Absolutely rubbish. Showed up at a property to view it, they don’t turn up. I give them a call and the property is now off the market. They didn’t let us know. Wasted £20 on Ubers.

DO NOT EVER USE DIGS. If you have already done it make sure on leaving the property you take videos of every part of the room and all the walls. You will not get your deposit back as they just make up claims, provide fuzzy close up photos of blue tax on the walls (which aren’t even your walls!) specs of dust and charge ridiculous spurious things like costs for alarm maintenance, refuse disposal, astronomical shared electricity costs for the shared areas and on an on and on. With evidence at arbitration you WILL get most of your money back but it’s a long process, but very satisfying especially when you have wasted hours of the letting agents time asking questions and ensuring they provide all the invoices etc. Fortunately I am retired so I could spend hours asking more and more questions until they eventually refused to respond; then I went to arbitration. I included all the trust pilot reviews in the claim which details most of their scams. If you are reading this you are either very lucky and are checking out reviews before you rent or most likely unlucky. Good luck!!!!

My son stayed in a studio let by them. They took over half the deposit saying it was dirty and a mattress cover was missing. He never took it as we bought him him his own one. The studio was clean my husband checked.
We asked for evidence but I don't believe it was of his studio just a close up of a hob and microwave that had a bit of grease which certainly was not his! Very sad making money off students as if they rent isn't enough. Disgusting! Don't use them!!!

Due to their quasi-monopoly over the Bristol student property market, my flatmates and I ended up living in Digs-managed properties for several years, and we can confidently say they are the worst letting agent in Bristol, if not the UK.

Through various tenancies, my flatmates and I experienced:
- Repeated damp and mould outbreaks
- Frequent structural leaks that were never fixed
- Endless maintenance delays, with defective items taking weeks to be addressed
- Poor communication, with emails frequently ignored (we had 4 different property managers in one year)
- Fire alarms going off for hours with no help from them to resolve the issue
- Leaks through electrical appliances (fire sensors, emergency lights, power outlets) posing fire hazards
- Key appliances out of order for excessive periods (washing machine and fridge down for a week, shower down for a month)
- A pigeon corpse rotting under bedroom windows for over a month
- A week-long sewage leak at the building entrance, hindering access to our flat and exposing us to severe biohazards
- Recurring appearances of rats (alive and dead), along with their excrement, due to non-existent maintenance and hygiene in the communal areas

I’m unsure whether this is the result of severe incompetence or carelessness, but there is clear negligence on Digs' part that poses a direct threat to the health, safety, and well-being of its tenants. A formal complaint was raised about these issues, but in the eyes of the general manager, hazards, vermin, sewage leaks, fire risks, excessive noise, and other deficiencies were not "evidence of issue[s] which rendered the property uninhabitable, at any point." Digs undoubtedly takes advantage of tenants being students to get away with these unreasonable practices.

To top it off, Digs seems to automatically deduct hundreds of pounds from tenant deposits through outrageous cleaning charges with no real justification. In our final year, they attempted to unjustly withhold nearly £600 from our deposit, yet could not provide a single piece of evidence to justify this charge, despite repeated requests. Thankfully, we had thoroughly documented the state of the property before and after with hundreds of photos and videos, and threatening legal action was sufficient to recover nearly all of it. Ironically, tenants who lived in the same flat six years prior even took Digs to court over the same issue and were able to fully recover their deposit.

It should be clear that Digs and their properties should be avoided at all costs if you value your safety and peace of mind. Current tenants are strongly advised to extensively document the state of their flat before and after they move out, keep a copy of the signed inventory, and maintain written records and photo evidence of any issues during the tenancy. If any disagreements arise, thoroughly dispute unfair charges through deposit dispute schemes, and if severe negligence occurs, raise a complaint with a redress scheme or seek legal advice.

They wont let you know if a viewing is cancelled, and even if you properly cleaned the house at the end you can get charged 1000 pounds from your deposit for cleaning and missing items, until you call them to show them proof. Make sure to take pictures and videos. Worst company.

booked a viewing for today, travelled all the way only for no one there and the advert taken out this morning, no call no answer. in away its good just imagine renting and having to deal with this kind of service. its 2024 guess anyone can manage a calendar and let the customers know. horrible service.

Have rented with Digs for two years now. Truly the worst customer service I have ever received. Both properties were uninhabitable in states of disrepair. We were charged £900 in cleaning fees on moving out of our student house despite leaving it in a better condition than we found it. The property managers are ignorant, unprofessional and only concerned with making money for the landlords. They will ignore often dangerous maintenance issues for weeks despite us sending many emails (mice, mold, sewage, exposed wiring etc) and never fix anything if it involves them spending money. They have no empathy for their tenants and have never treated us with kindness or even respect. A glorified student scam. 0/10. Never again.

If you are considering letting a property with Digs, please let this and other messages find you and avoid them at all costs. I cannot emphasise enough that the only way I can describe this company is a legalised scam. We moved into what resembled a building sight, and when moving out we were charged over £500 for a cleaning fee in a spotless flat left in a much better condition than when we moved in. After 6 months of fighting Digs, the deposit protection scheme awarded us £300 back from the £520 they stole from us. Some charges included mattress protectors being 'missing' that were never provided in the first place and a key that belonging to a tenant who had remained in the property the year after. Unsafe, exposed wiring was only sorted once we pointed out the wires hanging out of the wall and when our washing machine broke, it took two weeks to get a response from them, which arrived in the form of "is the washing machine still broken". Another two weeks followed before it was sorted. I could go on but if you have read this far you should be convinced to never go with Digs if you value your safety, your time or indeed your money. Stay clear.

Went with digs last year for our first student property outside of halls. The place we moved into clearly hadn’t been cleaned very well finding maggots in the fridge and such, and now over a month of moving out we still haven’t received our deposit with the team being very dismissive. It took us weeks to get into contact with them and they are not acknowledging their breach of contract in not returning the deposit. Highly don’t recommend they don’t do anything.

Absolutely horrible letting agents. Treat students with no respect and think they can get away charging ridiculous rent and ridiculous deposit charges because we are young. Cruel and unkind, with poor maintenance and do not listen to tenants issues. We had serious safety concerns that were never dealt with despite countless emails. DO NOT RENT WITH DIGS

I've used Diggs as my managing agent for approximately 10 years now. (I've recently changed managing agents. I cannot stress this enough. Stay well away from this company. The state they left my property was abysmal. The way they handled the change over was childish at best and down right negligent at worst. My new agents and myself were equal parts baffled and shocked by the lack of care taken over certain issues. And to top it all off, without permission they re-let the property without my explicit consent "because I didn't tell them not to" to a new set of tenants (contracts signed, the works) so I'm stuck with students for another year.

I have have never experienced worse managing agents in my life. Their manager, Nick has always given a litany of excuses instead of doing his job. What makes this all the worse is my property is less than 50 meters from the office he sits in, doing everything but his job apparently. To top this all off they have left trash at my property and are refusing to respond to emails or phone calls. At this point I would like to send them the bill for every repair I've had to do myself plus the cleaning. Which is in excess of £30k at this point. But knowing how truly awful they have been in every other aspect, I know they'll drag it out deny and place blame on others and make my life harder for it.

So here's to never ever having to think about that dog water company ever again.

Thanks Diggs you truly are the worst company I've dealt with. I don't know what changed between when I first used your services and now but it may have something to do with Nick as he's been the only constant member of staff at that god forsaken hell hole of a company.

If I could I would give them zero stars. If you are a student looking to rent in Bristol, please avoid Digs letting agency at all cost. They mislead me. I live in this terrible flat. The place is rotting and it is full of mould. There is zero ventilation and humidity is very high. And they left me without hot water and heat at minus three degrees celsius for an entire weekend when the old water boiler broke. A gym moved in below the flat and I have had music banging on the walls every single day from 6 am. A complete nightmare. They advertise the place as having EPC rating D but there is a hole in the floor which is a joke. The EPC rating D is from 2018 btw. Do youself a favour and don't do business with them. They will rip you off. They took advantage of me. Upon move in date the flat was dirty, uncleaned, neglected and there was dumped bin content next to the toilet with used tampons, used diapers, used cotton buds, used toilet paper, used shower products. They treat tenants with below common sense standards.

Avoid renting through this company at all cost. I would give a zero rating if allowed.

Our house for 6 students was in a state of dilapidation and in need of a total refurbishment at move in. There was rising damp and the roof leaked, taking Digs 6 months to address the issues. In the meantime I had confirmed with Bristol Council Residential lettings Department / Environmental Health that they are aware of the property due to damp and had previously requested remedial actions from Digs, but unfortunately no review visit by the council was completed. They advised us to allow Digs to follow through on their proposed rectifications. Unfortunately for us, we suffered damp and mould, adversely affecting health and destroying some of our clothing / possessions. By the time someone completed roof works, the weather had turned warmer. I have little faith that a patch up job will have resolved the issues and I pity the current tenants who are well advised to contact the council if ongoing damp problems.

At the end of our tenancy, Digs withheld a large chunk of our deposit without meaningful proof of works completed. We challenged them through MyDeposits and although time consuming, the adjudicator awarded us 2/3 of the monies they had retained, perhaps validation of their unscrupulous behaviour and expectation of “getting away with it” for a transient population who are generally naive of the housing market / tenants rights with many reliant on distant financial support (eg family) and huge loans to get through their degrees.

This company is clearly invested in profiteering from the lack of available properties in Bristol and student need for somewhere to live. The rent was hugely inflated for a run down, damp property with old, broken furnishings (>£43,000 for 1 year!)

From our experience, I would advise anyone to avoid renting through Digs at all cost.

Doesnt pick up phone calls gives the wrong flat viewing times and agents just dont show up for the tour i waited for 1 hour and no one showed up also called them for 10 times with 0 response. Dont waste your time with this company

Slow response, unhelpful questions (without any follow-up) and no solution to accommodation issue. Very disappointed. A local resident I spoke to confirmed my impression.

Emma was a great property manager during my tenancy for last year. she helped me so much especially with all the faulty equipment, wiring, and up keeping of the garden. Efficient response time to help me with all my problems. Would recommend 👍

Had to move out from my property quickly and the change of sharer process was very quick and easy. My property manager was also very quick responding to things which needed to be fixed.

Terrible response time, absolutely no help at all. The smoke vents in our building broke and were jammed closed and nothing was done after reporting!huge health and safety risks constantly overlooked, flooding through ceiling lights in other flats in our building was ignored for days, forcing tenants to go without electricity for days lest an electrical fire begins… see my point?
Never ever ever take the risk of choosing digs for any of your housing choices, the streets would be kinder.

If you're thinking about it, don't. I lived in a block of flats all managed by Digs in 2021. We had a burst water pipe (which was due to poor plumbing) at 7pm and I could not get hold of anybody related to the buildings maintenance at all. In the end we had 300 litres of water removed from our kitchen, causing endless damage to property. We had the fire brigade out in the end, who declared that if the water wasn't stopped soon the floor of our first floor flat (which was suspended over the bins area i.e. dead space underneath) would cave in. After racking my brains and endless phone calls, I managed to be put in touch with a plumber who had worked in the building once by the company that manages the smoke alarms. It wasn't his responsibility and simply because I begged him, he helped me locate the water mains for the floor (this was behind a locked door). This stopped the water and thereby saved literally our flat and the stability of all surrounding apartments.
The stopcock was inside a cupboard in a corner - this was disclosed to us on no documentation and we were never at any time informed of it's whereabouts.

I had to get a 24/7 plumber out to extract the previously mentioned 300 litres of standing water.

After I saved the structural integrity of the floor, Digs said it was my fault I'd be charged damages and have to foot the bill of the plumber (over £250).

Suffice to say I threw the book at them and never paid a penny of this (oddly enough they didn't follow up on this frankly illegal claim).

Don't do it. Unsafe properties and illegal practice. If you're struggling to find anywhere (which I know everyone is) I implore you not to do this to yourself.

Left waiting for over 40 minutes (with no communication from Digs) to view a property blindly with 3 other potential tenants after no photos were supplied despite multiple requests.

Property was damp with soft floors and running taps. Estate agent promised renovation, but given previous reviews, who knows what you will end up with.

Avoid if you want to be treated with a modicum of respect.
