RTB is waste of your time. On disputes RTB contracters unfamiliar with RTB regulations. Unfortunately ok for Irish but not for non Irish people. Irish landlord with shaky evidence won. Our stronger evidence dropped.
And it’s taking long time. So waste of your time and money!

This organisation is a total farce. Not interested in helping people, impossible to get them to respond most of the time and they will cover up their inadequacies with blatant lies and gaslighting. I was polite to them over the phone and when they couldn’t answer questions that exposed their dishonesty they get avoidant, rude and will even hang up on you. It needs to be disbanded and reformed. Absolute disgrace run on tax payers money.

I am waiting over a year now for the return of my deposit from an unlawful eviction on knowingly false grounds. Evidence noted by the adjudicators as entirely false was used in the ruling against me, zero evidence provided was also used in a ruling against me, not one single participant knew what was going on within the tribunal, and I was defamed, falsely accused and unfairly criticized based upon proven and obvious lies from the landlord as shown in unequivocal concrete evidence. The RTB is a disgrace and totally unfit for purpose. Zero help, zero communication, zero purposeful action.

Most problematic website I've ever had to use. Have to re enter login details in between every task, can't save password to my laptop as I can with all other websites,,,eg ROS which is brilliantly user-friendly. Frequently can't reach site, so slow to move from one page to another. Not user-friendly at all if one has more than one property for rent.

I had ongoing issues with this tenant from the beginning of the tenancy. After four years, the tenant decided to leave but did not provide the appropriate notice period, left the property unclean, and there were also missed rental payments.

When I received the notice, I contacted the RTB several times to seek guidance and acted based on the advice and information provided to me. I made every effort to follow the process correctly and in good faith.

As a result of the issues at the end of the tenancy, the deposit was not refunded, which has now led us to this adjudication process.

Having now received the final report, I am concerned that a significant amount of information and evidence that I submitted appears to have been omitted or not reflected in the report. Furthermore, the findings appear to place responsibility on the landlord for every issue raised, without adequately considering my submissions or the circumstances presented.

I do not feel that this outcome reflects a balanced or fair assessment of the case. I also feel that I may have been misled from the outset regarding the guidance I received from the RTB, as I relied on that advice when making my decisions and taking action throughout the process.

This review request is based on my concern that relevant information may not have been fully considered and that the final decision does not accurately represent the facts and evidence submitted.

Nobody responds to anything. What's the point to a crowd like this? Been emailing them questions for a week now. Just another broken ass service!

You know its run by the state when it is one word ( rubbish ) could not run a bath lord help us

Terrible staff don’t know what there doing and barely any speak English no help at all take weeks to do anything waste of time

Seriously this RTB system should be scrapped/terminated…. It’s a waste of time.
Instead Tenants/landlords who have issues should go through the local council to resolve public and private housing accommodation issues. The law would have to be amended to accommodate.

RTB follow nothing up, investigate nothing, carry no individual workload or do nothing that’s really tangible that makes a difference. It’s just a logging process with no real accountability or ownership. The IT system is poor, staff unable to update accounts as it’s against protocol.
If you have to go to court they don’t even appear to support you or provide evidence to support your case. No other country in the world has anything similar .

I'm just reminding the rtb that I did not imagine 2016,17,18,19,and my memory is not the 5 letters that I moved in 2020 when I have a rtb pre dei fantasy, actuality that I am here since September 23rd,2.45pm2016,and many people who were there,kindest regards Barry

They are truly beyond useless. I couldn’t agree more with the negative reviews. Hopefully they will read them and do better.

I found the lady very sharp speaking, I also found it difficult to understand her. Broken English.
I had brought an issue to RTB last year, nothing was followed up??
Why are they there if they don’t follow up on queries??

Six months ago I opened Dispute after the Threshold let me know the notice to live the property was invalid and a dispute should be opened at the RBT, only 5 weeks to go and no answer or instructions in what we should do ,after try hard finally I got someone on the phone who said to me they wouldn't take sides,and the Threshold has no authority to say if the notice is valid or not ,even when it's goes against their on laws, as my notice should be accompanied with an APOSTILLE and it's was not, funny was the same person who said to me Threshold wasn't good them advise me to ask them what should I do , now I know exactly what's be an Irish citizen not because we do have Irish citizenship, because the system doesn't work to help their own people in this country

I wish I could give them 0 stars. The absolute worst company and website I have ever used. My debit card details were stolen when I tried to make a payment on the website because the website is not secure. Been trying to register a tenancy for years and I’ve been sent around in circles.

Can anyone with any logic explain why the RTB cancel an active dispute case even when all relevant documentation was provided and they acknowledged the case, gave no communication or reason and I see today its cancelled, anyone know why they do that without telling the applicant?

Very bad and useless services,they do not follow legislations published in Residential tenancy act.Corrupted organisation taht protects landlords,who breaching legislations.
Wasting money of the taxpayers,this organisation should be closed as useless .

No timelines, no help from RTB to resolve issues, no information given.

I had an open case with the RTB since the beginning of 2023 against a landlord who didn't give me back my deposit (after seven years of impeccable tenancy). I paid the fee and did all the right steps with the RTB while this landlord was walking around without any remorse or respect for the law, freely ignoring the documents issued requesting him to pay me back my deposit, and a penalty. He had seen the Determination Order as I sent it by text, emailed it to him, and I had proof that he saw the pictures of the document on WhatsApp, too.

I trusted that the RTB was a serious organisation that made sure that criminal landlords like this one obeyed the law.
But in July this year (a year and a half since I started the proceedings), I received a very disappointing letter from the RTB informing me that they were closing my case because they couldn't find the landlord. This person was not hiding; he was openly still renting three apartments, and at some point, he was even selling one (an ad was up online through an agency, and I sent the RTB the link to it). He had a PPS number too, so I couldn't understand why the RTB said they couldn't find him. I sent them an email, and the RTB told me I was free to request papers and attempt enforcement proceedings myself if I wish, but I'm not in the financial position to take this on; that's why I relied entirely on the RTB to help me.

I don't know if the RTB system is corrupted, if it's soft – or even aligned – with criminal landlords with money and power that take advantage of those who don't have either; if it's an incompetent agency without empathy for those who suffer injustice; or if it's just a powerless side organisation that the government has created but they don't really have any power to act and implement the law (which is what they promise they're there for). Whatever it is, the RTB has been useless in my case (which apparently wasn't a difficult one to solve; I was even told that it was a very straightforward one).

I wish I hadn't wasted more money and my energy on this, but I really thought I was protected by the law, and justice would be made. Sadly, this seems to be the world we live in.

MY ADVICE: don't return the keys to any landlord without getting your deposit back first - either in cash on the day you hand over the keys, or by bank transfer that you can confirm before you leave the apartment.

Here I go again trying to pay my registration on the RTB website ,as last year and the year before the site will not allow me to scrool down to finish the payment, I have spoken to several people in RTB seeking help to know avail the ,the last lady spent 20 minutes on the phone with me but could not fix it. They are now billing me late fees so the 40e it should be is now 100e, I will sell the Property in 26 rather than go through this again in 26.
