I lived at Avalon for approximately three years, and my experience was very different from the polished image presented to prospective residents.

Management is readily available when you’re a FUTURE resident, but once you move in, the experience changes. The leasing office door is routinely closed to residents even when management is visibly sitting inside.

Privacy was a serious concern. Management entered my apartment without prior notice or permission, and in March, I experienced management personnel looking into my windows.

The building was also under seemingly CONSTANT construction while continuing to deteriorate. Part of the roof/ceiling over a walkway actually fell off, and the walkway remained taped off and closed for at least SIX MONTHS.

Safety and quality of life were ongoing concerns as well: packages were regularly stolen, neighbors fought and smoked marijuana, and the surrounding neighborhood has a significant homeless presence.

Finally, I provided management documentation regarding my need to vacate under California protections for certain victims of crime. Even after I moved out and returned possession, they continued charging me rent into another month without meaningfully addressing my questions about why.

After three years of privacy issues, constant construction, property deterioration, safety concerns, poor accessibility from management, and continued rent charges after moving out, I cannot recommend living here.

AVOID THIS PLACE AT ALL COST. CURRENT RESIDENT. I was going to wait to write this email out until the end of lease but it has gotten so bad, that every single day has been an issue. I wouldnt suggest this "community" to my worst enemy. I am not kidding when I saw that we have experienced every worst nightmare that you could in a matter of 6 months. We stay out my parents in laws place half the month to avoid staying here.

Multiple incidences have occured here starting with the most recent. (pictures below) I first started noticing the bug issues upon move in however over the course of the last few months, its gotten worse. Now we are finding dead cockroaches outside our doors but today we were welcomed with living ones within our apartment. Probably because the constant trash and baby diapers that are left outside out neighbors doors for days on end. Again look at the pictures below. The baby diapers were a problem from the very beginning as we inform management that our across the hall neighbor did this on a nightly rate. We let management know and this continued on for almost a month, we got luckly and their lease ended so we no longer had to deal with that.

Our next issues is the cheap infrustruction these buildings are made out of. CONSTANT banging and stomping from our upstairs neighbor who we have written multipple formal complaints to management about. There replies are useless as nothing was done for over a month. Finally we had a sit down with management and their solution was to contact the guest and provide padding for the chairs they drag across hard wood floors at 2am with. Yeah, that didnt work. On top of that we informed management that our upstairs neighbor (3rd floor) as some sort of treadmill or walking machine that she decides to use at all hours of the night especially 5am. RIGHT ABOVE OUR BEDROOM. After weeks of complaints, management finally decided to go visit the upstairs unit and let her know that treadmills were forbidden. Keep in mind the community gym is 15 steps away from the building.

Next issue was parking. I am 100% disabled Veteran with Disability plates on my vehicle. Upon move in we provided the right documentation to show that handicap was premited. We were told that handicap parking was a first come first serve basis. Over the last couple months I proceeded to park in handicap time to time and have been HARASSED countless times. My vehicle was vandalized with a resident plastering a word documented note on my window using tape that to this day still has not come off. I have dash cam video evidence of residence approaching me and questioning why I am parking in handicap and I am forced to tell people my business when its non of theirs. I informed management and no reimbursement was offered for the vandalism that was done to my car. After multiple times of being harassed management decided the proper solution was to send an email regarding the "parking rules" which has done nothing as I am sitll ebing harassed to this day. On top of that our neighbors car got keyed from front to back. Again management has decided not to do anything. The patrol they say that roving around the complex has been seen 3 times since moving in back in March. How do I know this, my dash cam shows it.

The 2 issues listed above her the 2 MAIN ISSUES. A short list also includes,
Fireworks being blown off at 2am in the morning. No accountability.
Dogs off lease and no accountability of people picking up after their dogs.
Next door neighbors constantly SLAMMING their doors at all hours of the day because the doors here are on spring hinges.
Dogs being left inside their homes/balcony for hours and hours on end barking non stop.
People parking along red cribs and blocking parking spots for hours on end.

Again, no accountability and no action done from management at all. This place is an absolute nightmare. We asked to even break our lease because of terrible it is and they said "we could put it on the market and see what happens". We are counting down the days to get out of this terrible environment. We pay over $2500 a month to live her and to have to deal with these things on a daily occurance is nothing short of a nightmare. This complex also houses low income residence and that isnt surprising at all. Cops have been called multiple times to this property which I can only assume is from vandalism but at this point who knows.

Be very careful when it comes to move-out charges and security deposit deductions. After three years as a resident, AvalonBay withheld $480 from my security deposit for alleged cleaning and carpet-related charges. When I disputed the deductions, I requested basic supporting documentation such as inspection reports, invoices, receipts, and evidence showing the conditions exceeded normal wear and tear.

Rather than provide the requested information, AvalonBay repeatedly responded that the charges were valid and the matter was closed. My questions were never actually answered.

As a customer, I find it concerning that money can be withheld while requests for supporting documentation are ignored. The lack of transparency and accountability has been extremely disappointing. After multiple unsuccessful attempts to resolve this matter directly with AvalonBay and obtain supporting documentation for the charges, I have filed a complaint with the Better Business Bureau and am pursuing additional avenues to seek resolution.

The changed to a new management company and it has gone downhill so much. I lived there for 12 years. They put us through hell with a gigantic remodel. They would not relocate us. I have had 3 slab leaks, a re pipe, my garage was flooded due to lack of repair of the patio above. It had been leaking for 6 years and had never been fixed properly. There is no one in the office to talk to. You have to leave a message another year to complete. There is no parking due to the repair crew parking in our spaces. It is a dirty slum. I have lived in the Avalon Fresno Apartments for almost a year now and it is by far my favorite apartment complex here. The staff are amazing. The maintenance is prompt and the grounds are very dog friendly and people are very friendly. It’s located in Garden Loop tons of restaurants and places around. If you’re looking for somewhere to call home, I would definitely check this complex out. They are truly the best.

I lived at Avalon Wayne in Wayne, NJ, and my experience became extremely stressful after a serious water damage incident in my apartment. My apartment became unlivable, we had to leave, and the transfer/temporary housing process was confusing and poorly handled.

The most frustrating part has been the billing. Based on my ledger and statements, February rent had already been paid before the incident, but the replacement apartment appears to have been charged from 02/03/2026 even though we dispute that we had possession on that date. Avalon posted a $2,500 credit, but has not clearly explained line by line where that credit went.

I am also disputing parking charges, a late fee, and a recently added legal fee that was added without clear prior explanation or documentation provided to me.

Future residents should keep every email, download every ledger/statement, and get all promises, credits, transfer dates, and fee explanations in writing.

Do not rent from these people the cover black mold with glazing and use easy sand 20 to cover mold for years they never kill the mold and remove it properly if you and your family and guests are constantly sick get a mycotoxin test and hire a lawyer and sue them for covering mold for years hiding it and renting units to people unaware of the safety hazard! Especially get your children checked if they are sick sue these greedy 3 billion dollar slum Loards who do not care about health and safety of all their tenants collect a ton of rent money and dosent properly fix anything just covers it up with glazing which is toxic and white paint which covers mold does not kill it!

I live at eaves Peabody run by AvalonBay communities, Inc. I just moved in on the 1st of March, and have nothing but great things to say about the property. First off, the property in which I live on; I’m in an apartment, not the townhomes, is always kept clean. Secondly, the staff of the administration are great! They listen and care, and respond quickly to my queries! Also, maintainance is on point for a couple of issues I had that needed attention. They were so small that I cannot for the life of me, remember why I needed their services!! My apartment is beautiful! It’s the perfect size for me and my cat; a one bedroom, and it has a dishwasher! I hate doing dishes. The apartment was sparkling clean when I moved in! My 2.5 year old adult cat acts like a cute little kitten since being here! She loves the open window space and how the light just shines in during the day! She also has a lot of space for when she gets her zoomies at 1am at night!! I’m happy they have an in-ground, outdoor pool! I bought several swimsuits before I moved here. I’m also excited I’m living in the same city as my daughter, whereas before, Iwas 45 minutes away! The second day I was here, I went off property for a smoke; AvalonBay’s eaves Peabody is a no smoking property, and 2-3 drivers/passengers waived hello to me! I felt good about that! And to end this review, I’d like to send a special shout out to Christine & Miles in the administration office. You guys rock! And to John, one of the maintenance guys! Thanks for always showing up! Do not rent from them. They stuff you with hidden fees. My rent went from $2100 to $2700 in a few months.

Avalon is the worst of corporate landlords. I highly recommend you stay away from dealing with this company. I lived in two of their properties--one worse than the other.

f I could give this place 0 stars I would. It has been nothing short of a nightmare living at Avalon Marlborough. Since 3-4 months into my lease, I have suffered continued harassment orchestrated by my neighbors and the incompetent property manager Elizabeth Murak.

It is a known and documented tactic that as soon as a Black person moves into the neighborhood and a neighbor starts complaining of odor, it's racially motivated.

They came to my home and have even looked through my trash, CONFIRMED there was nothing coming from my unit — in person and in writing. They have done an "inspection" over 3 times AND STILL continue to harass me. When the tactic of saying it smells like trash didn't work, they then moved on to say the smell must be coming from my dogs. They completely LIED and MADE UP that my dogs relieve themselves inside my home and that there are pee pads everywhere... AGAIN, WHAT!??

How is it possible a neighbor is allowed to fabricate and lie to this extent and when confronted, the office does nothing about it? In fact, they are fueling her racially motivated claims. I have video footage of the day the office came to my home, in which you can clearly see the home is clean, no pee pads, and my dogs' area is spotless. I have no idea of the communications between the neighbor and the office or who exactly is saying what. But I guess we'll find out in court.

They come to my home whenever they want and disrupt my day. I have a job, I work from home, I don't have time for this. I know for a fact they have not harassed the neighbors to the same extent they have harassed me. When I asked why, they said "because we know from the side where the smell is coming from." WHAT DOES THAT EVEN MEAN??? Clearly a bunch of geniuses are on the situation. To paint the picture, what separates my unit and the neighbors is the garage, and probably the kitchen has a shared wall. My dogs' room is in front of the house. Do you know how strong of an odor would need to be present to go through my dogs' room, through the garage, to their unit??? Nobody is using their brain when making conclusions, because that is absolutely the most ludicrous thing. Anyone walking by would then be making a complaint. You would be able to smell an odor from the outside of my home if a smell is SO STRONG that it's seeping through rooms and a concrete garage.

I have VERY severe asthma. I am extremely sensitive to odors, dust, mold, etc. Besides the fact that I'm personally an organization and neat freak, I keep my home in immaculate condition. My home is professionally cleaned at a minimum 1-2 times a month, and I additionally regularly schedule bulk pickup to remove larger junk or trash (anything I can't donate to charity). I've been getting rid of old furniture and old items since moving in. I usually put anything into those large black contractor bags because it's easier. I've also ordered new items, so I have a lot of cardboard and packaging. Apparently, I'm not allowed to do that. They sent me a letter stating "There was large amounts of trash seen being taken away from your home in October." Thanks for confirming I'm under surveillance and you're watching me. But also, why am I not allowed to clean my home and make room for new things?? And how is it that you came to the conclusion that "odorous trash" was picked up from my home?

Additionally, particularly where I live, it smells of marijuana, cigarettes, and the smaller dog park always has poop and the fake grass smells of urine. It's completely unsanitary. The people in this neighborhood who own smaller dogs do not pick up after their dogs.

So let's be VERY serious — there isn't an odor coming from my home. It's pure laziness and gross negligence on behalf of Elizabeth Murak and Avalon Marlborough. I'm not your scapegoat, and I'm not going to continually be harassed out of my home.

These people are absolutely insane. I've had to leave my own home for extended amounts of time just so that I can try to relax. My hair is falling out due to the excessive stress they have brought upon my life from their lies and harassment.

I've been living in housing communities for over a decade and have never experienced this level of discrimination or harassment. I've had to engage my counsel and the proper authorities to deal with this matter. It's an absolute waste of time and money. I regret nothing more than the day I moved into this property. If you are Black, you are not welcome in this neighborhood. Stay far away.

The 2 guys from maintenance have always been kind when I interact with them. They are always quick to respond and very helpful. So I guess they can be excluded from this.

Stay away from this property. Management does not respond to maintenance needs. Responses are nonexistent. There are people living there that need to be evicted and crimes are taking place. Steer clear.

This building is a nightmare. Ongoing leaks and recurring mold, maintenance entering my unit without notice EVERY TIME (including at 11:30pm at night), and constant smoking and drug odors in the hallways. I repeatedly witnessed open drug use and behavior that appeared to be criminal, including strangers roaming the halls, aggressive behavior, and people knocking on doors clearly looking for drugs. It felt unsafe daily.

Management is nonexistent. Emails are ignored, complaints go nowhere, and building rules are never enforced. Problems are “patched” and immediately come back. For a property that markets itself as premium, the reality is neglect, chaos, and zero accountability.

I would never recommend living here. Save your health, your privacy, and your safety.

This is the absolute worst complex I have ever lived in. I’ve been a resident in Montgomery county for over 40 years. I have never had an apartment like this. This place was covered in Mold. It has affected 3 1/2 years of my life-saving cancer care they lied to the Better Business Bureau. They lied to my insurance company they Refused to accept and acknowledge My Doctor’s letters they’ve allowed their maintenance or themselves to break in and out of my apartment, I had to move out and lock that door July 3 and leave every single thing I own behind due to my doctors orders and I have been in the fight of my life with stage four cancer. A body covered in Mold disabled fighting with this apartment complex to do the right thing Stay away from Avalon Bay do not go near these people. They forge their ledgers and these people. them into the government. This is the biggest shit show I’ve ever seen.

DON'T FALL FOR IT! I will preface by saying that the maintenance crew are all hard working good guys. That is where the compliments end. After moving in we thought that this nice, clean community would be a welcome upgrade....nope. This place sucks. It is the highest tier rent in the city with the very low quality of life. Not one thing justifies the astronomical cost of living here. We live in a lower level apartment (in more ways than one). The amount of noise from upstairs is unbearable. The construction quality is criminal. Every cabinet door is crooked and squeaks. Toilet paper holders and towel racks are falling off. Every single window leaks to the point where money is being wasted on heat. The vents for heat and ac barely work. They close the dog parks for several days with zero warning or explanation. Trash is often overflowed. If you don't have a garage, the parking is atrocious. Almost none of the rules are enforced. Every email response from them is a generic AI email. THIS COMPANY COULD GIVE A FLYING F ABOUT ANYTHING AFTER YOU'RE IN. BTW, 2 bedrooms are 4,000 and a tiny one bedroom goes for 3,000. If you come across this scam of a community in your apartment search, keep it moving or you'll regret it!

My apartment unit had excessive mold (that I knew of because I visibly saw it) in my unit for 5 days, and the mold has damaged my personal belongings including furniture (yes it was even in the wall and cabinets).

The complex refuses to give me temporary housing outside of this apartment and refuses reimburse me for any of my belongings/furniture damaged by the mold.

I haven’t lived in the apartment since September 4th, 2025. So for almost whole week I’ve been without a home WITH NO USE of my belongings!

They only want to refund me rent, my security deposit minus utilities (the nerve), and give me an $250 credit to replace my furniture/ personal items with mold spores on them!!

Then community manager proceeded tell me Monday September 8th I have until the 12th to move out. Although the mold happened because my bathroom fan wasn’t working people and they had to fix that!!

I just moved into this apartment May 4th,2025 and I believe mold has always been growing / there but now it’s excessive and dangerous. So they KNOWINGLY let me live there knowing there was mold! I have to go to the doctor because of symptoms I’m experiencing.

Fast forward, September 9th they updated my date to move to the 15th per my request! They can’t give me a short amount of time to move out like that anyway due to the circumstances! They’re literally trying to bully me to do what they want to cover their damaged building! Yes I believe it’s the whole building and not just my unit! But I may be the first one where it got out of control where they have to acknowledge it!

There’s needs to be news coverage on this as they don’t want to get an inspection they just want to treat the mold and paint over it! & the fees no telling how many other units around my unit has been affected by this!

I have contacted BBB and other channels as well.

I’d say zero if I could I have stage 4 cancer n have been sick 4 years ,, only to find out the mold ive been complaining about had interrupted my life saving cancer care mold in port , lungs, nervous system,, stay away from AvalonBay bay ,,my doctor wrote them ,I have numerous photos and emails,, I stayed in my car for 5 days with my animals until my check came because my Allstate had to deny my claim due to numerous perils ,, the county passed them as the three idiots responding thought this was an episode of mean girls ,, last night I wrote them a delightful email ,, to stop the shit n get the real Laywers involved,, putting an at risk cancer patient w a new rash from this years mold ,, on the streets ,, never offered any help ive lost 4 years of my life ,,

Avalon Bay has the worst system for maintenance and administration issues. This is a national issue I believe. You send a request via the app - some person sees it and presses the "it was resolved" button. Never mind it wasn't - so that is a lie -- but it seems to mean they read it!!! I understand that there is pressure on employees to have maybe a "did it" check mark by their names-- but it does not serve residents who pay good money to live here. Corporate needs to figure out (how hard can it be!!!) to make it a policy to not say it was resolved until it actually is... Say what was done -!!!!! Do not have emplotees press the button it was resolved when it was not! This has been going on since Avalon took over. I finally have had enough. It was an easy fix. Avalon - FIX IT!!

First off the application process made no sense. I was denied without a valid reason and I was not given a chance to correct or update any information the system requested. When calling the system did not show my application and when calling I received nothing but rudeness from the staff. They pretty much taking application fee without allow people to provided them with the information they requested. Their customer service is far below average. They need to revamp their whole customer service experience and system because it is not working. I would not have applied if I know they would’ve just taken my money. Who does that? I was given the run around every time I did call to speak about the matter. All was said was denied because of our system could verify your identity. So to whoever deciding to apply please be cautious. Note every one you talk to and note every interaction you have with them because they are not professional at all. Good luck to you and I hope no one experience what I experience when dealing with these people. Update: Going to management doesn’t help at all. Now I was told I was denied for credit when I got approved the very next day at the beautiful apartment down the street. Make it make sense. Carol (manager)wasn’t helpful nor caring of the situation. All that was given was excuses. I really hope they revamp their customer service department because tending to their customers is one of many things they lack. I must say Juan was helpful but he could only do so much. I had to explain myself several times which was frustrating. Good luck to whoever decides to take a risk on losing their money on a process that needs to be updated to help customers get approved. Also note that when writing reviews these companies remove negative comments to improve their scores. I wrote a review on apartments.com and it was removed immediately with not response to me.

I live there for over three years. The building staff consist of Carlos, Felix and maintenance (Q) are amazing.
The building allow my wife and I a taste of home ownership.
High rent and fees are enough to consider moving.
