I strongly advise other property owners to avoid Evolve. My experience with their customer support and management system has been deeply disappointing for several reasons:
Inflexible Pricing: Their system fails to adjust rates based on guest count. Whether a booking is for 2 people or 8, the rate remains the same, which ignores the additional wear, tear, and utility usage of larger groups.
Zero Rule Enforcement: They provide no support when guests ignore house rules. As an owner, you are left to deal with the fallout yourself while they remain hands-off.
Flawed Algorithm: Their "smart" pricing algorithm is ineffective at designing competitive or logical rates for the market, often leaving money on the table or mispricing the value of the home.
Poor Communication: Dealing with their support team is exhausting and unproductive. They lack the urgency and care needed to support the people who actually provide the inventory for their business.
Save yourself the headache and look for a management partner that actually protects your investment.I am lot of others had similar experience. Really surpised that they have 4 ratings .I think all of them must be paid ratings.Please this is very honest review. I have multiple incidents where they just failed to provide support miserably .

The house was very nice & as pictured. The pool was lovely & the amount of beach & pool toys, chairs etc. was a nice bonus. The home is a little dated & could use a review of kitchen supplies. The one disappointment was the posted "rules" all over the house - some were common sense & others seemed nit-picky. On vacation you don't want to feel supervised.

Booked a reservation with them through airbnb. They cancelled it 48 hours before my trip saying I did not verify my identity even though I did. The $650 refund wont be issued for 5-15 days so I don't have funds for another rental. Airbnb said it is not them and I can still rent from them.

UPDATED: A rough start, but it appears we’re back on track.
THE START: We arrived at the house, but the code did not work. Phone calls, text messages, nothing got a response from the owner. So we called the company, and they also would not answer. After waiting a long time with exhausted children, we eventually gave up and went to a hotel. Very frustrating.
THE UPDATE: We found a different company phone number, and then got a hold of someone. He was helpful, although we were still stuck at a hotel on night one. We later got ahold of the property owner, who was apologetic. We got into the property the next day, and the property owner stated willingness to pay for the hotel. So although it was a very rough start, it appears that things will be good. Once in the property, it’s nice and the fam loves it.

I had rented 2 bed 2 bath condo over Christmas in Gatlinburg. My neice and nephew came down with COVID so had to cancel 4 days before. They have a clause that says if canceled 48 hrs before; you’ll be granted a travel voucher. We then rented a small studio unit that was over represented in pictures and all furniture had been changed out for cheap furniture, much older than on websight with a non working kitchen and fear of using stove. Only storage for clothes was 2 closets and drawers in bed; all taken by cleaning supplies and the few outlets that were there were non working. The working one had 8 plugs in it and a fire hazard. It was good for patio view and sleep, also TV stopped workingv2 days end of trip. There was also a 4 inch layer of dust on everything!!! This was not up to EVOLVE standards. I reported all this and talked to several 3rd party agents from India and Egypt with language barriers. I was promised our $$$ returned and they’d be sending in inspectors and photo team to update. I’m still waiting for that $650 back. I’m also still fighting to get my $1,600 back for original booking. It should’ve been given in form of travel voucher for future use; I definitely would’ve used it as we’ve been using Evolve’s for 3yrs with no problems.

First sales girl was rude to me. Her name was Elizabeth, then they passed me to a girl named Kim Henry if that’s even her real name. Probably not. Again rude to me. If they are supposed to be in the Customer Service industry, how in the hell can they be rude to anybody. There is lots more companies that do what they do. No stars for bad workers. Evolve you might want to record your workers.

Welcoming, clean home with everything you need. Guests feel like they are visiting a friend! Lots of little touches made our visit special from the heated pool to the welcoming trays on the bed. Was also nice to not have to buy laundry or dishwashing detergent. Would definitely recommend. Owner was also kind and accessible.

Had several questions about one of their properties and was going to book. Took them 4 days for a generic response and then still didn't answer my questions but said to reach back out again if I had any questions so I canceled the booking. Scam company, non-existent customer service. Airbnb owners should not have Evolve manage their listings.

Worked with Evolve for years, and as long as things go smoothly and you never need to speak to anyone, they are fine. On multiple occasions I have been flat out lied to, (e.g. wanted to speak to an actual human, asked the chat agent for a number, refused to provide multiple times-- the number is available publicly online, just a stupid issue).
The breaking point came when after I was able to get a hold of someone due to the platform having multiple issues and glitches, including a chat person blocking my ability to get reservations, they offered a credit on my bookings of their fees. The booking came around, the fees were paid, and my credit was not applied. After getting three different excuses as to why they are unable to give me a credit, (they can't give a credit if it was booked through Oasis, they can't give a credit on anything that was booked prior to them offering the credit, then they can't give a credit on something booked through VRBO, just nonsense), I gave up. I am not doing business with these incompetent and lying jackasses any longer. You don't offer a client a credit due to your shitty service and then make it a headache to get the credit and lie about the reasons why.

I tried to communicate with VRBO via Evolve's AI agent to modify my ski rental's dates and got no response from a live Evolve agent or the host and had to cancel my rental which cost me over $400 due to their poor untimely communication. I have been a VRBO customer for decades now and have never had this breakdown in communication before. Really upsetting to get burnt like this. John H
GOOD NEWS!!! Got a response back from Evolve and they graciously refunded all of my money! Very classy, much appreciated and worthy of changing my 1 star rating back to a 5 star! I will continue to be a VRBO customer!!! Thank you so very much!

The home was very well appointed, had everything that we needed. Space was ideal for our group of 10 (4 adults and 6 kids). The ski-on/ski-off situation was super ideal. Extra perks were a heated garage accommodating 2 cars and the boot heaters (sounds spoiled yet so essential). Loved the home and Moonlight Basin, would stay here again in a heartbeat.
