Parlo da proprietaria. Inizialmente sembrava tutto perfetto, poi il nulla. Provato a contattare la ragazza che mi stava seguendo più volte senza risposta. Ultimo mio messaggio è stato chiedere un'ora per una chiamata e non ho più avuto risposta. Ho lasciato perdere perchè era l'ennesimo messaggio in cui dovevo sempre farmi sentire, cercare, avere risposte. Il 7% è giustificato se c'è un servizio efficiente, se bisogna rincorrere e in più pagare non ne trovo il senso. Mi spiace lasciare una recensione negativa ma mi aspettavo di più.

Falsely advertising hotel availability
I was traveling through Italy without any firm commitments. Searched Google Maps, and saw over a dozen hotels/motels available in Florence with fair pricing. I attempted to book one on the train ride over, but when I clicked through and went to book any of them, none of them had vacancy. Turns out Spacest was the only company displaying availability at any of these hotels. I ended up sleeping rough on the cold concrete outside the train station, being kicked awake by a policeman at dawn because in reality there was zero hotel availability anywhere--I would have waited til morning to head over had I known that. No way to disable Spacest within Google maps, but I wish they would not outsource lodging availability to a company that apparently doesn't know what's actually available.

Professional negligence – Landlord withholding nearly €3,000 from tenants
I am writing this to warn all students: Spacest has failed to protect me from a landlord at Via Monte Rosa 147, Turin. Despite paying a €400 service fee for a "secure" booking, I am currently fighting to recover my €1,350 security deposit which is being withheld without any legal justification.
This is not an isolated incident. I have informed by other tenants that this landlord is also withholding €800 from my roommate and €600 from another neighbor in the same building. In total, this individual is currently holding nearly €3,000 in security deposits from us while his listings remain active on various rental platforms.
The landlord failed to attend the move-out inspection and is now attempting to charge an unsubstantiated €400 cleaning fee—a clear violation of our legal contract. Spacest's support has been unhelpful in resolving this, even though I am an international student currently in Stockholm and unable to handle this in person easily.
I have officially reported this to the Carabinieri (Torino Regio Parco) and am currently taking legal action via a lawyer and preparing a report for the Guardia di Finanza.
Do not trust the "security" of this platform. They take your money but offer zero protection when a landlord violates the law and contract.

At the time of your booking, our policy stated that both the first month’s rent and the security deposit were released to the landlord 48 hours after check-in. As a result, following your move-out, the responsibility for returning the deposit lies contractually with the landlord.
Despite this, we remained actively involved throughout the process. We followed up multiple times with the landlord, requested updates, and pushed for the refund to be processed as soon as possible. We also asked for justification regarding the cleaning charges and encouraged the landlord to reduce them.
In parallel, we took action on our platform by banning the listing to prevent further issues for future tenants.
We would also like to clarify that you were not being ignored. We understand that this was a stressful situation, but frequent messages within short periods of time can impact response prioritization, as we manage a high volume of ongoing conversations that all require attention. Nevertheless, we continued to follow your case and work towards a resolution.
We understand that the delay and the handling of the cleaning costs have caused dissatisfaction, and we genuinely regret the inconvenience caused. While we do not directly control the deposit after it has been released, we made every effort to mediate and advocate on your behalf. We remain committed to improving our processes and supporting our users in the best way possible.
