I would advise not to try this company
I would advise not to try this company! They are quick to take your money but when it’s time for a refund! Nope! We paid almost $1616 out of pocket and they only “covered” 4 months but not really covering anything. Huh? We decided to not go with the apartment and now they want to have all these loops to refund you! Even though it’s in the policy that you have to refund them if they didn’t sign the contract! Which I did not sign and the lease was canceled.

With TheGuarantors acting as your cosigner, our Lease Guarantee helps renters qualify for homes they may not otherwise qualify for on their own, while providing the property with the financial protection it needs to approve the lease. The four months of coverage you mentioned represents the number of months of rent protection your property required us to guarantee on your behalf for the full lease term. The policy helps renters get approved, but the property is the beneficiary of the coverage.
Since this review was posted, your leasing office has confirmed the cancellation, and your refund can now move forward. To complete the process, we ask that you and your co-tenant check your email for our message asking you to confirm your preferred refund method. Once we receive that confirmation, we'll be able to initiate your refund. The funds should be in your account within 2–10 days, depending on your bank's processing times.
We're glad we were able to bring this to a resolution. If you have any questions in the meantime, our Customer Support team is available seven days a week by phone, email, SMS, and self-service chat, and we're happy to help.

The cost of a Lease Guarantee isn't a flat fee. It's based on several factors, including the amount of coverage required by your property and information provided in the application by both the leaseholder(s) and the property. Because of this, pricing can vary from one building and application to the next.
Our goal is to help renters qualify for apartments they might not otherwise be approved for, while giving the property the protection it requires. We recognize this is a real cost, and we don't take that lightly.

Overall, working with The Guarantors was a very positive experience. As someone trying to secure a lease, their platform made the qualification process fast, straightforward, and completely stress-free. The online application took only a few minutes to complete, and their team was responsive and professional throughout the entire process. Communication was clear, and they got everything finalized with my leasing office without any hiccups.
The only reason I am giving 4 stars instead of 5 is the cost of the security bond/deposit coverage. While it definitely beats getting turned down for an apartment or having to pay a massive upfront cash deposit directly to the landlord, the fee for the guarantee bond was a bit higher than I initially anticipated.
If you need a reliable cosigner service to get approved for your dream apartment, I definitely recommend them—just be prepared for the bond fee to take a decent bite out of your move-in budget!
