An exceptionally easy company to deal with. Organised and efficient

G6S Security have worked closely with Block Management for 4 years now and we find them an excellent company to work with and we also have a great relationship with them.
As their Fire and Security Account Manager, I personally have an excellent working relation with many members of their team when delivering our extensive range of fire and security installation or maintenance services for their property portfolio.

Happy to take your money and provide no services. Just had me service just for the next period come thru. 738 quid they want. I haven't seen a window cleaners, cleaner or any maintenance done to our block for over a year. Do not use them they are a robbing company

This company have been nothing but a disappointment. It is impossible to actually speak to the property manager, and they fall behind every deadline they or the law set them to provide the most basic of information. They also do nothing to monitor the upkeep of the building and it regularly looks unclean, with several fire hazards. Would avoid at all costs.

They ridiculously send an automated email for every BMUK member of personnel that I contacted and it is very confusing to see whether any answer to the query has actually been given. I gave up trying!

Having seen a few agents come and go at our estate over the years, I am pleased to say that Block Management UK are definitely the most proactive. They have managed to finish several projects in their first year that two previous agents failed to get right, and the general feedback from the owners and those that reside in the two blocks of flats is also very positive.

Rang BMUK for the first time recently and was very pleased to receive a thoroughly prompt, professional and enthusiastic service.

I would give 0 stars but I don’t have this options.

Trusted - I wouldn’t trust them with anything! They had been charging for window cleaning for a year before they cleaned any windows, and only then because I complained. They regularly miss ground maintenance cleaning sessions. They charge for the disposal of the grounds maintenance rubbish and then put the waste in our bins instead. Recently they provided me with an electricity bill with an address that doesn’t match our property. Every bill they receive on our behalf that I’ve seen is far lower than they are charging us for the service and frankly I don’t trust that they aren’t keeping the difference. The accounts they produce for the year are such a joke they don’t clarify anything either.

Dynamic - well they do keep changing things, mainly the price keeps going up. Each year the cost goes up and up with no explanation why. When challenged they give incomplete and misleading information either showing incompetence or trying to deliberately deceive. They are very happy to add extra charges for extra repair work to be carried out, but then the work isn’t done for months, if indeed it’s done at all. They also keep changing staff, and I fear each time they manage to find someone with an even lower understanding of what is expected.

Unique - I certainly hope they are as I’d never want to use a company as terrible as this again. Their level of customer service is outstandingly bad. E mails take weeks to get a response to, and often are only responded to when chased. Responses are incomplete and misleading which leads me to conclude they are either incompetent or deliberately deceiving us. Despite complaining about the level of customer service and having my questions passed on to someone else (presumably more senior) my questions are still taking over a week to get a response.

In summary, I find their service to be over priced and misleading and their level of customer service to be terrible. I have no confidence they are making good use of the excessive money being paid to them.

EDIT - It is interesting they responded to this review with in 24 hours, and yet they still took over 14 days to e mail me back responding to my questions. Shows again the terrible lack of customer service. I wish I could remove the 1 star and give them 0 stars!

EDIT - February 2021. Having met with several of the staff at BMUK in August 2020 we got a better mutual understanding of what should be happening. Since then BMUK have been more communicative and responsive. However, I still find my self needing to send reminders about issues which are on going and on occasions taking the matter on myself as I fear otherwise issues may not get resolved in a good time frame or at a good cost.

EDIT - October 2022. Service has declined again and e mails go unanswered. Simple tasks take weeks/months to get sorted and important jobs take years. They seem to have no comprehension that if a customer is complaining about a lack of communication they need to communicate with the customer. I am spending so much of my time chasing them to do the management job I've realised I'd be better spending that time doing the work my self or finding a competent company to do it for me, which wouldn't be BMUK.

Very efficient. Responsible and very informative. Great communication. We feel lucky to be managed by Block Management UK Ltd. Thank you team😇😇😇

Negligent. Please ignore all positive reviews, they are nonsense & can only be from friends/family/contractors of this business.

Prompt and efficient service. Clearly a customer-centric company who value their clients.

Today I have been told that I need to pay for an entire new management pack at a cost of £470 plus VAT. I have paid for one previously but my fat sale fell through and the company state that they do not record updates to their management pack so have to charge the full price again. Absolute disgrace especially in a cost of living crisis!! No option to give O stars but I would if I could. Absolute disgrace!

If they actually managed a property in their portfolio it would be a miracle
