This place should’nt exist in the first place it’s a joke. You get emails about paying for tenant but can’t make a payment through the website because of their own technical which they point out in the email. You ring them to make payment to be told they can’t accept payment over the phone and will have to send out a form to fill in and send back with payment but in the meantime your against the clock because they say there’s a penalty for every month it goes over when the payment is due. The RTB have been so unhelpful for me! I don’t know if anyone felt the same way but the helpline and the people who staff it are AWFUL, rude, and not solution based in the slightest. I’ve been placed on hold and hung up on so many times - they also just repeat back “quotes” instead of actually listening to the issue. Very frustrating

I made an honest attempt to register my tenancy. Payment did not go through. Contacted RTB who replied after two weeks. Tried again, another issue came up. Contacted the RTB again, and they replied after two weeks. This happened once more before the conversation was automatically closed by the RTB. The tenancy is currently unregistered . What to do…

I had RTB dispute regarding my flat was below minimal standards ,RTB ignored this issue .In the result i got health injury and was forced to start High court process.Even after High court confirmed my health injury RTB ignored this issue.
RTB do not perform its function .Useless organisation.

Disgrace we are with Peter Mcverry who wont do repairs or even answer calls
Told to go to rtb we were awaiting call from them discuss our case which never came gave us a time nobody rang when we rang to say nobody called only got onto a call center who said pass on our message day later got message from Rtb
Saying our case was closed as we did not answer call would you believer this happened twice.

This regulatory model is an Irish invention.
I’m unaware of anything like it elsewhere in Europe, and it’s unlikely to be replicated elsewhere, because it doesn’t work.
I have had dozens of interactions with this organisation and none have been positive.
At this stage, I consider an acceptable outcome to be an interaction that achieves its goal with only a moderate amount of wasted time. Unfortunately, even this is a rare occurrence. I can’t speak lowly enough of this quango. To call them a joke might be taken as implying that there’s something funny about them - there isn’t.
On occasion, I have had telephone conversations with staff members who are helpful and informative. To them, I say ‘thank you’….and ‘get out while you can!’

The RTB are not fit for purpose. When I try to access my account, Page 404 forbidden access comes up. When I phoned them they told me it had nothing to do with them and my service provider had blacklisted me. I contacted my service provider and they reassured me that they did nor or could not blacklist me.
When I phone RTB they will not put me through to IT Dept and that IT are aware of 404 Page message.
They spend their time sending out computer generated letters. If there is a problem they do not specify what the problem is.
Every time you phone them you have to speak to a different person and they cannot put you through to the previous person. They will not phone you because they informed me their service in incoming calls only.
I could go on and on about the frustrating service.
I would advise anybody with an issue that is not being resolved to make a complaint to the Ombusman. That seems to be the only way to get the RTB to give you an answer and resolve problems.

Rubbish Website creates nothing but problems 404 Forbidden continuously displayed

If I could give minus stars I would. How do this crowd become worse to deal with over the years!!
They don't reply to emails and then when you get someone on the phone you can hardly understand them....
Seems they just want you to pay your money to them and shut up!!!!

Rent should be caped on what is local fair rent they want me rent a 3 bedroom
for 808 a Month when people are paying that for 1 room my property would be worth 250000 thousand
so RTB do not have a clue a similar
Property in same area is making 1500 euros

Like many others, I have overpaid and am still waiting for a refund. I keep getting told different excuses, including that the cheque has been sent out – which it never has. I now believe they are deliberately lying, possibly because they can't or won't pay people back.

I've also texted RTE to see if Primetime or Joe Duffy will cover this, and I'm waiting for a response. I urged them to raise awareness about this situation, as this seems to be the most dysfunctional and incompetent government agency that there ever was.

I would ask for the people reading this post to also contact RTE or your local Media outlets and ask them to raise awareness about them. You can also easily find the rtb leadership team information online.

Call them out for the useless shower of jokers that they are.

The RTB are not fit for purpose. They will not refund the €280 they have owed me since last October 2024. I have done everything they asked. I paid the overpayment because they assured me it would be refunded within one week, then one month, and it was supposed to be refunded at the end of April, but still no sign.

The Consumer Rights Act 2015 changed our right to reject something faulty, and be entitled to a full refund in most cases, from a reasonable time to a fixed period (in most cases) of 30 days. How does the RTB think is is fair to repeatedly offer no information on when they will pay a refund. This is what I would expected from a scam website, not from a legally binding government agency.

As per other reviews I see online, my experience with this agency has been so frustrating. Cannot access my account due to this infamous 403 error code that forbids you access to your account. Called several times and the customer service is appalling. One agent hung up on me three times! I was told there's no manager available to assist and calls can't be transferred internally. All I want to do is pay my annual 40 euro fee. I've been told I will incur penalties if not paid on time so my only other option is to fill out all the details on a paper application that are already entered on my account. I'm not looking for an administrator job, I just want to pay. You can't even pay by credit card over the phone! The staff are rude and unhelpful. Why are good landlords obliged to pay for such a bad service? Maybe Joe Duffy needs a call????

I am a good landlord . I have not increased the rent in years and it is half the market rent . How difficult can it be to have a website that works …. So ridiculously inefficient and time consuming! On top of everything else just convinced me to sell . If you’re a decent landlord you’re pushed out .

Without a doubt the worst government quango to deal with . The website is so over complicated and impossible to orientate it has to be devised by the laziest civil servant. Just to pay the renewal fees you have to practically re register a tenant . Of course nothing will be done about it as it’s a government agency . They probably look at the bad reviews as a sign they’re doing a good job .

The website is a joke. I can't pay using a tablet. I don't own a laptop, how am I supposed to pay. The staff are so rude and unhelpful.

I'm a landlord of one property trying to register an existing tenancy which I'm obliged to do annually and pay a fee. fine, so far!
however, I've spent the last two days trying to log in to my online account, getting 403 FORBIDDEN error notices time and time again.
I haven't raised the rent in 5 years, the same good tenants are still there, so I don't even have to change any details on the registration!! why in God's name has this company still not fixed their awful website. this is the third year this has happened. I've been threatened with late fees etc, when it's not my fault. I think it's time to sell up.

As a landlord, I have found the RTB to be the worst organisation I have ever dealt with. I have been trying to resolve a tenancy registration issue for 5 months - I paid to register a tenancy and their website now says the payment is still outstanding, this despite the fact that the receipt is recorded on their website and clearly shows that I've paid. Every email takes at least 2 weeks for a response, and each time a different member of staff deals with the issue but offers a different answer to the problem. I've learnt the hard way to have as little to do with them as I legally can. Avoid avoid avoid.

They hire ppl that don't speak and understand English.

It's not surprising to see so many one star reviews. I have never seen such a non user friendly, complicated and difficult system to register tenants. With so many landlords out there that are non compliant and treat tenants unfairly. It blows me away that a government body such as the RTB can threat landlords that are trying to be compliant in such a bad way. I have been trying to register my new tenant since October when my previous tenant moved out but because the system is not fit for purpose I have only now been able to end the tenancy with my old tenant because the system is so non user friendly. Because it's taken so long to sort out (through no fault of mine) the RTB are now trying to charge me the annual fee again for my new tenant and late fees. They've also made me look terrible as a landlord to my new tenants because of this.I've also been waiting for a reimbursement for over six months. So frustrated and disappointed by what should be a government body that is intended to represent tenants and landlords.
