Our program proudly features a coastal collection of large group homes, smaller cottage style homes and a group of gulf front houses. Our homes are located in Frangista Beach, Destiny East, Destiny West, Emerald Waters, Shipwatch, Crystal Beach and other prestigious neighborhoods. Many are Gulf Front homes directly on Scenic Gulf Drive. Our guests come year after year for family reunions, golfing trips, weddings, and corporate groups. Our amenities include golf cart rentals, beach chair services as well as our concierge services for golf, dining and wedding planning. Many of our guests have been staying with us year after year for over ten years and rent different homes in our program as we build, upgrade and add new properties. Beautiful house and beach around the…
Beautiful house and beach around the corner. A couple of negatives: the access code for the beach access doesn’t work and only ONE entry card is given per household. That means whoever has the card has to constantly walk back-and-forth to let other family onto the beach. Very inconvenient. Also tiny TV’s in the guest rooms. The pool is very nice, but really needs an awning as it is directly in the sun, and the pool was too hot to get into.

Friendly, responsive and very helpful
Beach Reunion was a pleasure to work with! We found this home online and when we were in the area last October, they allowed us to tour it. We definitely felt it was perfect for our family of 14 and it was. Beach Reunion sends frequent emails prior to arrival so you know what to expect and same about departure. We had one small issue with a ceiling fan not working. They sent maintenance to check it and determined it needed to be replaced by an electrician the next day. And it was. Everyone we encountered was friendly, responsive and very helpful.

Great house, close to the beach!
We stayed at this house with my entire family that included about 20 people ranging from 3 to 67. It was perfect! We enjoyed the pool and outdoor space immensely! A couple days it rained, but with having a covered deck, it was perfect. We cooked a lot and the house had everything we needed. Having two of every appliance in the kitchen was really convenient.
It’s about 2 blocks to the beach, which was a really easy walk. The beach is well maintained and beautiful! The sand is soft, the water is clear and it wasn’t overly crowded.
We all agreed that the house was amazing and would come back!

Two of everything in the kitchen definitely helps keep the cooks happy. Even the rainy days turned into a win with that covered deck. This was our second year, returning to good day sunshine and I wouldn’t change a thing. House was clean and spotless when we arrived and pool was warm hot tub was hot. I really can’t think of a negative thing to say. Carrie has always been amazing to us and answers any questions or concerns we have Very promptly I would recommend beach reunion to anyone who is interested in a beach vacation it will make all the difference in using someone who is so great.

Staff very helpful—Venetian Palace needs a lot of work…
Beach reunion and their staff were amazing. Every interaction was quick, pleasant, and professional. The house definitely was not what you expect for the price paid. There were many many issues. Within the couple of hours there we had 4 major issues and more issues became evident through the week. Anything that could be addressed was handled promptly. The pool was not clean, there was green algae growing on the walls. There was a leaking toilet on the third floor that had been going on long enough to stain the ceiling on the second floor. There were cockroaches and ants. The house needs definite repair. Lots of broken tiles on the main floor. Slider door to pool was offline and you could see to the outside. The door would not close. Laundry door would not open on second floor. Lots of marks all over walls. Furniture very worn both chairs and sectional. Ice machine stopped working. Broken tiles all around pool area.

We want to assure you that the issues you brought to our attention were responded to promptly and efficiently within two hours of notification. Our service teams worked diligently to address every concern. Regarding the palmetto bug and ant situation, we understand that with small children and pets in your group, you chose to decline pest control service. We completely respect that decision.
As for the pool algae, Florida’s heat and humidity create challenging conditions. Algae can quickly take over a pool within 24 hours and can regrow every three to six hours if not treated consistently. Our pool technicians work hard to keep it under control and were out promptly to ensure the pool met your expectations.
We truly appreciate you bringing all these matters to our attention. We have forwarded the issues to our various service teams to be addressed and fixed. Honest and straightforward reviews like yours are invaluable in helping us improve the home for future guests.
While we understand this home did not meet all your expectations, we are grateful that our customer service and responsiveness made a positive impression. We look forward to the opportunity to host you again soon and provide a seamless Beach Reunion experience.
Soak Up the Sun is a beautiful home and…
Soak Up the Sun is a beautiful home and so close to one of the most beautiful beaches in the world. We have rented large homes in OBX and Isle of Palms, and Soak Up was the cleanest and with the best pool/hot tub combination. The seating near the pool with a TV was unique and awesome.
The kitchen was incredibly well stocked in terms of dishes, cookware, etc. We loved that NINE bedrooms have their own bathroom.
If we go back to Destin we’ll stay here again. Beach Vacation realty was easy to work with, and Carrie the house manager is wonderful, ie incredibly responsive, welcoming, and kind!

This is my family’s second time booking at Soak up the Sun. Carrie is a wonderful host. She stops by to check on our family and make sure we have everything we need during our stay. She makes our trip very comfortable knowing she is just a phone call away if needed. Will definitely stay again when in Destin and refer others as well.

Soak up the Sun, great home for big groups!
Carrie was absolutely wonderful during the two years we stayed at Soak Up the Sun. We would have gladly booked it for a third year, but unfortunately, our dates were already taken this time around. The home comfortably accommodated all 35 of our family members, which is no small feat! After our first stay, we shared a few suggestions, and to our pleasant surprise, those updates were thoughtfully implemented before our most recent visit.
As locals who also run a long-term property management company, we place a high value on cleanliness and customer service and this home, along with the team behind it, exceeded expectations on both fronts. We’re hopeful we’ll be back again in the years to come!

Crystal Waves is a great house; well stocked kitchen, plenty of room with an outside bar, and it was very clean. We enjoyed being in a quiet area but it was still close to the beach and shops. Will return!

Disappointing Stay – Property Requires Serious Maintenance
Our recent stay at this beach home was unfortunately overshadowed by serious maintenance,
cleanliness, and safety issues that made the experience far from the relaxing.
Throughout the week, rain caused flooding at the front entrance, making it necessary to walk
through standing water to enter and exit the home, clearly indicating poor drainage.
The downstairs air conditioning was out for the first several days, making the interior of the
home extremely hot and uncomfortable. On top of that, the home was not properly cleaned
prior to arrival, and we had to request a second cleaning, which disrupted our plans.
Over the course of our stay, we had a constant stream of repair workers and cleaners
entering the home to address various issues. While some were courteous, one was rude and
dismissive. The volume of strangers coming and going was extremely disruptive, and was
especially not ideal with our small kids around.
Other issues included:
• Leaking kitchen sink and damaged kitchen cabinets
• Broken ice maker in the freezer that couldn’t be repaired, requiring us to purchase ice
daily
• Broken TV downstairs which was repaired
• Damaged fencing on the back and side of the property
• Broken laundry room door
• Spiral staircase with a broken spindle, which caused a guest to trip, an obvious and
dangerous safety hazard
• Mold coming from a vent in the master bathroom
• Broken towel rack in the master bathroom which was repaired
• Moldy and mildewed outdoor furniture
• Stained and worn indoor furniture, including a scratched and carved kitchen table
• Bedding that did not appear freshly laundered, evidenced by an odor
• Insufficient towels provided at check-in; additional ones had to be brought later
• Limited parking, given the home’s guest capacity, requiring us to park at a separate
office location, which was inconvenient
While some of these issues were addressed during our stay, they should never have been present
in a property listed at this price point. The condition of the home and the poor management
oversight made for a highly disappointing experience.
This property should not be listed for rental again until it undergoes a deep cleaning, major
repairs, and better guest management protocols. We cannot recommend this home in its
current state or Beach Reunion Property Management

The unit sleeps 16 but did not have…
The unit sleeps 16 but did not have enough utensils for 10. Parking was terrible. The "Private" beach access is actually shared with the neighbor and our gate code provided was not correct. Our host could not provide the proper code all week so we had to walk through the bottom floor bedroom to access the beach. We finally got the code ourselves from the neighboring property. Unit is very dated and the pictures online are old. Mold in the bathroom and glass doors.... just not a very pleasant experience for $10k.

Southbound
We just got back from a week at Southbound and everything went great. House was perfect. Pool was perfect. Beach Reunion was perfect. Any issues with the trip, they handled via text and took care of asap. It felt like we were their only client. Couldn't have been happier.

Great for large families
Booking was easy. Price was great. Access to the beach was great. The house had tremendous space/community area to fit our family of 20. Great for large families. The only downside is the Pompano beach access/public part of the beach is crowded. But the house is more than worth that minor compromise. We’ve stayed in this area four times now and we all agreed this was the best house

Commanders Retreat is a great house
Commanders Retreat is a great house. Good layout. The bedrooms and bathrooms are very modern and the house is tastefully decorated. The kitchen is well equipped except for wine glasses. The microwave is practically on the floor and difficult to use. The hot tub is controlled by the owner and only on at night. It was too hot to use it anyway.
Beach reunion was very attentive to our needs and easy to work with.

Majestic Sands
Majestic Sands! This NEW home really is majestic with ALL the amenities you would expect and some you might not know you needed! The home allowed everyone to have their own space (Bath in every Bedroom a PLUS) and still have the benefits of a well equipped, chef-inspired kitchen and dining area for gathering together! Our family (9 of us - from ages 5 to 88) enjoyed it all--TV's in every Bedroom, loft and patio. Loved the pool! The "office area" for those who still have to work while on vacation, and "studio" above the garage were both great perks! Just a short golf cart ride to the Beach. Don't hesitate to stay at this home, the pictures don't do it justice! The property managers were very responsive to minor questions-concerns. Perfect family vacation spot!
