The survey was booked very soon after the payment was made. The report came back within the estimated 5-7 days after completion and this was very detailed and clear.

The surveyor arrived at the stated date and time. He worked efficiently accessing all the parts of the property he needed to access. He was polite and informative. We had the survey report and valuation the next day. The level of service from IQS start to finish was excellent.

Very professional job
Everything went smoothly. I went for a level 3 survey report and a valuation. The survey was carried out promptly and the report was with me the next day.
I was very happy with the professionalism of the report and it identified a number of important issues that I had not realised were there. It enabled me to renegotiate the purchase price so that the vendors made a contribution towrads the cost of putting things right.

No thermal vision investigation despite baing paid to do it
Can't give full stars as even though they did the lv3 inspection which according to their website includes thermal vision checks to see if any heat is escaping the house - they did none of that. After being asked over a week ago I was ignored upon every chase. So wouldn't deal with them again. They claimed that if I have any questions I would be free to ask and when I asked about the thermal vision - there was dead silence. Also no borescope investigation either. Can't recommend.
Even after the reviews have been posted online they have ignored it too and it's been 2 -3 weeks since I asked them about it. Lowering to 1 star. Draw your own conclusions here.

The Survey, which was at a discounted price, was carried out promptly and the Surveyors Report issued the following day. The Report was comprehensive and easy to understand. I recommend this Company to home-buyers.

Outstanding Survey – Highly Recommended
I highly recommend IQS. I instructed them to carry out a Level 3 Home Survey, which was completed on time and to an exceptionally high standard.
The report clearly identified serious hidden issues, including rising damp, dry rot, structural concerns, roof deterioration, and fire safety defects — problems not visible during viewings. It also provided realistic repair cost guidance, showing works could exceed £55,000.
A special thank you to Ben Dickinson, whose professionalism and attention to detail genuinely saved me from making a very expensive mistake. Based on the findings, I decided not to proceed with the purchase.
I will definitely use IQS again after finding another property and strongly recommend them to anyone who wants an honest, thorough, and reliable survey.

IQS completed two L3 surveys for us recently and both were outstandingly detailed, on time and both completed professionally.
The results of those surveys allowed us to purchase one of the properties with absolute confidence.

Relied on the survey ratings and paid the price
As the homeowner’s partner and someone living in this property every day, I feel compelled to share our experience with IQS.
My husband instructed IQS to carry out a Level 2 HomeBuyer’s Survey in July 2025 before we bought our home. Before proceeding, we had very clear conversations about the condition rating system used in the report and relied heavily on it when deciding whether to go ahead with the purchase.
As explained in the survey:
• Level 2 means minor defects or issues that are low priority and manageable.
• Level 3 means defects are present and should be addressed, but they are not considered urgent or critical.
• Level 4 means significant defects that are likely to fail and require serious investigation or remedial work.
• Level 5 means severe defects requiring immediate action.
We were very clear that we would not proceed with the purchase if any Level 4 or Level 5 issues were identified. The IQS report did not flag any Level 4 or Level 5 concerns and described the property as being generally in good condition. Based on this, and trusting the professional judgement behind those ratings, we decided to go ahead.
The reality after moving in has been heartbreaking. Almost immediately, the house smelled damp. We noticed white salts coming through the walls in the hallway and living room, mould forming around window frames, and severe damp affecting the main staircase area. These were not subtle issues and quickly became impossible to ignore once we were living there.
We arranged a specialist damp and timber survey because we knew something was seriously wrong. That survey confirmed extensive, long-standing damp throughout the property, including extremely high moisture readings and damage to walls and timbers. We were told these problems had clearly been present for a long time, which was devastating to hear, because it meant they should have been identified or at least clearly reflected in the survey ratings before we bought the house.
What should have been an exciting new chapter for us has turned into months of stress, anxiety, and disruption. We are now facing repair costs of over £30,000, living with ongoing damp and mould, and constantly worrying about the impact on our health and the safety of our home.
When we raised a formal complaint with IQS, we hoped for some accountability. Instead, they relied on the limitations of a Level 2 survey and did not properly address why such obvious and serious issues were not reflected in the condition ratings we relied upon when making our decision.
Based on our experience, I would strongly urge anyone to think very carefully before using IQS. Trusting their survey and rating system has cost us financially and emotionally, and I would hate for anyone else to go through the same situation.

£30k of damp issues missed
I instructed IQS to carry out a Level 2 HomeBuyer’s Survey in July 2025 prior to purchasing my property. The report concluded that the property was generally in good condition, with only minor or moderate issues identified.
After moving in, it quickly became clear that there were significant and long-standing damp problems that had not been identified. These included visible efflorescence salts on internal walls, persistent damp odours, mould around window frames, and severe moisture issues in the main hallway and staircase. A specialist damp and timber survey carried out shortly afterwards confirmed extensive, long-term damp throughout the property, including extremely high moisture readings and deterioration to walls and timbers.
I raised a formal complaint with IQS and provided the specialist report and supporting evidence. Unfortunately, the complaint process was very frustrating. Rather than addressing why these visible and material defects were missed or understated, IQS relied heavily on the limitations of a Level 2 survey and ultimately declined to accept responsibility.
The consequences have been severe. I am now facing remedial works costing over £30,000, alongside significant disruption, stress, and ongoing concerns about damp and mould within the property.
Based on my experience, I would strongly advise others not to use IQS if they want a survey they can rely on for such a significant financial decision.

Very happy with the Level 2 survey undertaken, Matthew Meadmore was thorough and spotted a number of things that we hadn't noticed during our viewings.
