I only gave a 1 star because i had to if there was an option for no stars then thats the rating i would give this company. This company is the worse I have come across in dealing with! My fiancée and I explained our situation to them. They said understood and there wouldn't be any issues, but the gave us the run around. Very unprofessional, they do not know laws and thinks of themselves as being above the government. They promised calls back and will keep in communication but that wasn't the case. They also lie to cover themselves, made my fiancée wait to even look at a place because they didn't show up with the right keys. So much wasted time and efforts and we didn't even let with them yet. Thankfully so because if it is this unprofessional and chaotic in the beginning I would hate to imagine if we followed through and let from them. WILL NEVER RECOMMEND TO ANYONE! DO NOT USE AMD STAY AWAY FROM Ultralets!

Absolutely the worst, most unprofessional lettings agency we have ever come across. They don't care about UK law, turn up with no keys and waste your time, don't call back when they say they will and just fob you off with excuses.
DO NOT USE THIS COMPANY....!!!

We was only on the property for 6 months and reported all faults as they happened. They are now trying to charge us for all of this. Absolutely disgusting company to deal with and never been treated in this way by a letting agent. Go elsewhere, anywhere!

At the beginning, this company was very helpful and very fast. They also dealt with an insurance company for us.

However, after we got our keys for the property. Things went downhill. We only got one key between two adults meaning a lot of messing around. The new key is costing us £50 which we have to return to the landlord at the end. This could have been offered as a goodwill gesture but they won't and are standing behind their policies.

They will try there best to get you to pay and they will break the contract by turning up unannounced and not inviting you to the final inspectionbefore you leave. They won't fix problems you report and will use the DPS service to get you to pay for them.

This is the worst letting agency i have had the displeasure of meeting.
I applied for several of their properties on Rightmove and they only responded to a select few. I then went to their website and applied there again.
I managed to get 3 viewings with them, travelled down from Norwich, made the first viewing, only to not meet anybody at the property. I called them and I was told that the property has been taken off the market.
The exact thing happened for the second and third viewings.
The worst part is that they do not even have the decency to give advance warning. They wait till the very day of the viewing to cancel.
I have had to deal with many letting agencies in the past and Ultralets is, without doubt, the worst of the bunch.
0/10, would not recommend them to anybody.

Very unprofessional agency. Booked for a viewing for a property, confirmed by email. Arrived at property with the time frame. No agent arrived, called the office to be told viewing was cancelled and should have received a voicemail. No phone call or voice mail left, but happy to cancel. 40 minute drive each way wasted and no apology. Disgraceful outfit please do not use these people. If they can't remember to correspond when a viewing is cancelled do you really want them dealing with your money. AVOID!!!

I don't know where to start. First of all, when I applied for a flat, they asked me for a lot of documents. They are so sloppy in their work that they asked for the same documents many times and I sent them. They asked again as if I had never sent it. They made me wait a long time even though I said I didn't have much time. Then when I finally asked for a positive or negative answer, they said that due to "unforeseen reason", flat is no longer in the ad. They suggested another flat of the same host. I said ok but I asked them to reply to me within 3 days at the latest. As a result, on the 3rd day, they said that the landlord did not want to continue this meeting and the process was negative. To talk about my own situation, I work full time, my employer is also my landlord guarantor, I have positive reference letters from my former landlords and yet the process has been negative. They deserve troubled and non-paying tenants. I definitely do not recommend.

We have lived abroad for awhile and the team at Ultralets have looked after our property in Hull for six years. The whole team have been professional, friendly and quick to respond to any questions. They found our lovely tenant for us in 2016 and we were thrilled that they found us such a reliable and considerate tenant. We would highly recommend this team of people. If you are a ‘new’ landlord you can rest easy that you, your house and tenant are in good hands with Ultralets.

Huge thank you to Tom for fitting my new kitchen! It really wasn’t an easy job with the old kitchen being in such a state and a few unexpected problems cropping up but Tom has dealt with it and produced a beautiful kitchen! He allowed me to be involved in choosing changes that needed to be made and kept me upto date everyday on the progress! Thank you!

Ultralets provided its usual efficient and friendly service when it came to selling our rental property that they had skilfully and reliably let out on our behalf for many years.

Tina at Ultralets was professional and answered all my questions clearly and honestly whilst viewing one of the properties today. The property was clean, well maintained and of good quality . The best property agency I have dealt with to date ! Thank you

t’s been a pleasure to work with ultralets for over 10 years as their preferred supplier and installer of carpets and flooring, they make my job so much easier by always having there properties cleaned out and empty ready for me to fit carpets & vinyl. Thanks to Alice for being so prompt in organising my payments on a monthly basis and the whole team for their organisation in getting me access to properties to carry out my work. Ultralets is a real family firm always a smile from everyone in the office where nothing is to much trouble and have always gone above and beyond to make sure everything runs smoothly.

We've just put our first property in Hull, under their management and they are far more responsive and professional than other agencies we use in other cities. Clear and honest right from the start, so far I'm very impressed!

I’ve been involved with renting both residential and commercial space in Hull from Ultralets over the last 10 years. I have to say the team have always been a pleasure to deal with and the workmanship of their maintenance team has been excellent (I work in the building trade) Thank you for such a stress free renting experience. I no longer rent from them but to this day they still help me out with any tenancy related issues and are always happy to help.

After encountering a few issues attempting to let my property myself, I decided to call upon Spencer and his team at Ultralets to provide me with with a let only (tenant find) service. I must say the team at Ultralets take ‘over delivering’ to the next level!

Firstly, the team were unbelievably efficient in getting my property photographed AND listed with full description on the very same day as my phone call with Spencer, the managing director. My property was successfully let within a week, which is testament to the effectiveness of Ultralet’s impressive marketing.

Most importantly, I’m specifically grateful for the team, especially Jo, in going over and above their standard call of duty, by co-ordinating the completion of some required electrical work, ensuring all relevant standards were met in time for the tenant‘s move in date.

Great 5 star service . We are a property investment business based in Nottingham so a good couple of hours away which is difficult. Spencer and his team have made us consider buying more property in the area as they look after our best interests . Manage all repairs the way we would economically and always pays our rent onto us on time. Honest in tenant appraisal which is refreshing .I am sure with this service they will be taking more of the agency business in the Hull area. Just wish they had an office in Nottingham.
