Erg slecht

Erg slecht, huis was niet opgeknapt toen we erin wilde. Ze belde op de dag dat we de sleutels op zouden halen waardoor het voor ons de vraag was of we zonder huis zouden komen te zitten. Uiteindelijk was er daarna bijna geen communicatie mogelijk.
Nu zitten we een tijdje in het huis en zijn er binnen een paar maanden enkele gebreken duidelijk geworden zoals haastig stucwerk, lekkende verwarming, deuren die slecht sluiten, inbouwlampen die binnen een maand kapot gingen en een ruit die barste toen de verwarming voor de eerste keer aanging.
Nu proberen wij contact te krijgen met de verhuurder en blijkt dat zij vinden dat deze gebreken voor onze eigen kosten zijn.

Wat vervelend om dit te lezen. Sorry dat dit zo gelopen is.

Graag komen we met je in contact hierover, zodat we een oplossing kunnen vinden en je met de juiste persoon in contact kunnen brengen.

Even voor de volledigheid: wij verhuren de woningen en koersen op informatie van de verhuurder, die de woningen in Overvecht renoveerde. Wij zijn verantwoordelijk voor de verhuur van de woningen.

Als wij een woning opleveren zijn wij klaar met ons werk. Dit deden we als het goed is ook met jou in de woning. Ik lees dat we je op de dag zelf belden, omdat de woning niet klaar was. Dat is heel vervelend, dat begrijpen we. Wij geven dan normaal gesproken de nog niet kloppende punten door in het opleverrapport, zodat het daarna door de beheerder goed en snel wordt opgelost.

Als er later tijdens bewoningstijd zaken zijn, kun je dat met de beheerder oplossen en de punten die je aangeeft zijn niet voor jullie rekening! Wat er wel of niet moet gebeuren, dat moet de beheerder beslissen en waar nodig in orde maken.

Wij hopen dat je inziet dat wij niet verantwoordelijk zijn voor het deel na de oplevering, maar uitsluitend voor het verhuurproces.
Wij hopen dat dit wel goed is verlopen.

UPDATE 23-05-2025: op 24-04 hebben we even gebeld om te bespreken hoe we dit samen konden oplossen. Fijn om je even gesproken te hebben :) We gaan er vanuit dat het probleem in de tussentijd is verholpen, gezien we geen reactie meer hebben ontvangen op onze verdere berichten de afgelopen weken. Mochten we toch nog iets kunnen betekenen, laat het ons vooral weten!

Overgehaald om een betaald account aan te maken voor een grotere kans op een huis, blijken ze op moment alleen in Amsterdam huizen aan te bieden…. Terwijl ik wel de optie kreeg om heel veel andere regio’s aan te klikken als favoriet. Ik vond het dus al raar dat ik de hele tijd alleen maar wat opties voor Amsterdam zag staan, maar duidelijk dat ze mij probeerden te misleiden.

Je hebt helemaal gelijk. Sorry voor enig ongemak!

Het klopt inderdaad dat afgelopen jaar al in oktober de woningen in Utrecht zijn ingetrokken, omdat de gebouwen worden verkocht.

Dit stond sinds die tijd ook al op de website. Dit deden we, zodat iedereen op voorhand (dus zonder account aan te maken) kon zien dat we nu geen aanbod hebben. Wij snappen wel dat door de andere vinkjes bij de andere plaatsen dat dit verwarde en dus verwachtingen schepte. Mede door jouw melding hebben we dit nu verder verfijnd in ons systeem.

Stuur s.v.p. een chatbericht via onze site naar ons team, dan kijken we of we iets voor jullie kunnen betekenen.

Excellent service and help from the team and especially Sasha who was always kind and helpful. In less than a month we found our dream place going through a transparent procedure without hidden costs and fake waiting lists. I would highly recommend them (we have already recommended to friends )

Best experience ever

We recently just rented an apartment through Verhuurtbeter, and the experience has been excellent, the best I have had so far with any rental agency in the Netherlands. The team was professional, responsive, and made the entire process smooth and stress-free. They provided all the necessary information and support, and don't get scared of the long waiting lines. Verhuurtbeter heeft het hele huizenjacht weer eerlijk en gemakkelijker gemaakt.

Ik ben bij andere bedrijven ingeschreven geweest voor meer dan een jaar en nog nooit ben ik uitgenodigd voor een bezichtiging. Bij verhuurtbeter is het ongelofelijk snel gegaan en heel duidelijk gegaan.

Zoals kan lezen ben ik meer dan tevreden met verhuurtbeter en ik zal iedereen aanraden om zichzelf aan te melden.

Stressfull but it worked

To begin with, the chat did not work at all, it was not possible to use it, so i had no way to communicate. Second and worst, the phone line is available only from 10 to 11 am, which is ridiculous, it should be for way more hours a day. Then the whole timeline was super strict and stressful. I had to sign the contract and pay a considerable amount of money for rent and deposit within 24 hours after receiving it! 24hrs is not acceptable, countless things can happen in 1 day that can prevent one from signing and paying. Also they say that you should accept the rental proposal (before reciving the contract) only if you really have an intention to rent the place, so that is the excuse for having such a strict deadline, but that is not how it works because the contract is a 37 page legal dicument, and everybody in their right mind should read carefully and think thtoroughly before signing, for which, you know, one should have more than 24 hours! Considering work and all unforseen circumstances that might happen. Also, i had to provide documents within 5 days, which is too short and i have been super lucky and had to beg people to get them, because some of them like the lessor's and employer's statements do not depend on me whether i can provide them on time or not. Also, the information provided about the apartment was too little: there were no actual pictures of it, just of an "example" apartment. It was not clear whether parking was available, and not even specified if it was furnished. You could at least provide some real pictures of the place, including the bathroom, which was completely unknown until i actually received the keys and entered in person.

You are absolutely right that providing more comprehensive information, including real photos of the specific unit, parking details, and whether it's furnished or unfurnished, is crucial for making an informed decision. We are taking your feedback on this to heart and will work on improving the level of detail in our property listings. By the way, so far we never offer furnished homes and we do state per home more details under the map on our website.

We had a great experience working with Verhuurtbeter while searching for a rental apartment in Amsterdam. They were fast, straightforward, and made the process smooth from start to finish. Within just two weeks, we secured a fantastic apartment in the Westerpark area - exactly what we were hoping for.

We guarantee you that this is not the case.

Instead, we have a very transparent process, where everyone can read in advance the number of people on the waiting list and the conditions for renting. In addition, you can create a free account so that our system calculates whether you qualify. So we offer 100% security without incurring any costs first!

All people who create a paid account get 24/7 support from us. Providing support costs money, which is why we can't give the 50 euros back to everyone.

In conclusion, you know because of our waiting list that you will get your turn once, provided you meet the conditions. If you do meet later, we can of course just help you too.

Wauw, ik had niet verwacht betaalbaar op mezelf te kunnen wonen in Amsterdam als startende professional, maar verhuurbeter maakte het wel mogelijk. Uiteraard heb je wachttijden, wat ik zelf heel normaal vind in een stad zoals Amsterdam. Na 3 maanden (dus voor Amsterdam ontzettend kort) vandaag mijn contract getekend. Bedankt voor alles!

Wat ontzettend fijn om te horen dat je via ons een betaalbare woning hebt kunnen vinden in Amsterdam!

We begrijpen heel goed dat het als starter spannend is om die stap naar zelfstandig wonen te zetten, zeker in een stad als Amsterdam. De wachttijd van 3 maanden is trouwens nog niet zo lang. We waarderen je realistische kijk daarop. Doordat we net met nieuwe projecten zijn gestart was de wachtlijst nog helemaal 'vers' dus dat was extra geluk voor jou en anderen. Nu zal het wel wat langer duren, maar het blijft volgens ons dé transparante manier van toewijzen en daar staan we voor.

Het maakt ons blij dat we je hebben kunnen helpen bij deze belangrijke stap.

Great experience with Verhuurtbeter

Finding an apartment in Amsterdam can be incredibly challenging, but Verhuurtbeter made the process so much easier. Their transparency and structured waiting queue helped me stay organized and reduced a lot of the stress. In the end, I found a great apartment thanks to their system. Highly recommend!

Can't find any housing

Really really difficult to get in touch with these people. Also, I have been trying to find a housing, and initially they stated that I am eligible for the Elizabeth Cady Stantonplein housings, but later I was not allowed to enter the code and they mentioned I'm ineligible.

I meet the age, and salary criteria, I have stable income still I was not allowed to have my name in the waiting list. I am so homeless right now and would be happy to get anything in my budget.

Super fijne ervaringen mee

Super fijne ervaringen mee, binnen een maand nadat we 50 euro hebben betaald om een account aan te maken, kregen we binnen een maand ook een woning toegewezen gekregen, omdat je altijd op hoogte gesteld wordt van de open dagen en goed geïnformeerd wordt, en na de woningen kregen we weer ons geld netjes terug gestort.

En natuurlijk hoort de terugbetaling van je inscrhijfgeld, de 50 euro, er gewoon bij zodra je een woning hebt via ons.

Feedback based on experience

Something I’d like to add, as I believe it would make the process fairer, is giving priority to those who urgently need to move in as soon as possible. Right now, applications are prioritized based on how long someone has been subscribed to the system, which makes sense. I also understand that those paying for a faster renting account get some preference.

However, it would be great to have an option to specify how urgently we need a place—whether within a week or within three months. In my case, I subscribed back in December to move in February, yet every time I apply, I’m behind over 100 people. At this rate, it feels like I won’t get a place for a long time.

I’d really encourage you to consider adjusting the system to better prioritize people based on urgency.

We are constantly improving our customer journey, especially through feedback from our candidate (tenants). So thanks again.

The waiting list is a very transparent system to begin with. Everyone has a turn, provided you meet the conditions.

The tricky thing about what you suggest is that if we were to do this, everyone would then seem ‘urgent’. (Almost) everyone wants housing as soon as possible.

Now we have registration duration as a remedy. We are certainly open to improving it further, such as giving priority to people with special professions (firefighters, police or working in healthcare). This is tangible and verifiable.

Hearing this, how would you improve our system, taking into account my comments?
