Transparency estate agents don't want you to have
We first used Propbar in the summer of 2025 while looking for a property to buy for our family home. We used it for about three months to get a sense of the market and see what we could afford. We downloaded data for the area to see how much properties of different sizes were going for, so we could figure out whether we were limited to a 2-bed or could stretch to a 3-bed. I tried to collect data directly from the Land Registry but it drove me mad! The data was so much easier to download and navigate from Propbar.
We then used it for about two months when looking at specific properties. When we found listings on Rightmove, Propbar was really helpful. The website extension gave a full understanding of the property. For example, you can see the actual property number, which isn’t always listed on Rightmove. You can then use the actual address to cross-reference with other sites, like Zoopla, to see previous listings and images. Propbar also shows a timeline of when a property was last listed, sold, or rented, giving insight into pricing and its history, and whether there are any questions over its value.
There’s a lot of comparable data you can filter (i.e. bedrooms, bathrooms, price ranges) so you have full visibility of the market. The data is in a table but I love that the comparables are shown on a map as well as I can make direct comparisons between nearby properties easily. I can actually select like-for-like comparisons rather than having just an overall comparison.
Also, a pet peeve of mine is when estate agents say a property hasn’t been on the market long or has been reduced, but Propbar shows the real details, which is excellent for transparency. The web extension shows when the property was listed, reduced, or removed, which is invaluable for cross-checking what estate agents say. I noticed that estate agents will sometimes increase the price of a property, to then reduce it, so that it comes up as reduced on your page. I feel conned but at least with PropBar I can actually get the facts.
Some tabs on PropBar weren’t relevant for us, like the schools/crime tab wasn’t helpful since we already know the area, but it could be useful if you don’t.
The most beneficial part was the data: recent sales, rentals, and details about who occupies the area, including age profile and ownership versus renting.
Our house purchase fell through in December, so we started using Propbar again in Jan-Mar 2026, and it’s been very helpful again. We’re just waiting for a property to go through, but if it doesn’t, we’ll be back. We also plan to use it for our student let property business when buying new properties.
Another thing to note is that I've contacted customer support a couple of times and they have been responsive every time and very pleasant to deal with.
I feel this review is a bit all over the place but hopefully it gives you a good understanding of why I found PropBar really helpful for buying a property.
By the way, we used the monthly subscription as we didn't know how long we would need it and it was really easy to set up/cancel whenever we needed it again.
