In my experience it is difficult to be happy with the performance of Principle at Hope Place Bath. Health and Safety matters are left for months if not years to fester despite constant badgering eg broken outside lighting, broken gates, dangerous and slippery steps…. It’s always on some to do ‘list’ but many never get authorised to the constant frustration of residents and contractors. The estate in my view is beginning to deteriorate due the long list of outstanding items that Principle are failing to manage. The service charge accounts have not been produced for the past 2 years so we don’t know where we stand on costs and reserves. We don’t even have a budget for the current year. I could go on. Principle are well aware of the issues as numerous residents have repeatedly written to them but still Principle fail to remedy the service failings. Principle have a ‘maintenance’ email for reporting matters - but not once have I ever had a reply or even a simple acknowledgement to my emails. It is difficult to know why we are being let down by Principle - lack of manpower allocated to the estate management contract, other higher priority contracts, failure to appreciate the importance of fixing some long outstanding items ..….? We have never received an explanation. In my view Principle must improve their performance. Action not words please.

Our experience with this company has been very good! My son has lived at Bristol Street Birmingham for over 3 years now and I can’t sing the praises of Sophie and all the team there enough! They are all lovely and do a fabulous job! Thank you 🙂

Moved in with the help of Ross and Courtney, great experience overall, and both happy to assist at any time. Ross was so lovely when we met for the viewing, made us feel really comfortable straight away and gave us loads of information. He sat down and talked us through the next steps, answering all of our questions in detail - really great service. He was always on the end of the phone if we needed him! Also, the flat is great, which is a bonus. Really happy with the experience from Principle, thank you Ross and Courtney for your help :-)

Shanti is really helpful, and had picked up my inquiry at a fast pace, having no response since Lewis left. My issue was resolved swiftly after thanks to her.

After changing our management company and having a lot of issues to address, Recorra Moody has been totally amazing as our junior property manager. Her communication and attention to detail is second to none and she always replies quickly to any of our queries. If she hasn't an answer straight away she always gets back to us as soon as she can. Recorra respects each and every one of our requests and problems and goes above and beyond to help all of the 20 residents in our retirement property community. The best thing my husband an I ever did was to move to Principle Property Management.

I recently started a tenancy for a rented garage on a brand-new concreted block they manage. The experience from start to finish was very professional and any questions I had were answered. I was given a garage viewing by Ross who was a delight to deal with and he quickly took me through the process of application which was very simple. All of the admin was dealt perfectly by Courtney and any queries were responded to very quickly. I would absolute recommend dealing with this agent if you are a prospective tenant on the look out for something.

From emailing the maintenance request to job being completed was maximum 2 weeks. Kiran Shoker responded to the initial email and instructed works to be carried out. Request was for bulbs in the two street lights outside our block and chanced my luck again by mentioning car port lights. Street lights and car ports are now all working. Thank you Kiran

It has been a reassurance to have our daughter live here . The accommodation manager Sophie Preece has been ever helpful and approachable and has managed all our queries promptly and professionally.
We would have no hesitation in recommending this company. Thank you!

Our property manager Jessica Deller has been great. Responding to any queries in a speedy and professional manner and giving excellent customer service.

I needed my washing machine plumbing in,it was a difficult job,as the cupboards were in the way of getting the pipes to the washing machine.
The engineer was brilliant, new exactly what to do, made a difficult job look easy.
Excellent communication from Jack as to when the engineer was coming.
Kept me informed at every step of the way,the engineer also changed a light fitting for me.

Overall minor issues with delayed maintenance however the staff try their best to accommodate delays, are extremely helpful in person as well as going the extra mile to look after your safety

There was few these need to be sorted in my apartment.Rachel Morton property manager sent contractor to fix them as soon as possible.

We finally have a maintenance company that looks after us. I spoke with go above and beyond. When I have asked for help, it is sorted. Their costs are reasonable. I would recommend Principle as a maintenance company that listens and helps.

It was great to stay in the Edgbaston area for about two years. I would like to take this opportunity to thank Ms Rachel Morton, who has done an excellent job as the estate manager and has always been very helpful with anything I requested. Thank you so much, Rachel, for all your great support!

Re: Canterbury Court. Although there was a delay in the response from the maintenance dept due to a change of personnel , the job as carried out today 12March. The young man who came to do it was very good and explained what he was going to do (guttering was overflowing) and he did the job swiftly and satisfactorily and explained what he had done to rectify the problem. He showed me a photo of what was causing the problem. All done now, so hopefully, no more water gushing down the exterior wall!!

Myself and my solicitor have been trying to get 2 documents from Principle Estate for over 2 weeks now regarding the sale of a property , no one ever answers the phone or replies to any emails. This has made us miss the first attempted completion date. It is so unprofessional and smacks of incompetence .
Principle Estate Management .... Please answer your phones and reply to emails , it is beyond ridiculous.

They are the worst service providers when it comes to property management. The lift in my building is not working for 9 months and they are not repairing it and making the excuse that they are not able to source a part from Europe. They wont replace lift and wont repair it either. There are four floors in my building and it’s difficult to carry things through stairs.
