My advice: avoid them.
I had no other choice but to use their services. Initially, they offered a bond worth twice my monthly rent, which was later reduced to 1.5 times the rent.
During my lease, I unexpectedly lost my primary source of income. Although I had what was presented as insurance coverage through them, they claimed they would only honor it after the lease had ended. In my experience, that promise never translated into meaningful support.
Rather than helping during a difficult financial situation, they acted like a debt collection agency, calling me every day demanding rent payments.
The most disappointing part came after I secured a new job, paid off all my outstanding balances, and was ready to renew my lease. When my landlord requested a renewal of the bond, they declined it, leaving me without the support I had expected from their service.

We'd like to share a bit more about how our product works. Renters always have the choice of which apartment they'd like to move into, and the requirement of needing a Lease Guarantee is set by the building itself, not by TheGuarantors.
When it comes to coverage, here's how it works: if you fall behind on rent, your landlord lets us know, and we'll reach out to encourage you to get caught back up before the balance grows. If your lease ends and there's still an outstanding balance, your landlord can file a claim against the bond; if we pay out on that claim, the renter is required to reimburse TheGuarantors as per the terms of our Lease Guarantee product.
On the renewal side, we know it can be frustrating that approval isn't guaranteed. Each renewal is looked at fresh, based on your most current financial and payment history. Paying off a past balance is absolutely a positive step and something we take into account, but it's one part of a broader review, so it doesn't automatically mean renewal will be approved.
Thank you for choosing us to help you secure your apartment last year; we're glad we could be part of that process. Applicants who are denied are welcome to reapply after 30 days. Circumstances can change, and a new application may lead to a different outcome.

Being bullied!!!!!
I’ve been told today 7/30/26, that the apartment I sign a lease for will not be available! They’ve been trying for weeks to have us agree to a different unit(512). We viewed this unit on a tour and found it below our standards and agreed at the time to wait until the 1st of August. Now we are being told that there’s an issue with vendors and the unit won’t be available until 8/5/26! We’ve already notified our current landlord of our intentions and forwarded all of our utilities to unit 608! My fiancé isn’t going to be able to work because internet has already been switched this will cause her to be written up and could potentially jeopardize her employment! The only solution given was to except what we never wanted unit 512! This has caused us great emotional strain as of now and will cause even more financial strain then we should have to endure for no cause of our own! We will wait until 8/5/26 so we may have the agreed upon living accommodations met!

As a third party, we provide Lease Guarantee coverage but don't have any control over unit availability, leasing decisions, or move-in timelines. Those decisions are made solely by the property's leasing team.

The Rent Coverage policy amount is based on many factors, including the amount of coverage required by your property, and information provided in the application by both the leaseholder(s) and the property. This means pricing varies depending on the specific building, how much coverage they require, and application details, rather than being a flat fee.
Our product helps renters qualify for apartments they might not otherwise be approved for, while also giving the property the protection it requires. We recognize the premium is a real cost, and we don't take that lightly.

While a high credit score and strong income are important indicators of your ability to pay rent, they don't account for every potential risk a landlord may consider when they evaluate applicants. For that reason, many landlords choose to require a Lease Guarantee for qualifying applicants, regardless of a high credit score, to provide additional protection throughout the lease term.
It's also important to note that TheGuarantors does not decide whether an applicant is required to obtain a Lease Guarantee policy. This is determined solely by the property's leasing office as part of its own approval criteria. We provide the coverage option for properties that choose to partner with us.

Dependable & Reliable
I had never heard of this type of help for persons/renters who don't have a great credit record/score, or a cosigner for a potential new place of residency. It was less than what I thought it would be, and the fact that they even exist to help folks like me was a surprise, and coming through in a pinch like they did enabled me to be sitting on my couch, and eating the dinner I enjoyed cooking in peace, in my one bedroom apartment, AND after living under someone else's roof for the last 13 years, I would recommend anyone wearing the same shoes I was 2 weeks ago to contact The Guarantors. Just make sure you can pay the rent. They are too valuable to come any other way, but the right way. Thanks again for the greatly needed help.
