I had a few problems to start with, but when Michelle came to the Sales Suite it was a breath of fresh air. Michelle has always been helpful and returns calls with help and my snags were dealt with.
The only issue I had was registering the property for Council Tax, Gas, Water etc. as it seems that the main office had not done this!!

As a first time buyer, the whole process was incredibly smooth with Tilia Homes, Kings Park. The communication from the team has been incredible from start to finish, with any question asked responded to promptly. Michelle and Kat at Tilia in Cottenham have been absolutely fantastic throughout this journey, and I am incredibly grateful that I have had their support in buying my first home! Even with the development still being in progress, the groundworkers are very respectful, with the area being kept tidy and noise being managed.

If your new home has no major issues, buying from Tilia might be fine. But if anything goes wrong, be prepared for years of chasing. We’ve had a leak in our dormer since the day we moved in, and two years later I’m still following up every single week.
Tilia often appear willing to help, but nothing actually gets done. They put up scaffolding for two months and no one ever came to fix the issue. We asked for it to be removed, which they did — only to put it back up months later claiming they finally had the parts. That scaffolding has now been up for about seven months, and still not a single person has carried out any repairs.
We even have video of a contractor going up the ladder for about 30 seconds, then reporting back that there was “nothing wrong” with the dormer — meanwhile the inside is wet, and paint is cracking and flaking onto the floor. With heavy rain and storms coming, I’m expecting it will soon start leaking onto the carpet, leaving Tilia with an even bigger problem.
At this point, with the lack of customer care and zero progress, I’d honestly prefer Tilia to issue a final response letter so I can move forward with an NHBC claim. NHBC is already aware of what’s happening and is willing to help.

Hayley supported me at Telford Saints View during Black Friday weekend. She was patient, knowledgeable, and there was nothing too big of an ask. Her attention to detail and thoroughness was appreciated and was able to talk through multiple options we had in a world new to me. She’d noted she was only 1 year in a trainee role as an apprentice and I genuinely would have believed her if she had told me she’s been there 5 years. Avoid buying any leasehold flat from this dreadful company. Have had a simply terrible experience with the aftercare team and legacy manager Charlotte Sadler. She refuses to pick up the phone, instead hanging up, and does not reply to emails for months on end. Tilia Homes are the freeholder to the block of twelve flats where we live, of which there has been no operating management company for almost two years. Yet, our ongoing complaint with Tilia Homes, with Charlotte Sadler, has still not been addressed for over one year. Instead, just keep being told it is with 'their solicitors' and going around in circles. All residents of the block of flats just want to have a functioning management company and to be able to sell our flats instead of months of stress.

Living in the Home — Honest Experience
As with any new build, we did face issues after moving in — mainly related to painting, some flooring areas, and a couple of connection and finishing problems. While these issues were a bit disappointing at first, what truly stood out was how responsive and committed the Tilia Homes customer care team has been.
Strong Customer Support & Ongoing Fixes
I genuinely appreciate the effort the customer support team is putting in. They have been working closely with us to resolve every issue as quickly as possible. Their communication has been clear, and their willingness to help has made the whole process much easier to handle
Overall Impression
Despite the initial snags, I can say we are happy with our new home. The dedication of both the sales and customer service teams — impressive and reassuring. With the fixes progressing well, we’re confident our home will reach the standard we expected.

I moved into what was then called Kier Homes in 2014, and I have to say, I was very pleased at first, but later on I realised that the people responsible for designing my home are idiots!
Why would someone put a radiator in the middle of the main bedroom wall? That's the only place to put your bed, but there's a radiator there!
In the master bedroom, they put the radiator on a wall that would be the only place to put a wardrobe, so now my clothes are very warm, but the room is cold, as my wardrobe is right in front of it!
I believe experience is a wonderful thing, and no university degree, can override experience. If these designers had experienced living and raising children in a home, they would not have made such fundamental mistakes.
To build a house that is fit for purpose, one has to understand how every decision affects the home owner/resident. This comes with experience.
I did notice after moving in, that many of the staff were young people, with no idea about actually living in those homes.
It takes an senior member to build a successful house. Maybe they should employ more senior members of staff, to get the build right.
Their houses look great on first viewing, but once you move in, the cracks start to appear, and if you fail to notice the mistakes when they attend their yearly visit, you're stuck with the problem, unless you pay to correct it.
And where is the storage that a family of 3 would require? Nowhere to be seen! So sad :(
We recently purchased a villa at Tilia Homes’ Verdant Rise development, and the entire experience has been outstanding. We were lucky enough to find a stock plot on a Tilia site in Norwich and the site team from day 1 have been very helpful. Communication has been clear and we were able to arrange appointments and further viewings very easily. Ellie was very responsive throughout our purchase and we would not hesitate to recommend Tilia to others based on our experience.
Following the snagging report I also must highlight the good standard of build quality compared with what you can see online.
Overall a very positive experience for us.
