I am an unsatisfied customer from Victor Michael. When I rented with them, they attempted to collect rent payments after they had given clearance for my wife and I to vacate the property after residing for 4 years (during which there were multiple mistakes, disappointments, and ineptitudes). They attempted to hold our deposit in lieu of the fraudulent rent claims until I pointed out the low quality of the fake reviews here. I've noticed that, since then, the quality of the fake reviews has gone up. Well done to Piyush and Esta for spending a bit more on a higher-quality service! That being said, as I work in fraud prevention, I recently came across a product called Pasabi that detects fake review analytics! Will exert it upon VM and report the findings, but, spoiler alert: most of the reviews claiming that VM has excellently handled their property seem to be employing 2-3 letting agencies that have ALSO been handling their property for 10 years or so. Weird. Also didn't know VM had properties in central India? Very diverse, good for them.

Have been dealing with grace for quite some time and have only received excellent support and help.

Victor Michael Estate Agents are stars - Esta was so helpful and also very patient as I asked a lot of questions. Nothing was ever any bother for her or the rest of the team. When I collected my keys etc today it was nice to meet them all face to face, and again I had some questions and again, they had the answers. - A very professional and understanding company.. Use them, you will not be disappointed.

Rented my previous property from Victor Michael. (Canning Town)

On Monday, 18th April, it will be 4 weeks since I returned my keys (on the 20th of March) as per the request from Victor Michael to vacate the property by the 17th of March.

On 3rd of April, Victor Michael confirmed a rent overpayment of £1,494.80 is due to me (as I paid for a month in advance and vacated earlier), in addition to my deposit to be returned.

Both the inspection report in November 2022 and the check out report at the end of March 2023 indicate no reason to retain any of the deposit.

And yet I am still waiting (after following up numerous times) for the money owning to me to be returned.

You saying you “MOST” leave! As really tells a lot about your company. My other partner has left the property over a year plus, which means I have been paying the rent without arrears till date. This how you people makes landlord lose money. I can decided not to pay rent from the day you severed the section 21 till we meet in court which means the landlord will be out of pocket for 7 months that’s £10500 lost. I have find out it’s because the rent in that area is now now £2000 that’s why you want us out. Your company and the landlord has not giving reason to severed the notice. If the landlord want to move back or family member that’s fear enough but telling us to moved out because one person has left the property and I never owe rent is not a good excuses. I will be taking this much further.
my son is going to special school which is very difficult to leave outside the borough till they find we are able to get replacement in another borough.

A girl called Kelly Rowlatt from Canning Town branch is the most rude person I have dealt with, she needs customer service training, She is always rude. Have been renting 3 bedroom house in barking. Never owe a single rent for the past 5 years. Payment on time. When ever there is repair it takes time for them to resolved the issue. It took this agency and landlord 7 months to repair the the house kitchen. After they repair the kitchen, they increased my rent, after 2 months they gave us section 21 to leave the property because they planned with the landlord to get a bigger rent. My rent was increased from 1400 to 1500 after kitchen renovation. Now, they want us out after signing new contract.

My experience was pretty good. The agent that I had to deal with was very helpful and responsive at my requests. Also I have nothing to complain about the Newlet department . At the end of the story I definitely recommend this agency. 👍

where do I start. Perhaps someone in their pitiful group could tell truth to their clients, could treat their clients with some respect, could respond to emails with literacy, could stop evading questions, could try behaving with integrity. Maybe that's too much to ask.

I have been in business relations with Victor Michael for about two decades. During this long period, I have never had an occasion to doubt the company's professionalism and commitment to me as a client. The latest task was when Piyush offered to find me a mortgage broker. The arrangement worked perfectly well and I am greatly indebted to him.

Staff just care about money
together with landlord.
I was live 15 years in leytonstone
- always rent was payd on time.
But always when was reported problem - answer was not come....
In one tragic day roof was damaged and collapse together with dirty water and all rubbish from top floor flat.
( Nearly injured my wife, thank good - kids was at school in that time.
Reported to agency....no answer
Fire fighters come- switched off all supplies likecgas , water etc.
We was homeless after that -
Agency was not given any help...
...together with her landlord...
( was on holiday in India )
Not help with Landlord is well...
Was reported everything to Council Waltham Forest.
I have all pictures; video with damaged flat and Ours belonging.
I was live there together with my wife and two kids .
Help never come
Just was pressure to leave that agency and finally We was taken flats from different agency.

Just care about them self
If some one have similar situation please don't be scare - just tell to Every One- avoid that Agancy and that landlord.

This review is dedicated to Gracie from the Leytonstone office, because she's the lady behind the successful lettings. Without her friendly personality and perseverance through hectic moving periods, the people involved wouldn't have got the results. Gracie helped make them possible. She understands the perspective of landlords and tenants; and has turned this insight into a rare ability to stay impartial during the process, which unlike many agents, meant she never came across as favouring one party.

I trusted Gracie because I knew she tried to match tenants to the criteria I provided, abiding by council and letting legislations, without adding to the stress by imposing fees or selling additional services. This proved how objective she is with her work; she was focused on letting and following the right rules, not selling. This was important to me.

I know my previous tenants and new tenants found Gracie equally reliable. She has supported everyone in process, including her team members who were falling behind on paperwork.
I believe Victor Michael are blessed to have Gracie in their team. She is one of the hardest working people I've had the privilege of working with, after having worked with people from all major estate agents such as Foxtons, Winkworth, Bairstow Eves, Strettons.

My feedback doesn't really do Gracie justice. She's far better than a few sentences.

I thought victor michael is a big letting company and they are professional but the experience is worst then ever.

First of all as soon as i paid them rent and deposit sales team stop answering my phone and said i need to speak to management.

The management is worst then the sale team, specially the lady Works their name Miss. Victoria. Horrible customer service and she is so arrogant.

When the landlord want me to evict the property i told them i trying to find it as property crises is all over the London and still she was threatening me and finally they send me the eviction notice. So i left the property and now they are not giving me my deposit back.

So, i raised dispute on TDS and now they emailed me thats its nothing to do with them and now its between landlord and to resolve this issue, even though i paid deposit to victor michael.

I dont know how they have managing the properties and getting all these 5 stars probably they have paid to PR company to made this up for me because the people works their they dont behave normal and also they dont treat others as a human being.

i hope they director see this message and sack those people who are ruining his company reputation.

Gracie from the Leytonstone branch was professional, friendly and so very helpful through this process keeping us updated through every step of the way. Very quickly, Gracie arranged a viewing and we were very lucky that the whole process of seeing the house and moving in was completed within 10 days.
