If I could rate them zero stars I would. This is a horrible co. I have an FHA loan which means I'm required to have an escrow acct. Only my mortgage co. (LoanCare) has access to the escrow acct. I got a letter from LoanCare in Nov. saying my insurance was cancelled. I called them & they said the Mortgagee Clause needed updating so they put me on hold & called Liberty Mutual. Then came back a few minutes later & said it was fixed. I thought it was taken care of but in Jan. I got another letter saying my insurance cancelled. I called Liberty Mutual & was told LoanCare had not paid them. I called LoanCare & they said they were never billed. However, LM told me they billed LoanCare 3 times since Sept. & informed them the bill was due in Nov. when the mortgagee clause was updated. Because of the lapse in coverage LM ended up not being able to re-write my policy. I had to get PA forceplace insurance. LoanCare is now saying I owe them $500+ for the months the property did not have insurance when THEY were supposed to pay it. I reported this to both the BBB & CFPB. So much for being protected. LoanCare is a predatory lender. While all of this is going on with the insurance, my mortgage payment is one month behind and they have already sent me a loss mitigation packet, a foreclosure notice, and had an inspector come out to confirm if I live in my home, or not. It is excessive and intimidating. All a bit much for one missed payment.

LoanCare's website and payment center is terrible. It seems they've entrusted the processing to a company called Haven, which seems to be a very amateur tech company. For those who have mortgages with them, they are stuck trying to utilize a system that only works properly half the time, if that. I really wish LoanCare would use a serious platform so their customers can feel secure in making payments to them. It's really unfortunate...

Probably the worse company I have ever dealt with from a customer service standpoint. They don't adhere to simple laws and the customer service is a complete loop with nothing ever getting resolved.

They sent an email stating tax statement available online. The tax statement from 2022 is online. I've called and sent emails. Still no tax statement

The worst mortgage company ever. They make every simple difficult and lack understanding.

If I could give a negative score I would. This is the WORST company I have ever dealt with. They do not work with their customers. I have called many many times and I always get a different person, one worse than the last, if that is even possible. These people do not know what they are doing.

Prior to this disgusting exp. anyone can check I have NEVER had a problem with any paying of my mortgage until Loancare zoomed in and turned my life around! NEVER before have I experienced such disrespect from a company I NEVER signed up with but now have to endure the stress every day re: my mortgage payment.
Am still in shock re last several months re the mortgage. I intend to get legal help after this months pay (3 mnths worth of mortgage) Today Loancare clled asking if I was going to pay?) WHY? the cut off time is 9/5/23! Anxious to take over my home?

The worst loan servicing company in the business. My mortgage was sold to them from Rocket Mortgage, and they have been a nightmare from the start.

Anytime you call them, they make sure you know that they are "debt collectors" and they will do whatever they need to do to collect a debt. Pffffttt...they are my mortgage lender - I don't need to be treated like I am delinquent customer. They treat everyone like they are just a line of credit that they need to collect on.

In 5 years, I accidentally underpaid my mortgage bill by $253 in one month. I got a notice from them notifying me that my bill was past due 3 weeks later. I paid the full balance plus past due on my next month's payment - they reported me to the credit agency for being past due. JERKS!

1 time in 5 years - slight underpayment by mistake - they are cut throat!

These people are criminals as they keep trying to go into a bank account that they know doesn't exist and keep charging me NSF'S even know I havpe paid them. They asked for a letter to confirm my account was closed due to frauds which I obliged and they continue to try to get access to this closed account. My bank is investigating these known criminals. If anyone is experiencing the same from these criminals, please let's put a stop to thier criminal acts now. They want my new banking information which I refuse to give them.

Horribly incompetent. They "lost" my July payment, and I had to do all the legwork to track it down, cancel the check, wire a new payment, and pay for the wiring fee. Their app is useless, and their website is awful. It makes you log in at least twice, and is up maybe 20% of the time. I've been extremely "underwhelmed" since they took my mortgage over in June. Good news is, they can't get any worse, and can only improve. Caveat Emptor!

It’s a big SCAM telling me I was approved for $10,000 but had to pay $1080 in surety bond. It’s Crap if you ever asked to pay upfront for a loan. Stay away from this SCAM company

In 30 years of buying and selling houses, this is without a doubt the worst mortgage company that I have ever had the misfortune of dealing with now that my original loan was sold to them. Avoid at all costs if you are able to.

Terrible customer service. Repeatedly told my loan modification was approved and in the final stages. Now I'm told I need to re-fill out paper work. This has been going on since 3/22,

Requested a payoff which has vague descriptions like fees but doesn't break them down.

Their "Office of the Customer" doesn't answer the phone and never calls back. Had to use the services of the BBB who got the ball rolling. Worst company to deal with.

Avoid this crooked company! I asked for mortgage assistance for 1 month and they refused and threatened me in Court if I'm late by 1 minute.

I didnt sign up for loancare but I will be selling my house now because my loan was sold to them. Terrible company removed me from auto pay and took 2 weeks to send me anything . Now despite them saying i shouldnt get late fees or negative credit reporting they are sending me letters saying I owe late fees! Congratulations I will be selling out before summer!

Worse company I've EVER DEALT WITH. Rocket Mortgage sold my loan to this SCAM OF A COMPANY. Been paying extra to my escrow but they were applying to principle. When escrow analysis came I called them on the mistake and had all my additional checks I sent with the memo ESCROW ONLY. MANAGER NEVER CALLED BACK. I had to get the BBB INVOLVED. I HAVE A MEDIATION WITH LOAN CARE & THE BBB on 10/6/22. This company is a scam and need to be shut down

Loancare has not processed two months of my payments blaming postal services. Every other company I deal with has received their payment, not Loancare! I think they expect us to pay online every month and still are holding my checks I sent. That's like paying my mortgage twice.
I am tired of excuses and blaming other people for not receiving my payments. If i cancel my checks they will charge ME for their inconvience. What a load of Cra#. This is like a scam company.
I expect results, not excuses.
I can not log into my account due to their issues, I can't get a live person on the phone and I am tired of waiting for a call back.
Loancare please explain you problems to me that are factual, NOT BECAUSE OF COVID OR TAX PAPERWORK! You are the provider and I am the customer.

My loan was sold to Loancares, I did not choose them. We closed on a refinance in 5 months ago satisfying the loan. We found a house to which we would like to move and so we decided to sell. We are closing in 3 days and found out from our closing attorney yesterday that there was no "satisfaction of mortgage documentation" filed with the registrar of deeds. After two days on calls with them, my wife got someone who actually did research and divulged that this document was sent to my registrar of deeds two weeks ago, 4.5 months after closing. I called that registrar of deeds who told me that the only documentation that she had received this year, a 10 month span, was the record of the refinance mortgage, ironically filed on the day of closing. It's ironic that I see TV commercials daily about how much, despite the public health crisis of 2020, this company is doing for homeowners. For whomever they did my share, you're welcome. They sure as hell haven't done it for me. Avoid this lender AT ALL COSTS!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

My home loan was sold by Rocket Mortgage to LoanCare. I will never forgive Rocket Mortgage for doing this, because LoanCare is so so so terrible!

First, let me say I always have paid my mortgage on-time and usually for a little more than I actually owe. I have never been late and never underpaid. Rocket Mortgage serviced my loan for approximately 6 years and then sold it LoanCare.

LoanCare, for those who don't know, are both a loan management agency AND a Debt Collector. All communications from LoanCare include a notice that the communication: TO THE EXTENT THE FAIR DEBT COLLECTION PRACTICES ACT (FDCPA) IS
APPLICABLE, PLEASE BE ADVISED THAT THIS COMMUNICATION IS FROM A
DEBT COLLECTOR AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT
PURPOSE.

If you call LoanCare to discuss your loan, you will hear a recording telling you that they are debt collectors and the line will be recorded in order to collect a debt.

Responsiveness so far from LoanCare is terrible. There is a reason they have such low reviews on most sites.

Unless you feel like dealing with Debt Collector, stay far away from LoanCare. I would also recommend staying away from Quicken Loans/Rocket Mortgage. They just may sell you loan to LoanCare and stick you with a bad company.
