I’m giving them one star because we actually got the loan, but to be completely forthright, using Zillow Home Loans as our lender was one of the worst decisions of my life. From the time our offer was accepted and we paid our earnest money, the entire process slowly, methodically became more and more increasingly frustrating and maddening.
To explain, I’ll start with 6 months ago. My fiancee is still on a mortgage with her deadbeat ex-husband. They’ve been divorced over 14 years, yet because of his slackness and not paying his bills on time, she can’t get off their mortgage. Our Loan Officer, Logan Kadolph told us that as long as she had a divorce decree, it would not be an issue. She easily provided it. Fast forward to two weeks before the scheduled closing we were then told “Well… she is still on the mortgage and liable.” We were shocked. My fiancee was in tears for days.
Later they decided to simply excuse this.
As the closing date grew closer, I would get texts or emails saying “Everything looks good to close” and the very next day or hours later we would get an email from Julie Kim, Mortgage Loan Processor, and she would then send of list of more documents to upload. This was constant, a daily, never ending list of things to sign. I’ve purchased a home before and the first time was EXPONENTIALLY less complicated than dealing with Zillow.
For the final straw, the day we were scheduled to close, they then said that my tax return and tax transcripts from a previous year, the amounts did not match, and I needed to give a reason for this. I said it didn’t matter, since I had paid the IRS in full the previous year. They said it did matter. My fiancee simply Googled searched this, emailed that back to them showing that the transcript is the final word from the IRS, therefore there was nothing to resolve. Nevertheless, they canceled our close… to only HOURS LATER then say that they would excuse this. So as I had said earlier “It didn’t matter!” But that was AFTER the close of business hours on a Friday, so we had to take off work AGAIN days later to finally close on our home. These are just a few examples of numerous issues we had with Zillow. Multiple times my fiancee and I said we wished we had used our bank.
Bottom line, in my experience this organization is completely dysfunctional and it definitely seemed to my fiancee and I that communication within their team is severely lacking. I’m a clinical therapist and I counsel numerous couples, often times doing pre-marital counseling. Should any of them ever mention buying a house in the future, I will tell them “If you want to keep your sanity and peace, do not use Zillow Home Loans.”

Said we were pre-approved for a loan and let us put a bid and earnest money down and then suddenly we weren't approved at all and had to spend a ton of money to clear debts that were on the credit reports they pulled at the time we were pre-approved. Then once those were cleared and wiped out half our money in savings we were told that should be everything we needed. Two days later we suddenly aren't going to get approved because we don't have 10k in the bank. We had 13k before we started being jerked around by them mind you. They claim this is a Fannie Mae requirement but we aren't using that horrible excuse for a bank that helped cause the 2008 recession, they just want to be able to sell it to them later.
They keep lying and saying they didn't see any of the problems before we moved into underwriting but in reality it was all right there on the reports so the only way to not see them was to not look. They know we aren't happy and know that they lied and keep lying and I am definitely never going to recommend these scumbags to anyone. They think we're stupid but it's obvious they didn't do their due diligence before pre-approval and now we are going to be out roughly 2200 dollars in earnest money and inspections that you know they aren't going to compensate us for, plus losing the house we fell in love with.
They keep blaming it on their Automated Underwriting System and claiming they can get it through if we just jump through one more hoop but apparently they are incapable of finding an actual human underwriter or making an actual decision one way or the other. Now that they are running out of options they are blaming it on us for not having enough to make a completely unrelated bank happy despite Zillow being the reason we don't have that money now.
Seriously avoid this place. They are completely incompetent and lie constantly.

We submitted a valid competing offer from another lender at 5.95% and were told by our loan officer that Zillow would attempt to match it. Despite providing all the requested information and following up multiple times, we were met with vague replies, delays, and no clear communication. Our loan officer even went on PTO during a critical review period, and we were never given an alternate contact or status update.
By the time Zillow finally responded, we had no choice but to close at a higher 6.125% rate — costing us over $35,000 in additional interest over the life of the loan. We filed a formal complaint, but Zillow still refused to take accountability or offer any remedy, even after admitting to delays and communication breakdowns.
If you’re considering Zillow Home Loans, be aware: their rate match process is unreliable, communication is poor, and once you’re locked in, they will not make it right — even when it’s their fault. I would strongly recommend choosing another lender.

The loan officer we initially met with was amazing, with her service matching her 100 five-star reviews. Unfortunately, we were then handed off to a lower-level processor, and that's when the problems began.
The app is clunky and often doesn't allow you to upload documents freely, especially if your processor is delayed or inexperienced with the technology. It was extremely frustrating. When you need to talk to a human, there's no one available. This lack of human support tested every ounce of my patience. I would never recommend this app or service. Imagine 30 days of tech support-type calls, if you're lucky. Find someone local who will pick up the phone and save yourself the hassle.
Additionally, their $3,000 on-time guarantee is a hoax, with fine print making it nearly impossible to claim. This added to the overall disappointment and frustration with the service.
Horrible and incompetent from top to bottom. DO NOT USE ZILLOW HOME LOAN IN CALIFORNIA
We applied for conventional loan and were easily approved on excellent credit and 20% down. Then the nightmare started. After contingencies were removed and 13 days before closing, the loan officer called us on a friday afternoon to let us know that we could not get mortgage because of HOA insurance. He turned us over to another lender who sold our credit information.
We hired attorney and investigated what happened since at least ten transactions were completed without problems under the same liability certificate. Turns out, a ZHL staff did not enter the HOA insurance accurately on ZHL excel spreadsheet (entered deductible of 50k “per unit” instead of 50k per claim). According to their entered excel entry, it was against federal lending guidelines. A manual entry into an excel spreadsheet error sounds simple enough to fix right? NO. The HOA, the insurance company, and track record of 20 other top lenders, showed error to ZHL officer and upper management who still refused to correct the clerical manual error.
We have since been approved by another lender.
WAIT Keep reading. The craziness did not stop there!!! ZHL went on to filed application to remove HOA from Freddy Mac and Fanny Mae!!! Despite THEIR clerical error. So, our closing is delayed until the HOA is on FM list again. This also precludes any sell in well established development. The HOA leadership, ten lenders, the HOA insurance company leadership, have all provided evidence that a secretarial data entry is the sole discrepancy here.
DO NOT USE Zillow loans.

My loan process was a nightmare. Not only did the initial processor botch the transaction, David Korbreek, but then the next person in line, botched it worse. I was told 6 weeks before closing that there would be no problem with me qualifying for my loan. I have ample assets to more than cover the loan, twice over.
During the process, the lack of communication got worse and worse. No response to either myself nor my broker. The appraisal was missing in action for a month after it had been done. I was misinformed of what funds I could pull from in my investments. The actual day of closing, while doing the walk thru, 45 minutes before closing, I was told the $$ had to be withdrawn from a different account.
i would never deal with zillow home loans again, and would never refer then for a loan. They refuse to compensate me for the errors on their part also

The process to get the loan (and my business) was quick and easy. Little did I know, they must have done it too fast and screwed up my escrow. They did not put enough money towards it and did not include my flood insurance even though it’s paid through the mortgage. After a year of having the loan, the escrow analysis shows I have such a great shortage that I have to know pay over $1200 a month more for 12 months!! This is fraudulent! I will never do business with Zillow again and recommend you steer clear.

Received closing disclosures and everything moving smoothly. Until 9 days before closing date, i wanted to close 1 week early. I called my agent to let him know the only thing my sellers agent needed is a “clear to close”. The next evening I received a notice “revisions to closing disclosures”. My loan type had been switched, my rates went up and my $4500 down payment turned into just under $12000. ALL ONE WEEK BEFORE CLOSING! They have known I don’t have $12,000 for a down payment for the last 3 months. I have signed hundreds of documents and wasted 3 months of my life all because of this incompetent loan company.

Zillow Home Loans engaged in deceptive lending practices during a recent purchase of a home. Despite knowing in advance that the home was a duplex, converted from a single family home, with a garage apartment, Zillow undercut other lender offers, both in terms of down payment (they offered 20% to another lender's 25%) and in terms of rate (they offered 5.0%, with the ability to buy down to 4.875% for a fee of $650). Once the rate was locked with Zillow and after the inspection report, Zillow reneged on both terms of the locked rate, changing the down payment to 25% (based on the number of units, which they knew ahead of time AND sought to obscure from their own underwriter) and changed the rate to 5.25%. After formally complaining, I was able to get the rate back down to 5.0%, but the cost to buy the rate back to 4.875% went from $650 to $2600. Zillow had visibility of both the property and of their own terms. They chose to deceive me into agreeing to a false rate and false terms, knowing they would later renege (once I was trapped in the situation after paying thousands of dollars in earnest money, as well as the appraisal and survey).
After dealing with Troy Rudman from Zillow loans I would highly recommend Troy for all ur financing needs ! He is very patient, knowledgeable , and helpful through the whole process! This process can be exhausting but Troy made it smooth sailing! He is wonderful! If my family or friends need any financial assistance with their home if you use ZILLOW MY FIRST CHOICE WOULD BE TROY RUDMAN! I have dealt with other financing agents in the past and he is the very best ! Thank you Zillow for having such a great employee!
