At a loss to explain the completely unprofessional behaviour from Sally Hare and her team. After seven months no progress was made on our conveyancing. Our emails were ignored. Requests for phone calls and voicemails ignored. When you telephone reception they will in no circumstances put you through to your solicitor. We have been forced to engage new solicitors, who have achieved in five weeks what Core Legal could not in over six months. I cannot understand how an apparently professional firm can behave in this manner. I would not recommend them in any way - they have put us and the entirety of our chain through unimaginable stress.

We initially had Tiffany as our case handler before we were transferred across to Vivi. Vivi was very helpful in assisting with our re-mortgage whilst also dealing with Help to Buy England to pay off our equity loan. We received prompt replies to any queries and were kept updated throughout the process. We also had to amend our completion date due to early repayment fees due on our previous mortgage which Vivi did with no bother. The whole process was made straight forward for us. Thanks again

She spent time and effort ensuring all things went ahead smoothly and worked so hard under very difficult time restraints and issues which arose. ViVI was amazing, what truly set them apart, however, was their saint-like patience. I sent a lot of emails. Daily. Sometimes more than daily. The kind of email volume that would make most people consider changing careers or moving to another country. But not this solicitor — every message was answered promptly, clearly and with genuine care.

They guided me through every step, explained complex legal points in plain English and never once made me feel like a nuisance (even though I’m certain I must have been!). Their calm professionalism kept me sane, and their expertise ensured everything was handled perfectly.

Pattinson estate agents referred me to these incompetent people because they earn a commission for doing so. 7 months after my house sold, the buyer had enough and went elsewhere. They don't return phone calls, emails, or even bother looking at any paperwork you send them.

Absolutely appalling organisation. Stay well clear of this terrible outfit.

Absolutely shocking. Started off with them not replying for weeks at a time and sending off incomplete forms to our house buyers solicitors.

4 months into the house sale and constant chasing up if all documents are up to date, and they tell us that we haven't even completed ID checks fully which were supposed to be done 4 months ago.

Sent contracts to wrong email addresses and never chased up.

The DIRECTOR of the company Matthew, told me I was being "vague" when asked if ALL PAPERWORK was completed.

Took 10 angry emails to finally get him to check what was outstanding which turned out to be pretty much everything apart from initial enquiries.

How this company still operates is beyond me.

Reminded of this gem of an experience so had to share it (sarcasm included)!

I was recommended Core Legal by my housing developer and it wasn’t a straightforward sale of the existing house, but nothing a professional firm couldn’t manage. My old house was owned with someone else and I gave Core Legal strict instructions on my initial forms, not to disclose my new address or information to the other party.

In their wisdom, Core Legal then decided to send all my new house paperwork including address, plot number etc etc, to the home of the person I’d specifically instructed them not to. When I raised this as a huge issue (think along the lines of domestic abuse/safeguarding etc), the conveyancer (Debbie Spedding) was rude, arrogant and dismissive, stating it wasn’t their job to provide matrimonial advice.

They’d repeatedly not communicate/go non contact for a while, then make out to the housing developer that a delay or issue was my fault for not doing something, so I’d be fielding snippy emails off the developer, when it was actually Core Legal’s fault. I was even having to answer emails to them, about information they’d already been provided, whilst in labour.

I kept everything and took them to the Ombudsman over it. They continued to refuse any accountability and tried to pretend they hadn’t received certain documents/information, despite me having sent them recorded delivery and having a signed for receipt, signed by someone who was on their website as working there. Thankfully the Ombudsman found in my favour but a cautionary tale of additional stress I didn’t need to deal with and sheer incompetence.

Son and fiancé are first time buyers and sellers are using Core Legal. Small chain but still no completion in sight after 6 months on what was meant to be 12 weeks. Core Legal don’t reply to emails or phone calls and just delay from one week to the next with no action being taken. Absolutely horrendous firm who have no regard even for their own client let alone the buyers. So much time has been wasted and the mental stress is rediculous and so unnecessary. Please don’t use them.

Absolutely awful company - avoid at all costs!

Zero care and due diligence shown in my particular instance, poor and inconsistent communication - this companies total lack of care cost me significantly and caused me great levels of personal stress alongside wasted personal time cleaning up their mistakes.

Without a doubt the worst solicitors myself or my family have ever come across and my family own property so deal with solicitors regularly. What should have been a straightforward sale (no chain, first time buyers) ended up being the most horrifically unorganised and stressful 10 months of our life. Core Legal were our seller's solicitors (specifically Matthew Dickenson dealt with our case). Throughout the process, their communication was consistently poor, they were unresponsive to both our solicitor, the sellers (their client!!) and the estate agent, and they repeatedly delayed answering critical legal enquiries - some of which had been outstanding for months meaning our sale ended up taking 10 months rather than the advised 3 months once we put in the offer.
Key documents such as the Leaseholder Deed of Certificate, planning discharge confirmations, and building regulation certificates had to be sourced by us directly - simply because the seller’s solicitor failed to provide them. We were told certain documents "didn't exist" which was in fact untrue as after a couple of times ringing around we managed to source them ourselves, the buyer. This level of disorganisation and lack of urgency created unnecessary stress and caused us to very nearly pulling out of the whole sale entirely. The seller was the exact same.

There were times (as mentioned in previous reviews) they would simply stop replying and answering phone calls. There were also times they told us they had requested documents or were awaiting a response from another party which we found to be outright lies.

If you’re considering using this firm for conveyancing, I would strongly advise you to look elsewhere. In our experience, they demonstrated a lack of professionalism and urgency that no buyer or seller should have to deal with in an already complex and time-sensitive legal process. They were unhelpful and rude and if they were our solicitors we would have processed a formal complaint against them.

Sally Hare and her team at Core Legal have been brilliant along every step of the way in the process of buying our first home.

They are quick at replying, always accommodating with any questions we had and have moved the process along from start to finish in around 10 weeks!
