You are misleading and deliberately deceptive. We approached you via our broker to buy a specific construction property. You said that you lent on that. We paid you for a survey and after this you clarified you only lend on specific types. If you had notified us initially we would have known we didn't meet the criteria. You were deliberately vague in your initial acceptances and failing to provide criteria in order to extract a fee is deceptive.

Ease of process to offer is good without to much fuss, would like to see offer auto acceptance within application, and manual decline to make sure rates do not get missed in busy times.

I applied with Vida home loans via broker with a salary of 45K Vida declined me based on my affordability which I dont understand. Vida home loans make out to be people that are willing to help working class people like myself who havent got the best credit to get a mortgage. But dont be decived they wont even give you a chance if your are working class dont even waste your time trying to get a mortgage with these people. you are better of trying with Kensington who will at least give you feedback (if they decline you) on how to work on your credit to get a mortgage with them.

Very poor servicing of existing customers — and unfortunately this is not the first time I have had problems communicating with Vida.

My latest issue should have been extremely simple. On 9 August 2026 I requested an annual mortgage statement for ANKOLET2 Limited covering 1 January to 31 December 2025.

Rather than simply supplying the statement electronically, Vida appears to have relied yet again on international postal correspondence. The item could not be delivered while I was abroad and was ultimately returned to sender.

I formally complained on 14 September and specifically requested the information electronically. As of 18 September I still do not have the statement or even the basic 2025 account information my accountant needs.

This is now affecting preparation of the company’s statutory accounts, which must be filed by 30 September.

More generally, this reflects a problem I have encountered with Vida before: communication by email is unnecessarily difficult and they seem far too dependent on what feels like an antiquated postal system for straightforward mortgage administration. For an international customer in 2026, having essential documents repeatedly tied to physical post rather than secure electronic delivery is simply not good enough.

I am not requesting anything complicated — only a historic mortgage statement, or failing that the transaction ledger, annual interest figure and balances needed by my accountant.

I have escalated the matter again today and will update this review if Vida resolves it promptly.

Based on my experience of their servicing and communication, I would avoid Vida if you have a practical alternative.

Charlotte the Valuation Underwritter did a stella job using her initiative to get a case over the line for my client, and reliving the extra hurdles I would of needed to overcome with the case. Please treat her to an extra batch of Welsh Cakes.

Made me jump through hoops, of which I did everything that was asked of me. They took so long, eventually my existing mortgage had run out, and then they wouldn’t give me the mortgage as I was out of mortgage - they knew the end date three months prior!! Had survey done a few weeks prior, and all was great. Then they came back with a no!

A stressful journey, but a very positive outcome

My mortgage application with Vida Homeloans took more than three weeks, and during that time I became quite worried after reading some negative reviews online. My application had several complications, and I had to provide explanations and additional documents regarding my circumstances.

However, I have to say that Vida’s underwriting team took the time to consider my explanations and understand my situation rather than simply making a quick decision. After providing the information they requested, my mortgage was ultimately approved.

The process was stressful at times because of the additional questions and waiting, but I really appreciate that Vida gave me the opportunity to explain my circumstances and properly considered the information I provided.

I’m very grateful to finally have received my formal mortgage offer. Thank you to everyone at Vida who worked on my application and helped make this possible.

I would definitely recommend giving them a chance rather than judging them only by negative reviews.

I have had a very complex case that I was expecting to take an age to go through.

Another tricky case sorted today. Chantal & Andrea also went the extra mile to get the client's solicitor added to panel right at the 11th hour. It's so refreshing to have a lender that looks at the case on it's merit as opposed to being a "computer says no" lender. Keep up the good work guys.

I applied for a mortgage through Vida Homeloans. A Decision in Principle was issued, a full application was accepted, fees were collected, and a valuation was instructed, only for Vida to inform me after all of this that the property did not meet their lending criteria due to its ex-local authority status.

This information was knowable from the property address alone. A £7 Land Registry search or basic due diligence would have identified this immediately. Instead their process relies entirely on a broker ticking a box with zero independent verification and a valuation as a final step.

As a result I lost over £2,000 in direct costs including valuation fees, solicitor costs, Land Registry fees, broker fees. I also sold my car under time pressure specifically to meet their "going in 6 months" affordability criteria; a decision I would never have made had this been identified at DIP stage as it should have been.

My formal complaint was not acknowledged until I chased it myself, then it was subsequently rejected.

A Decision in Principle that doesn't assess the property's eligibility is worthless as a consumer protection tool. If you have to use a specialist lender, DON'T USE VIDA!

After 1 week of to and fro I still cannot log in as it will not accept my passwords. I have spoken to various people at Vida and all have said that I am registered correctly, but I cannot log in and trying to change passwords is a nightmare. Does not happen.

Great experience from start to finish. System is easy to use and the speed at which we had a mortgage offer was unbelievable. Barry Lindsay was the underwriter on the case and case was offered within 24 hours. Even called me to let me know as well. Lending as it should be.

As a mortgage broker, I've used Vida HL for a number of clients over the years and recently completed a residential case with them. Their criteria were really helpful on a unique property where high street lenders couldn't assist.
