

I had a really smooth experience, and my letting agent, Rumon Miah, was absolutely great. He was so patient with me and was always available to answer all my questions with timely response. I was looking for a place for a long time, and he was able to help me secure my flat! 10/10!!
