Scam

I stayed here last year and never received my deposit back. They’ve since changed their name to Ghosthosts. I don’t trust this company.

No deposit back...

We loved our stay at the appartment in London, but has not recieved our 250£ deposit back! I have contacted the company several times without any response. Do not rent from them!

SCAM COMPANY - DOES NOT RETURN DEPOSIT

Me and my friend rented a flat through Booking.com for one weekend in London. The price was very good and the location was perfect. After reading some details in the description of the booking and reading some reviews, I found out that we would need to pay a deposit of 390 GBP, but with the promise that it would be returned within 14 days of departure from the property. I promptly sent the deposit, identification pictures, and all necessary information as soon as it was requested.
Our first issue was when my friend arrived first to the apartment. She had no issues getting the keys and no issues finding the apartment building. However, there were multiple apartments in the building and absolutely no indication on the doors of which apartment was ours. After looking throughout the building, she tried contacting the StayBeyond team to ask which apartment was ours and they sent us an email with a picture of the door of the APARTMENT BUILDING. Eventually, she tried the key in a few doors, scaring one poor woman that lived in the building who complained that she was constantly having guests accidentally try opening her door because everyone who arrives is confused, but my friend managed to figure out which apartment it was when one door finally opened.
The apartment itself was very nice and we were very pleased with it, however once it became nighttime and the temperature dropped, I realized there was no heating. Since it was October, it was still relatively alright, but I would have expected the StayBeyond team to 1. know which apartment they are renting, and 2. make sure the heating in the apartment works before guests arrive.
The rest of the trip was fantastic and overall I was pretty satisfied given the cost of the apartment.
However, I was worried about my deposit and sure enough, after giving them a month to return it, I checked my bank account and I was never refunded. I contacted them by email and got the response "We have checked with our Finance Team on the status of your refund. We will revert to you with an update" then I heard nothing from them for a week and I sent another email. They responded, "We will send a follow up to the Billing team and We'll have you updated as soon as the team replies back." Then after another week with no update, I emailed them again. They responded, "I wanted to provide you with an update regarding your deposit. Your inquiry has been escalated to the Head of the Finance team for further review and processing. [...] We will notify you immediately once there is an update or when the deposit has been processed." And now I have heard nothing for over three weeks, although I give some leeway because it is the holiday time period.
I do not understand why StayBeyond cannot concretely say what the issue was in returning my deposit promptly. Me and my friend were very careful about leaving the apartment in the exact same condition as we found it. StayBeyond also expects its customers to send the deposit promptly when requested, but doesn't provide the same courtesy when returning the deposit?? I'm starting to lose hope that StayBeyond will return the deposit of their own volition and now I am preparing for the process of small claims in county court. These kinds of unorganized, scammy, and inconsiderate business practices cannot continue.

There are SCAMMERS!

They own us £3,500 since November 10th when we refused to take over an apartment in Oxford UK due to the misrepresentation and miserable condition. They promised they would reimburse us but after almost 2 months of emails and numerous calls, we have not seen our money back.

Scammer company

Scammer company, won't give deposit back
Before getting access to the booking we had to pay a £500 'damage deposit'. In their terms it states that the deposit will be returned within 14 days of checking out. We can’t reach hotel.
It's just a ridiculous way of holding on to people's money. We've been checked out for two weeks, leaving everything at the apartment in perfect condition so we are entitled to the full amount.
Don't book with StayBeyond because they hide these conditions, and their customer service keeps contradicting their own conditions. As of today we still haven't received the deposit back...

They are scammers

They are scammers. Avoid at all costs. As written by other customers, I booked two properties managed by them through Booking. It's been a month and they still haven't returned the deposit (a total of 550 GBP for the two properties). I have submitted a complaint through Booking, no response. They are thieves.
They are also asking guests to submit scanned copies of passports AND pictures of each guest holding the passport via email or other unsecured methods without specifying how the data are handled, processed, and stored in accordance with legal requirements. They justify this on the basis that it ensures security of the property. Of course this is not true as there is nobody there to check who is actually staying at the property. In view of the rest of their practices I wouldn't be surprised if they are also engaging in identity theft.

Stay beyond property management (property at junction mews london)


I stayed at a horrendous property at Junction Mews, managed by Stay Beyond Property Management, from November 18th to 22nd, 2024, booking the property via Booking.com. My experience was nothing short of appalling and far from what was advertised on the website. I feel compelled to share the extent of mismanagement, false advertising, and substandard conditions I endured during my stay.

Misleading Advertising and Misrepresentation

The property listed on Booking.com appeared inviting, well-maintained, and stylish based on the photos and description. However, upon arrival, it became immediately apparent that the decor and condition of the property bore no resemblance to what was advertised. Booking this property under these false pretenses is the equivalent of purchasing a pair of blue jeans online only to receive white ones—completely different and not what I agreed to pay for.

Substandard and Uninhabitable Conditions

When I arrived, I found the property:
• Uninhabitable due to extreme cold: The boiler had been broken long before my arrival, leaving the property without heating or hot water for nearly two full days out of my four-day stay. I had to sleep in layers of coats and jumpers and even resorted to the sofa to stay warm. This was especially unacceptable given the time of year.
• In a poor state of repair: Visible damage was widespread, including broken doors, skirting boards, damaged floors, scratched furniture, and a badly broken dishwasher door.
• Unhygienic and unsanitary: The quilts were visibly stained with yellow urine marks, which I discovered upon inspecting the bedding beneath the covers. Despite washing the covers myself, the stains on the quilts were deeply embedded, making them unhygienic and unfit for use.

Lack of Customer Support and Delayed Resolution

Stay Beyond advertises a 24/7 contact number, but when I attempted to reach them multiple times during the first day of my stay, no one responded. It wasn’t until late on the second day that someone finally addressed the boiler and an electrical issue. By then, half of my planned stay had already been ruined, and I had spent much of my time in cafes and restaurants simply to stay warm, rather than enjoying my trip to London.

Unfair and Mismanaged Deposit System

Stay Beyond required a £250 deposit for potential damages despite the property already being in a heavily damaged state upon my arrival. Their terms state that this deposit would be refunded within 14 days after checkout, but I am still waiting for my refund, well beyond the stated period. Their failure to honor their own terms and repeated excuses for delays are unacceptable and unprofessional, especially given how promptly the deposit was taken from my account when I booked.

False Advertising and Accountability

This property is also listed on Airbnb, further amplifying the issue of false advertising. Both Booking.com and Airbnb should be held accountable for allowing such grossly misleading listings to remain on their platforms. The current advertisements for horrendous property at Junction Mews fail to reflect the true state of the property, which is shabby, damaged, and poorly managed.

Final Thoughts and Recommendations

While the location of the Junction Mews property is convenient, this does not excuse the unprofessional management, uninhabitable conditions, and misrepresentation of the property.
1. I strongly urge Booking.com and Airbnb to remove this listing until the property is refurbished and brought up to an acceptable standard.
2. I advise potential guests to avoid this property and Stay Beyond Property Management entirely, as they failed to provide a livable experience, adhere to their own terms, and only offer a pathetic £50 non meaningful compensation for the disruption caused.

Conclusion

The owner of this property and Stay Beyond Property Management should be ashamed of how they treat paying customers. My experience was not only disappointing but also deeply stressful and unacceptable. I will be pursuing formal complaints with both Booking.com and encourage others to think twice before booking this or any property managed by Stay Beyond.

Appartment rental in London

The instructions for collecting the keys and the location of the rental were clearly explained in the document we received. The apartment was perfectly clean, exactly like the photos.
The telephone support was efficient when needed.

Lovely Stay in Putney, London

Property was clean and in convenient location (for us) in Putney, London. Instructions for access were clear. Communication was always prompt and courteous (via email) by the StayBeyond team. Thanks for a lovely stay.

Abysmal experience, customer service, and poorly represented property.

DO NOT BOOK, COMPANY IS CALLED STAY BEYOND. SEARCH THEIR REVIEWS ONLINE.
Our experience was abysmal, not only do they obfuscate the fact the house is for sale and order you to comply with viewings once you've paid, with no opportunity for a refund or cancellation. They also ask you to pay a security deposit which they will delay in returning to you unless you follow it up. We arrived to the apartment not prepared, the cleaner still present, the bed unmade, and trash at the door. 3 hours into our reserved time and the cleaner was still inside, on her phone, while we sat outside waiting for her to receive the linen delivery before she would leave. Calling the company was entirely unhelpful, at one point they asked me to hand my phone to the cleaner so they could communicate directly with her to instruct her to leave. Finally we convince her to leave, that we will make our own bed after the linen delivery. The community found our presence very uncomfortable, someone who lived above the apartment questioned us on our presence. We checked in at 3:30, left just after 6pm. Terrible experience, terrible customer service. They're refusing a refund, are now no longer replying to my emails. Absolutely awful scammers where you never actually get to speak to a person with any accountability. Staff are well trained in empty apologies and passing the buck. Awful.

We stayed in Mayfair

There was limited hot water( 1 shower) . We were asked to take a picture of the boiler but given no information where boiler was. In sum we moved out early -won’t use Stay Beyond again

Cancelled contract

I have been dealing with this organisation via email since July and have tried several times to make further contact to progress the reservation and this morning received two email, one saying my reservation was confirmed and immediately after, another saying my reservation has been cancelled. I am so worried and desperate.
