From out initial visit through to being in the property for a month we have experienced excellent service from Ellie, Adrian and the entire site team. Nothing has been too much trouble for them and help is never far away for any issues regardless of how small they might be. Our journey getting there was rocky but we can't thank Ellie enough for her help, patience and perseverance to help us get the family home we desperately needed.

TRULY HORRENDOUS EXPERIENCE from day 1 of moving in to over 8 weeks later where I discover the master ensuite suddenly reeks like a sewer. Yes the estate and homes are well-designed and look lovely, but the build quality is poor, the builders and tradespeople are either very bad at their job or have minimal time to complete their tasks. Basically Tilia cannot deliver what they promise. And the Site Manager is very open about the fact he has no experience in the construction industry. So how can he oversee the works properly?
Morning of Day 2 - no gas to heat water - reason: the cap has been left on the gas valve
Evening of Day 2 - Ensuite 2 is used for the first time - a massive flood pours through the ceiling (through the smoke alarms and light fittings) .... reason = the plumber forgot to connect the waste pipe.
Here is a list of other issues:
Dishwasher not connected properly; almost leaking
Washing machine not connected properly; almost leaked
Kitchen sink not connected properly; small leak
French Doors falling apart
Door to bedroom 2 hanging off its hinges
Front door not fitted properly
Plinth heater not working in kitchen
Fan in ensuite 2 not working
When fitting the boiler there was a gas leak and they had to rip the wall of the study out - this has still not been properly repaired.
Lots of dents in walls and lumps of paint on ceilings
Damage to doors (one has a chunk taken out of the top of it - still not repaired)
Poorly sealed/finished bathrooms; the mastic sealant at the bottom of one shower is so poor our snagger described it as "looks like a child has done it"
Messy plasterwork around bathroom towel heaters with pencil marks behind them.
Multiple spots of adhesive residue on Amtico Flooring (especially upstairs) which I have had to remove myself.
Exterior walls guttering not fitted properly and walls generally not finished properly.
50% of the skirting boards need re-painting as marked or chipped
So TRIALS AND TRIBULATIONS with TILIA. Though perhaps this is how the home building industry runs in the U.K. today - build as fast as you can to a poor standard, keeping your shareholders happy is the no.1 priority above all else (just like the Water Companies), then repair all the mistakes and missing elements (this process can go on for 2 years) after the poor homeowner has moved in.

Very responsible company with kind and cooperative staff. The master visited my home and fixed 2 issues ( opening of the window and drainage in the shower cabinet), also he gave a lot of useful advice. Mr Cumper highly efficient and helpful, all these done free of charge. I would like to extend my thanks to Ms Marylin in the sales office and all staff in the customer services.

Over two years (3 summers) I’ve been fobbed off by head office to come and sort a garden, that was paid for at point of contract to be turfed. Inadequate preparation, non compliant with nhbc minimum standard and still they keep making excuses to “investigate” - I’ve literally got breeze blocks sticking out the garden, and there own workman dug up a huge brick - yet still requires investigation.
I’ll be issuing a legal claim as a result of contract breach AND I’ll likely now just be getting the work done myself and the mud left for the estate to see pride of place - given there’s approx another 300odd houses to go up that have to drive past mine, I’m sure new buyers will appreciate the signage that will be placed on the mud heap to avoid being ripped off!!
So much for buying a premium family home, for my daughter to not be able to use the garden due to it being dangerous!

I’m loving my 3 bed Tilia house, it’s awesome and so comfortable and warm too. Ok, there’s been a couple of snaggings that needed attending, but when you turn a brown muddy field into a housing estate, it’s going to happen, it’s not like building a car on a production line, it’s a live building, that’ll move with the earth, settle slightly and show signs of that settling process. Where I have had snags, then they’ve mostly been done now and that’s excellent service in my books. I’ve a few more issues that Tilia are now aware of and they will also be addressed, I’m sure of it. In fact I’ve just had one of the Tilia chaps attend my house today, so I’m going to give a shout out to Sam Ross, as he’s been brilliant at getting things done, really friendly, very knowledgeable and extremely professional too. Well done Tilia and well done Sam, as you continue to make our house a beautiful home for us to live in 👍🏻👍🏻👍🏻👍🏻

Avoid tillia Homes at all cost, they lie about what repairs they will do, and then Take forever to get anything at all sorted. We are still waiting our shower to be fixed which was first reported August last year !
Also agreed to put drainage in the garden as they knew what was missing, only then to later refuse.
Will have to take them to small claims court not . Which is stupid as they've put it all in writing!

We bought a new build home from Tilia and unfortunately, the experience has been nothing short of a nightmare. From the outset, we provided a full snagging list of issues with the property, only to have most of them completely ignored. We were constantly pushed from pillar to post, and by the time they finally acknowledged some of the problems, we were told they were “out of warranty”—despite these being raised long before any warranty period expired.
The most serious issue we continue to face is with the drainage system. The drains were poorly fitted and are full of leftover building materials. As a result, the main drainage is regularly blocked, not just affecting our home but several neighboring properties as well. This has led to water build-up in our toilets, baths, and showers—on one occasion, sewage even came up through the floor of the toilet.
When Tilia finally sent a drainage specialist, we were told the problem was with the main drain in for the street that comes through our garden. Yet now that we’re “out of warranty,” we’ve been told we need to pay for a private industrial cleaning company to clear the public drain ourselves.
This is completely unacceptable. We are expecting a baby any day now and have been offered zero support. Not only is this a health and safety hazard, but it’s also incredibly distressing at such an important time for our family.
Buying a home is one of the biggest investments you can make, and we deeply regret choosing Tilia. The lack of accountability, poor workmanship, and refusal to take responsibility for ongoing issues is shocking. We would strongly advise anyone considering buying from Tilia to think twice.

We bought our house almost 2 years ago and have had some problems with our en-suite bathroom. When I reached out the customer service team were great and sent Stewart out.
Stewart was amazing! He identified a number of issues and more importantly why he were having these issues. He was re-booked in for 2 weeks later and after 2 days I can safely say that the quality of Stewart's work far surpasses any work that was put into originally installing our bathroom.
Stewart was also lovely and my staffy was also a huge fan of his.
The experience was great and if I have any issues in the future I would 100% be confident having Stewart again and would go as far to actually ask for him again.

We are Very happy with our 4 bed brand new Tilia home in Darwen we reserved in February 2025 and were able to move in less than 2 months later. Vincent from the sales office was amazing, regularly giving us updates and helping us all the way through the sales process. The site manager, Matt has been Brilliant too. Nothing seems to be a problem. With a few issues being sorted out on the same day we phoned him. We feel the standard of workmanship and quality of our home has been Excellent and definitely deserves 5 stars. We can definitely recommend Tilia homes.

We recently completed on a property at the Furlong Heath development in Norwich. The sales agent Ellie was the main reason we decided to go with Tilia, as we were made to feel welcome and guided through every step clearly and concisely as first-time buyers, and every question was answered clearly and promptly. Our handy man Mike went above and beyond to help us in our home. He is the only handy man that we want to come and help us because he actually comes and does a good job. He does it properly first time and has been fixing the issues that were caused in the first place. We’ve only live in our new build a year and it’s already got issues due to not being built properly. Finally getting somewhere now we have Rachel and Tracey managing the situation

Landimore Park. Firstly, the sales people were very supportive and good at their job, thanks Alex and Lesley Ann.
Then Rob the site manager is a real gent who has taken up the snaggings to ensure they are resolved. I never had the expectation that the house would be perfect and though you feel a bit deflated when you see the list you should expect a response and that is what I have received.
I have been promised some help with bits of work like curtains and lavatory fittings etc., but I am keen to get the snags out of the way rather than get in fellow's space. Rob put in Robert Skibinski to do the snags and he is doing a great job. I find it is not hard to feel emotive about things but these are real people and they are very helpful. Thanks.

I love my Tilia home and it would be even better if it was built correctly and the required works were undertaken to get it right.
We’re 4 years in with a house with damp and moss growing out the external brickwork. NHBC are involved now but Tilia still cannot turn up to arranged appointments in person or even phone calls. Not even a response to my emails!!
Poor communication to say the least.
They also ‘ don’t do reimbursement’ for when I’ve taken time off from work ( self employed ) for them to not turn up, 5 times.
