The survey was booked very soon after the payment was made. The report came back within the estimated 5-7 days after completion and this was very detailed and clear.

IQS delivered our survey before…
IQS delivered our survey before promised delivery date and actually alerted me to an issue which meant, we were able to remove the cost to remedy off the purchase price. For me a seamless process with great customer service (which is rare these days). I never normally do reviews but felt compelled to do so based on my experience. Would definitely recommend. Thanks to Richard :)

Level 3 with drone images - a bit of a joke
Absolutely no value from these people. Not very efficient communication - you need to chase and ask for your report. My level 3 report included a lot of "space fillers" to increase the volume of the report over the actual substance. For example - on windows - it talked more about how to clean them (!) rather than what they are and what condition they are in. "Sky lights could not be reached therefore have not been tested". Erm - for £820, the surveyor did not bother to use a Velux window opener or a step ladder? No mention about outbuildings, a septic tank and many other features of the property inc. different types of floors. The mould in one room was completely missed. The service felt chaotic, rushed and definitely not a good value for money. I haven't learned anything new about the property. The estate agents and vendors gave me more details than these property surveyors. I do not recommend IQS - bunch of lazy cowboys who look for every excuse not to do their jo. Avoid!

Thank you for your feedback. We must clarify several points regarding the inspection and report.
• Skylights: The rooflights were located at height with no accessible opening mechanisms provided. The handles were positioned above the 3m inspection height limit, and the use of ladders within the interior would not have been safe nor appropriate, as this could have caused damage to internal finishes. In accordance with RICS standards, surveyors are not required to take unreasonable risks or undertake potentially damaging actions during inspection.
• Outbuilding: The timber shed in the paddock was locked at the time of inspection, and no key was provided by the vendor. As noted in the report, surveyors cannot be expected to force entry into locked structures.
• Septic tank: The vendor indicated that the septic tank was located within neighbouring land, which was private property and therefore inaccessible. Our inspection was limited to the manholes within the subject property’s grounds. No assumptions can be made as to drainage connections unless evidence is provided in advance or access is granted.
• Other features: With regard to the French drain mentioned, such installations are not identifiable above ground without prior notification, as they leave no visible surface indicators. As the paddock showed no evidence of water pooling or surface water issues, no further comment was warranted.
It is important to stress that a Level 3 survey is a visual inspection conducted in line with RICS requirements. Where access is restricted or information is withheld by the vendor, limitations must be recorded. At no point can a surveyor be expected to speculate, assume, or contravene professional guidelines.

I really recommend using IQS' services! It's excellent value for money. Richard was our surveyor and we were very impressed by the speed and the quality of the survey he produced.
IQS is very responsive via email and WhatsApp too.
Highly recommend and will be recommending IQS to friends!

I booked IQS for a level 3 home survey…
I booked IQS for a level 3 home survey on the property I am in the process of purchasing. Zak Ahmed, did a very thorough job & I was extremely impressed with how everything was completed in a professional manner. Having pictures to look at, made it all much easier to digest. The survey report is long, but well worth the money! I’m glad I had mine done, and highly recommend IQS for their easy booking, and their professional report, which I received just a few days after the survey was completed. Thanks Zak & IQS!

Fantastic service and Quality report
2nd time we have used IQS in the last couple of months as they picked up several defects that we didn't see on our visits to the property. They also provided additional services for a small additional charge and they were so worth it. We took the options to have a drone survey so we could see the roof and it showed that the chimney was missing some of the pot and they also provided some budget repair costings which helped us negotiate a better price on our house purchase. I would 100% recommend IQS

Building Survey
Had a survey done by IQS and so glad we did. From booking the survey in to getting the report back was done really quickly and efficiently. The report was exceptionally detailed. We had a few questions and got a very quick response from the surveyor.

Excellent survey
My level 3 survey was brilliant from start to finish, not only was we informed that our survey would be done in roughly 2 weeks but IQS carried it out the very next day which we were very grateful for. We received the report back within 1 week and it was very easy to read and lots of helpful information about our property which was in depth. IQS are very professional and answered all questions/ queries we had about the results promptly and the report included lots of photos whitch made it very appealing and easier to read & understand. I would highly recommend IQS to anyone requiring any type of level survey.

Good quality report and useful…
Good quality report and useful information/ images. The only downside it is take 2-3 weeks book the survey and then 5-7 working days to get the report, this is a double what other companies do.

Helpful, clear and no jargon
My level 3 survey report was very helpful, clearly written without jargon and included lots of photos of the property to show the issues highlighted. The summary was helpful to direct immediate and longer actions advised, as well as an assessment of the cost of carrying out that work.
The report also came back to me in good time.

Good, we’ve had a few surveys done in different houses and I wouldn’t put them at the top of the list, but quite high! .. the review was minimal and I did have to chase now and again because you’re not really kept up to date however they were friendly and answered the phone everytime and honestly overall it was very quick. Booked me in faster than I expected too etc. I’d use them again.

Highly Disappointing
I chose this company based on good reviews.
In my opinion the only good thing they do is answer the phone.
They take your money first and sit on it.
No communications. I have had to chase and chase to get them to book in the survey, to send me the report and then i find they didn't carry out the roof drone survey that i paid extra for, but they didn't tell me it hadn't been done - it was left to me to realise this and to call them up to demand my money back! Then they muttered something about high winds preventing the drone survey which i believe to be false. Most sections of the received report advise me to get a specialist to survey, so what was the point in me paying them? I won't recommend this company.

Quite disappointed
Quite disappointed with the arranging of the level 3 survey being booked in. After 4 phone calls to the office and over a week after sending the money for the survey it was finally booked in. One of the 4 times I rang them they put me on hold to ring the estate agent to book the survey in this was after over a week of waiting for it to be booked in felt this was very unprofessional. Also payed extra for the drone survey of the roof and it didn’t seam like it was worth the extra after only getting a couple pictures of the roof I thought considering it was £100 more it would of been way more in depth.

I would recommend IQS surveys, the report we received was very detailed and informative on different areas which we did not originally see on our viewing. It allowed us to understand any improvements which are needed within our property and gave us a large peace of mind!
