Purchased my first investment property with Search Property. The process was smooth from start to finish and it gave me the confidence and assurance needed to get a foot into the property market. Emma was my account manager and I was really happy with the service provided.

We engaged with Search Property after discovering their content on YouTube and were immediately impressed by the clarity and consistency of their communication.

From our initial consultation to being presented with a property, the process took around three months—an efficient turnaround we felt was quite reasonable.
The property offered to us was in Mildura for $495,000, with Search Property advising a comparable market value of $516,000. Based on the images and reports shared, the home appeared dated but in generally sound condition, so we trusted the process and proceeded (despite seeing that realestate.com.au had a property valuation of $445,000). However, we now acknowledge that we made a rushed decision—agreeing within a few hours and without conducting our own due diligence or requesting updated photos or videos.

After signing the Contract of Sale, the building and pest reports revealed the property was in below-average condition and required thousands of dollars in repairs. While the issues weren’t sufficient to legally void the contract, we did negotiate a $8,000 reduction with the seller, which we appreciated, as they were not obligated to do so.

We found that Search Property had done strong due diligence on the location and projected rental returns, but it's likely they were misled by the selling agent—who had previously managed the property and was aware of its true condition. The selling agent (not search property) appeared to target interstate investors who were unlikely to inspect the home in person and would rely heavily on reports.

In terms of property management sourcing, this was one of the more disappointing aspects. The original recommendation from Search Property was the selling agent’s company, which had previously underreported the property’s condition - we opted to not use them. The second contact provided by Search Property did not respond for over a week. Ultimately, we sourced our own property manager and are pleased with that decision.

Despite the unexpected issues, we are grateful for Search Property’s support throughout the process. They helped simplify what could have been an overwhelming experience in a new market. Our property does need significant TLC, but it is currently achieving a solid rental yield, and we remain optimistic about future capital growth, in line with Search property's projections.

Our Advice to Future Clients:
• Always request recent photos or videos with a visible date stamp.
• Have an trusted party - independant from Search property and their network (e.g., a trusted mortgage broker or conveyancer) review the property to give you an unbiased perspective.
• Unless the property manager sourcing process improves, we strongly recommend doing your own research to find a property manager who aligns with your expectations for long-term support.

In summary, Search Property delivered on communication and area research, but our experience highlights the importance of doing your own checks—especially when it comes to property condition and property management.

First time investors most of the process was easy and the search team were helpful along the way.
A few teething issues but to be expected first time around would use again.
