LPS Advisory Ltd is an independent firm of Chartered Surveyors and RICS Registered Valuers based in North London. We provide a wide range of surveying and valuation services across London and the surrounding areas, with a focus on clear advice, professional integrity, and technically robust reporting.
The practice is led by Jake McGrory BSc (Hons) MSc MRICS, a Chartered Surveyor and Registered Valuer with experience across building surveys, Red Book valuations, leasehold matters, party wall procedures, expert witness work, and residential development appraisals. All services are carried out in accordance with the relevant RICS professional standards and guidance, including the RICS Home Survey Standard and the RICS Valuation – Global Standards (the “Red Book”).
Our core services include pre-purchase building surveys and Home Buyer surveys, condition reports, damp and defect reports, Red Book valuations for mortgage, probate, capital gains tax and legal purposes, lease extension and enfranchisement valuations, party wall matters, and reinstatement cost assessments for insurance. We also provide specialist advice for landlords, developers, and legal professionals, including CPR 35–compliant expert witness reports and valuations prepared in accordance with the Family Procedure Rules Part 25 (FPR Part 25) for use in family court proceedings.
We pride ourselves on delivering detailed, narrative-style reports that do not simply tick boxes, but explain issues in plain English and set out clear, practical recommendations. Our clients range from first-time buyers to experienced investors, solicitors, managing agents, and property professionals, and we aim to provide the same high level of diligence and professionalism on every instruction, regardless of size or complexity.
LPS Advisory Ltd is not tied to any estate agents, lenders, or contractors. This independence allows us to provide objective, impartial advice that is focused solely on our clients’ best interests. We are fully insured with professional indemnity cover, operate under RICS regulatory oversight, and are members of The Property Ombudsman (TPO) scheme.

We were very impressed with the service provided by our surveyor. From start to finish, the process was handled quickly and efficiently, with the completed Level 2 Home Buyer Survey delivered in excellent time. The report itself was exceptionally detailed and thorough, giving us real confidence in understanding the condition of the property. Jake completed a full survey on our house which needed a lot of work. He was thorough, professional and helpful. The follow up was excellent and he was happy to talk through any queries and advise accordingly. His price was competitive and he managed to do the survey to a tight timeline. Jake McGrory from LPS Advisory was the perfect person to help with my very first flat purchase because he never seemed rushed when answering all of my inexperienced questions. I paid for the Level 3 Building Survey and was so pleased as it gave me comfort that 'no stone was left unturned'. The report was very thorough and professional. Jake repeatedly offered his time and support once the report was sent and I did reach out to get clarification on points I didn't understand. He was prompt, friendly, and thorough with his answers/explanations.

I contacted Jake to get a survey done on a flat I was selling, While speaking to him, I found, that he listened to what I was asking, and replied in a very professional way. As soon as I contacted them, they have been responsive, fair and very proactive, in terms of of supporting our needs. It felt like having a proper partner on our side!!! Jake recently provided a valuation for a property for me. From first contact until the report was ready Jake provided a friendly, efficient and professional service with a report completed within a short timeframe. Mr Jake is such a kind, dedicated and experienced person. Although He done his job with us but he still keeps helping us during the lease extension progress. This is the first time we work with him but we totally can understand and feel how experience he had and his attention he paid on our case.
