I am the buyer of an ongoing purchase where the seller has opted in to use this awful practice to deal with all the transaction practices. New Homes Law is just terrible.
All that solicitors should be able to do, as the bare minimum, is keep track of enquiries, questions and provide answers. The main solicitor and a few other conveyancers involved with the purchase regularly failed to deliver information, kept on losing track of the enquiries and outstanding requests, and managed to endanger the transaction at every occasion. They delayed everything, and this almost caused me to walk away from the transaction. I have seen email threads between themselves and the landlords being sent months apart after the enquiry was put through.

DO NOT MAKE USE OF THIS COMPANY, ESPECIALLY FOR YOUR HOUSE PURCHASE.

Recently, the company has done all they could in their power to take this review down. They reported this review incessantly to Trustpilot to remove my opinion as a consumer. What's worse is that they also tried to block the completion of the house purchase by asking that I remove this negative review - otherwise we cannot proceed to completion. Please do yourself a favour and steer away from such a toxic practice.

Alix Robinson from the completions division helped on our case with extreme swiftness. From a call to NHL to ask for a matter to be investigated, Alix took on the task, liaised with external organisations and completed it within 24hrs. You can’t ask for much better! Thanks Alix. Smashing work.

Luke has been amazing from start to finish and kept me in the loop when we needed it most. First time buying a home, I work long hours and doing the conveyancing remotely worked the best for me. It gave me the opportunity to sort out documents online, emails and review what was needed in my time, which was mostly evenings and weekend. Therefore allowing me to not worry about doing everything while working and needing time off.

I dealt with New Homes Law last year as I was paying back an equity help to buy loan. We managed to get through the process eventually but it was challenging, partly due to the very laborious communication with New Homes Law:
- It was extremely challenging to get hold of them throughout the whole process, they would rarely answer your emails unless you harassed them (despite waiting 1-2 weeks+ sometimes). I often had to call, would not even reach them, so someone else would leave a message and eventually I might get a call back/an answer on my emails
- To make matters worse I was handed-off to another solicitor multiple times over the course of the process. But I was not notified! So kept sending emails to someone was no longer handling my case, as one can guess even less likely to get an answer. I luckily found out by checking some case page on their client portal thing.

On a few occasions I had no other choice but to post a review on this very trustpilot website to pressure them to engage with me. They then did (often in exchange for editing/removing said reviews)

I contacted New Homes Law in 2023 to get my lease extended. I found communication with them difficult and convoluted: nobody seemed to know who was doing what. I put in a complaint and there was some improvement in their efforts to keep me informed.
The lease extension was completed in September 2023. I got a letter from them saying that my mortgage was completed and had to let them know that they were dealing with a lease extension for me not a mortgage! I got another letter from them dated 6th November 2023 stating that my lease extension was done so waited to get a copy of the deed with the new lease length. This still hasn’t happened. Also, they should have provided me with a copy of the new lease. I didn’t get that either. Just before Christmas last year, I asked New Homes Law why I hadn’t heard from the land registry in two years. They told me that the lease holders hadn’t responded to a request from the land registry for a certificate of compliance. They would give me no information about what they had done to complete the process - I fear that they had done nothing and didn’t seem to be in any hurry to help although they said that they were working on it so I’ve waited another few weeks - still nothing. Today I spoke with the leaseholders who were responsive and it appeared that New Homes Law hadn’t been in touch as they’d claimed. I applied for two other lease extensions in 2023 and they were all officially completed within that year. I have little faith in New Homes Law and wouldn’t ever use them again.

I used New Homes Law for a shared ownership purchase. Unfortunately, the experience was marked by persistent communication failures and avoidable issues that caused significant stress and delay.

I instructed at the end of June and my file was placed on hold without a clear explanation, which caused an initial delay. Several emails went unanswered, and it was only after repeated phone calls that progress began. From that point on, I frequently had to chase for basic updates. Emails and voicemails often went unanswered or responded to weeks later, including at critical stages, and I was given inconsistent information about the status of my file.

In August, after further difficulty making contact, my conveyancer left the firm unexpectedly. There was then an additional delay of around a week before the matter appeared to move forward again. I emailed the complaints team during this period, but received no response. I also attempted to contact the supervising solicitor and had no response.

Progress in September remained slow. I was then sent a management pack relating to the wrong property, which was not identified internally. I flagged this immediately, but no action was taken for over a week.

The most difficult period was in October, after the estimated completion date had passed. The housing association and seller repeatedly chased me directly for exchange and completion, confirming that they had already provided all requested information weeks earlier and had not heard from my solicitors. They eventually contacted me directly as a last resort, warning that the chain risked collapsing unless they received a response that day.

I relayed this urgently to my conveyancer and was told he would contact the housing association that same afternoon. This did not happen, leaving me in a very difficult position having to explain the lack of progress to third parties. My conveyancer was then unavailable for several days, while colleagues said he would call back but were unable to progress matters themselves. Ultimately when I escalated this as a complaint, I was told in writing that no such commitment had been made. I later obtained a copy of the call recording, which clearly contradicted that statement. Despite two complaint responses, this issue was never substantively addressed.

At the point of exchange and completion, the conveyancer was on leave and another colleague took over. Unfortunately, incorrect information was provided at this stage as well, which required further follow-up to resolve.

While the purchase did eventually complete it was put at risk at several points and required a disproportionate amount of chasing and intervention on my part. Although some issues were acknowledged after completion, the overall level of communication, continuity, and case management fell well below what I would reasonably expect from a conveyancing firm.

This may not reflect every client’s experience, but based on mine I would strongly advise others to consider alternative firms.

Really poor firm.

Lack of communication throughout the process, incorrect calculations for apportionments upon completion, and a lack of will to resolve it after the fact.

This is the 1st time we’ve used online solicitor and we had some reservations… but we have to say BIG THANKS TO KERRY and Reuben we know …we put the pressure was on particularly as it was the run up to Christmas they really went above and beyond to make sure we got our keys before all the solicitors closed.
