Poor Tenancy Management and Lack of Transparency
I rarely leave negative reviews, but I believe future tenants should be aware of my experience with XSITE Real Estate.
My tenancy experience was problematic from the outset. A valid Ejari was never properly issued during my tenancy despite contractual commitments and repeated follow-ups. Utility accounts remained under the landlord's control, leaving me without direct access to billing information or account management.
During the tenancy, cooling services were disconnected due to issues relating to an account that was not under my control. Throughout the tenancy I repeatedly requested clarification regarding utilities, billing responsibilities, and account access.
After vacating the property and completing formal handover on 14 March 2026, deductions were made from my security deposit before supporting bills or documentation were provided. I was subsequently informed that supporting documents would be obtained and shared for reconciliation.
Despite numerous emails, phone calls, WhatsApp messages, and repeated assurances from the agency over a period of several months, the promised reconciliation documents were never provided within a reasonable timeframe.
What I found most disappointing was not a single issue, but the overall pattern: delayed communication, unresolved administrative matters, lack of transparency around utilities, and prolonged delays in closing out the tenancy after handover.
I made every effort to resolve these matters privately and professionally before posting this review.
My advice to future tenants is simple:
* Ensure a valid Ejari is issued and verified before moving in.
* Confirm exactly whose name utility accounts are under.
* Obtain direct access to all utility accounts and billing records.
* Keep written records of all communications.
* Do not rely solely on verbal assurances.
Based on my experience, I would not use XSITE Real Estate again.
