Too long from taking payment to getting the report

My purchase was a corporate sale meaning exchange had to take place within 28 days, due to the delay in getting a Level 3 survey report allowed someone time to gazump me as I was unable to exchange until I had the report.

In addition to the charge to instruct the survey, I've incurred charges for searches and legal costs.

I paid for it on 15/8/25, received the report on 17/9/25. After I made payment I had to contact IQS by phone after 5 days as hadn't heard anything which prompted them to instruct the survey. I had to contact them again following the survey for the report. The only thing they did promptly was take payment. I found their telephone team not than interested or understanding of my position each time I spoke to them. If I had known when they took payment it was going to take the time it did I would have gone elsewhere. I then followed their Complaints Policy and didn't even get an acknowledgment of the points I raised in my complaint which says a lot.

The report itself was very good however was no use to me as had lost the purchase by the time I received it. I certainly will not use IQS again. The whole experience has been a waste of my money and time. Looking at previous issues and reviews there's a theme of them taking money but failing to deliver in a timely manner.

However, we would like to clarify that your Level 3 survey report was delivered within our standard timeframe of 7 working days, in line with the terms agreed at the time of booking. The report was of high quality (as acknowledged by yourself), and we provided it on time as per the agreed schedule.
While we understand that timing is important in a corporate sale, we feel that a 2-star rating does not fairly reflect the service provided. We take all feedback seriously and continue to review our processes to ensure survey instruction, payment handling, and reporting remain efficient, while maintaining clear communication with our clients.

Got a L3 survey with IQS

Got a L3 survey with IQS, they made the process very easy and provided a top class report. They also offer a call with the surveyor after the survey to go through the findings which a lot of surveyors don’t offer. Would definitely recommend

IQS surveyor was very good, explained all issues clearly to me, prioritising in a follow up phone call, Zak was kind helpful and thorough.

Fantastic experience with IQS

Fantastic experience with IQS. Their team were very easy to communicate with throughout and answered questions promptly. Linden carried out a L3 survey and our report was sent in the expected timeframe. Great report, very thorough but simultaneously well-explained in understandable language, and lots of images. Very reasonable quote compared to some of the others we received.
Wouldn’t hesitate to use IQS again or to recommend to others.

I booked for a Level 2 survey to because I am investing in a new home

I booked for a Level 2 survey to be conducted. It was arranged in a timely manner and conducted on the day and time as stated. I received my report on time and in an easy to understand format. The explanation of the results was easy to follow and at the beginning of each section, there was an indicator to show what the survey had found. Within the section was an explanation of what the indicator meant. I would highly recommend this company when looking to have a survey conducted.

Survey missed basic issues

We did a Level 3 homebuyers survey from IQS via GOTOGroup for £800.
Overall the survey looked comprehensive, but it failed to highlight basic issues with the property we are now paying dearly for since we moved in 1 month ago.

It told us the fuse board needed replacing, said it would cost £500. It didn't flag that the wiring of the whole kitchen was illegal, costing thousands to rewire & plaster and meaning building insurance was void until sorted, thus delaying move-in.

Didn't flag that the boiler was so ancient that hot water didn't work. Needing immediate replacement for £3k.

Didnt flag that the water pipe from the shower was broken and routed directly onto the lean-to roof.

It described the lean-to roof as "fair", but didn't flag that it leaks in multiple places. We've put buckets down for now, but far from ideal.

Expected better as we paid for the highest tier survey possible for peace of mind.

We are sorry to hear that you have encountered several issues since moving into the property. We understand how frustrating this must be, and we take all client concerns seriously.

However, we would like to clarify the scope of a Level 3 survey as outlined in the RICS Home Survey Standard and our own Terms of Engagement, which were provided prior to the survey.

1. Electrical and Gas Installations
As clearly stated in the report and the RICS guidance, our surveys do not include a test or inspection of electrical or gas installations. We are not qualified electricians or gas engineers and as such can't comment in detail on the condition or compliance of these systems. Where concerns are suspected, we advise clients to commission further specialist inspections.
In your report, we noted that the fuse board appeared dated and recommended replacement — we also included an estimated cost for budgeting purposes only. However, we did not and could not confirm the legal status of wiring throughout the property without a specialist inspection, which falls outside our scope of services.
2. Boiler and Heating Systems
Similarly, we are unable to test the operation or internal condition of boilers or heating systems. We assess visible condition only. If the boiler was aged but appeared to be functional at the time of inspection, this may not have triggered a specific warning unless visual signs of failure were present.
Again, we recommend a Gas Safe engineer inspection if any concern is raised or the boiler appears older.
3. Plumbing Issues
Regarding the broken shower pipe discharging onto the roof — if this was not visible or accessible at the time of inspection, it would not have been possible to report on it. Our inspections are non-invasive, and we cannot dismantle fixtures or fittings.
4. Lean-To Roof
We assessed the lean-to roof as being in ‘fair’ condition based on what was visible at the time. If there has been a significant change in weather since the inspection or deterioration occurred after, this may explain the new leaks. Again, we cannot see through materials or predict hidden issues without further investigation.

We hope this provides further clarity to the building survey report we issued which complies completely with the RICS Home Standard

I can't fault the experience with IQS

I can't fault the experience with IQS - quick process from start to finish. The survey was booked in within a couple of days of payment and results sent within a week of completion.

The survey itself was very thorough, to the extent we didn't need to ask questions as everything was covered. I'd highly recommend for home surveys, very clear and detailed explanations of what was found and areas at risk.

Best in the business

The whole process of getting a level 3 survey from IQS was seamless. They were amazing at replying quickly and explained things thoroughly to ensure everything ran as smoothly as possible. I also found the price to be much cheaper than some of their competitors. I will definitely be using IQS in the future.

Great service

I booked IQS for a level 2 survey on a new property. Service was carried out promptly. The report was thorough and the surveyor happily answered all the questions follow up questions I had. Overall a very professional and pleasant company to work with. Would highly recommend recommend.
