My daughter and her partner booked a lodge for the valentines weekend she paid for a lodge with a hot tub.When they arrived late at night the lodge didn’t have a hot tub it didn’t even have any toilet paper either.The next morning she emailed to express her sadness and was told that she would get a £50 refund by a certain date that date has passed now no refund given.We both have tried getting in contact but our emails are just getting ignored and there isn’t a proper number to speak to them directly.Were extremely disappointed I wouldn’t advise anyone booking with them in case the same happens to you.Shame on you Liv Retreats!

We recently stayed at a Liv Retreats lodge and overall had a pleasant experience. The lodge itself was clean, modern, and well equipped with the essentials for a short break. The hot tub was definitely one of the highlights and made the stay feel more relaxing, especially in the evenings.
The location was peaceful and surrounded by countryside, which was great if you’re looking to get away from busy city life. The lodge layout was comfortable and the kitchen facilities were useful for preparing simple meals during the stay.
There were a couple of small things that could be improved, such as clearer check-in information and a few minor maintenance details, but nothing that significantly affected the stay. Overall it was a good place for a quiet getaway and somewhere we would consider returning to for another short break.
Dont bother with toddlers
We booked though booking.com 2 nights in January 2026 me and my husband and a 17 month old. We had to leave after 2hrs it was the safety gate round the fire which was no good our little one she could reach though the bars to the sides of the log burner. It wasn't what I call a fire guard that should have small square bars. The oil filled radiators was plug in one's on wheels what she could burn herself on. It was freezing so needed them on. Complained but nothing was said. No refund or anything. No hot tub either!

Booked for 3 nights at little Eden , arrived freezing he had to get a gas bottle. NO WIFI hot tub freezing so couldn’t use until the next day , advertised as smart tv failed to put you’ll need your hot spot on to work it
Was offered £75 refund and 40% off future stays ( won’t be bothering again) bear in mind this lodge was £529 PER NIGHT!!
Avoid at all costs
Avoid at all costs. Booked to stay at Whitehorse Holiday park in Lincoln 27th - 30th December. Booked The Hideaway number 31, after 2 hours 15 mins drive we arrived and call the number for reception. Site manager came and gave us keys and sent us in the direction of our lodge. As we approach it I noticed it was a different one to what I booked. The key fob was for lodge 41 which is completely different in lots of ways to the one I booked. We went back to Gary at reception and he told us 31 wasn’t available as the hot tub and cooker were broken. I challenged why nobody had contacted me before leaving home and also why when we arrived we were fobbed off. He told us he was only made aware of the issue 1 hour 30 mins before. Still not good enough we could have made a decision not to drive any further. We decided to take a look at the lodge we had been given a key for, this was in a poor state. The kitchen tap had a massive leak the washing up bowl was full. The boiler was beeping with an error code. We went back to Gary and said we didn’t want to stay in that lodge and we would return home. He said he would log it and told us to contact company directly. We set off back home so all in all a 5 hour trip a full tank of fuel wasted and a car full of shopping to put in the bin.As it was Xmas I couldn’t contact anyone so waited for a reply which took 5 days. They agreed to refund but no offer of compensation so I was out of pocket through no fault of our own. They told me on 31st December to expect a refund in 14 days which is ridiculous as they received our payment straight away. 9th Jan I chased payment up and they told me accounts department didn’t open till 5th Jan. I have now received my refund but it caused stress and ruined our Xmas. I will never use this company again and I strongly urge others not to.

Both stays had almost the same good and bad points

Came for xmas , spent more time at reception trying to get things fixed , shower flooded the bathroom , lodge floor and bedroom carpet . Went to reception plumber came out and sewage pipe blocked, sort of fixed it , but said come back and have to pump out sewage pit . Whole place smelled for days of sewage and still does . No hose keeping came to mop up water we were given loads of towels and DIY . The dining room chair is broke and held together with one screw so can't use this . The sofa is completely gone springs snapped and sit on the floor , went and told them and nothing they could do , the hot tub was checked first and second day , but man knocked at 9 and we couldn't get to the door quick enough so no treatment so for three days no treatment, as with Ash lodges no side gate only through your lodge . The hot tub we have stopped using as a really funny egg smell , don't they realise you can get legionnaires from hot tubs !! Floor in outside bloken , everything looks old the sofas are worn out .
The unchartered forest was locked so no one could go in , and even if they could you would think an effort for xmas , oh no we get two diggers so disappointing. Total shambles , don't get me started on Jack's the restaurant
Don't waste your money
We stated at woodlakes in kings Lynn and had the worst experience we have ever had going away. We had booked a stay with our 2 chrildren in the oval pod. When we booked this we paid for a hot tub on the decking and private sauna. On arrival the staff was unhelpful and rude to start with they gave us the wrong number pod and then blamed us for the mistake! Our hot tub was freezing and didn't work, when we noticed it on the first night the office was closed so no body to contact. The WiFi also doesn't work (at all) when we told them the next day they said we either use another hot tub across the road or go home basically. The fault on our hot tub would of been obvious before we came aswel but they didn't care just gave us an option and said take it or leave it instead of taking accountability and being understanding that this has effected our whole stay considering we had 2 little ones and my son wanted to fish with his dad on the lake view whilst me and my daughter wanted to watch on our hot tub on the decking hence we paid to stay here. It seems like all the other hot tubs had the same issue on the reviews so it isn't a one off. The sauna which showed as a private sauna was not private it was shared. The place was shockingly dirty and grubby. The mattresses was rock solid you could feel the springs. There was no ladder to the bunk bed my son almost fell getting up. There was nails sticking out the doors. There was no toilet roll washing up liquid nothing on arrival. When we was leaving that day we actually made a mistake and thought we had booked until the Monday it was only the man come round at 10:30 and said check out is 10am and we had apologised and said we definitely booked until Monday but checking the paperwork something had an error when we booked it and not realising this we quickly got our bits together to leave. I also went straight to the office to raise my concerns on everything before we left and the man basically didn't care he was rude he was laughing and said well it was either you take the hot tub or you could of just gone home. We then after leaving recieved a phone call from the rudest lady whom ever she was to the site weather she was a manager I'm not sure but she basically said have you left my sits shouting it was as though they was insisting they had to remove us. We was so shocked! They have also since then after writing a complaint of concerns told us that we are not getting a partial refund for the error and inconvenience of there hot tub even though we paid for it to be on our decking the fact we had to have it effect our whole stay and not be able to use it as much because we had 2 kids and we couldn't just leave them when they didn't want to use it, they haven't offered a penny or said sorry. They said they will let us have some money of a big lodge if we book again. Basically telling us that we have to come back and pay them more money. If you want a nice holiday I would avoid this place at all costs they are shocking they don't care about there customers and they will blame you if something goes wrong. Avoid avoid avoid we came back more stressed than we went, we also noticed no one was catching fish. And are most certain the hot tub water runs into the lake (they stated it doesnt) but when emptying the water it was running along the grass and the lake is along the end of the grass.
I am taking matters further and going through to customers rights act. Trading standards ect for the most appalling service as we believe we are entitled to a partial refund.

If a zero was available I would have given it that, this company is a scam company I booked a last minute lodge as a birthday gift for my partner we had both been working very hard and needed some down time and an offer became available for £270 for a 2 night stay so I booked it as a suprise
When we arrived no one was at reception so we collected keys from the bar took us a while to find the lodge and it looked very unkept from the outside however after all it’s just the outside and proceeded inside on first look in the dark light all seemed ok until we then saw holes in the floor lining rips in the chairs holes in wall panelling and rusty pipes and mould in the shower, so I began having a clean around as we had just driven over and hour to get here and was tired we then went to put some food in the oven omg dirty oven so decided against it and just snacked on some other bits we brought with us then came bedtime the mattresses where stained and the springs sug into us so we had to sleep on top of the quilt and the beds themselves squeaked every time you turned so kept awake of either of us moved. In the morning we thought right let’s have a coffee in the hot tub well that was a no go it was cold and it would not bubble so we could not go in that my partner went to discuss this with the reception and was told they would have someone come sort it, we said we was going to Lincoln for the day be back around 4pm and was told that the lodge would be cleaned again and the hot tub sorted on our return
Guess what neither was done we arrived back to the hot tub still unable to be used and the lodge still as we left it no cleaning done so my partner again went to see if he could get anything sorted we was told no cleaners onsite now but would get hot tub looked at at 8.30 pm a young lad tom who was helpful came and looked at it and told us it was an airlock he manages to sort it but to hear it up to use would take another half hour as would need to drain and refill which he did it was now 9.30pm and we finally got into the hot tub for an hour although you could tell it was old and well used car from luxury wellness resort this company says it is. the following morning we decided to go back into the hot tub and chill before having to leave and yet again it wasn’t working this was the worst lodge break I have ever experienced and I contacted customer services when I returned to ask for a refund of my money to be told no you can have a complimentary stay but after my experience and the other reviews of other sites I don’t want another stay plus I struggle with time off work, this was a rare time we had off together and I had booked a spa break the following weekend to make up of the disaster of this break and make up for ruining my partners birthday. I have contacted customer services some 6-8 times asking for refund to not even get a response I tried contacting Antonia Kennedy who is sales director and she ignored my email I can only say these are scam artists and should be avoided at all costs
I will be speaking with my bank to look to do a chargeback as I am not paying this sort of money to experience such distress and disappointment
On our arrival
On our arrival, we were lucky to get into lodge early ,as we went mid week we were the only visitors on site.
The lodges looked great , but you are literally in the middle of no where !
Furnishings were modern ,and looked attractive to the eye , a few little issues could of been better if attention to detail had been done ,now you need to except a few leaves little cobwebs due to location.
The only big issue was the matress! Cheep and springy.The bedding was very clean .
No food shops unless you drive 10miles plus, so best take what you need.
My opinion was ideal complete relaxing
For couple of days , but there is no onside shop/ or anything for younger visitors, but you can fish on the river.
The hot tub was great and very clean.
So Friday new intake of visitors then the lodges around ours had no respect for others ,drunken behaviour and loud ! Didn't calm down till 3.30am

I recently stayed at Whitehorse Holiday Park, Lincolnshire, booked through Wowcher, and unfortunately the experience didn’t live up to expectations.
We didn’t receive the prosecco or chocolates advertised with the voucher, and the lodge could have been much cleaner — there were multiple spiders and cobwebs on arrival, the toilet had an unpleasant smell, and the mattresses were such poor quality you could feel the springs when lying down. Definitely not the “luxury” experience that was advertised.
There was also no WiFi available anywhere on-site and no mobile signal at all, meaning we couldn’t even use 4G. The park is located down a long, single-track dirt road (around a 15-minute drive) with multiple potholes, which made access difficult.
The hot tub didn’t work until the following day, and although we contacted the number provided, the response was unprofessional and unhelpful. The situation was handled poorly and left us feeling uncomfortable — especially as we later realised the same person was working in the on-site pub and made inappropriate comments about our call to the bar staff as we were leaving, calling us “pricks” for simply asking for help fixing the hot tub we had paid for. The previous night, he had sounded intoxicated on the phone, and this seemed to be confirmed by his condition the following day.
While at the pub (which was completely empty on a Saturday evening), we ordered a pizza for £13, only to discover it was just a frozen Chicago Town pizza — something we recognised immediately, as we’ve had the same ones at home for around £2–£3. Worth knowing before ordering.
This was meant to be a relaxing trip to celebrate my friend’s birthday, but unfortunately the issues really took away from the experience. I’ve previously stayed at another lodge booked through Wowcher which was lovely, so this was very disappointing in comparison.
Avoid – Accommodation Not Fit for Purpose
I stayed at the Black Bull Retreat in Barmston (25th–27th September) and the experience was dreadful. The oven did not work due to a broken seal, the doors wouldn’t lock (leaving belongings insecure), and the dishwasher leaked badly enough to flood the kitchen.
I raised these issues with Liv Retreats/Black Bull Retreats directly but received no response whatsoever. For a stay sold as a premium retreat, this was completely unacceptable — what should have been a relaxing birthday trip turned into a survival experience.
Avoid this place. Poor standards, no communication, and no accountability.
Awful service
From booking our stay to arriving we have had nothing but hassle. I booked a 3 nights stay at the wood lakes retreat to celebrate my birthday and wedding anniversary. This was via wowcher. The deal said a stay with hot tub, prosecco and chocolates. When the confirmation came through it advised it may be a jacuzzi. I contacted Liv retreats and said they had missold the deal. Jake advised me he would upgrade me as it was my birthday and anniversary.
We arrived early Sunday evening, told our lodge number and directed us. The lady was very friendly. When we got in to our lodge it was clear this wasn’t what we were promised. When we returned to the office it was closed. We didn’t call the number on the door as it was a mobile and for emergencies. There was no welcome pack in our lodge and we had no WiFi. We couldn’t call anybody, we couldn’t contact anybody and we were literally stranded in a pokey caravan with no oven, no WiFi and pretty basic amenities. I contacted liv retreats 5 times, I had to walk to an area where I could get WiFi (in the rain and dark) and still no reply. I called their number and it didn’t answer. I had to wait till the morning, when the office was reopened. Thankfully the people in reception were amazing. Alex and carol stepped up and cleaned and serviced a lodge for us so we could move. We are now in the lodge I was promised initially. I felt for the staff here as they had no communications from liv retreats about this and said this has happened before. This is really unfair for them as they are trying to run a business. I have still not had a reply from “Jake” or liv retreats. We wasted an evening in a caravan we would never have booked, had to unpack our car in the rain and wind and re pack the next day so we wasted a whole evening and day. Customer services is awful. I am disgusted I was treated this way. I am still waiting a reply. Many thanks to the staff on site as they literally pulled out all the stops for us but shame on you liv retreats for promising something you didn’t deliver and not being there when a customer needs to contact you.
Amazing place amazing staff
Just came back from our third visit in two months absolutely love the place we love the retreats and the staff are all amazing freindly and very helpfull we met the lady in reception Donna and also the maintained man David I think well what amazing two people they are freely experienced and both happy to chat but both very very busy but that dident stop David still stopping in his van having a kwick chat and anything we needed he was on it there great assetts to the park and it's people like that that make us want to visit again and I hope to see them both next year also hot tub staff on it straight away if need to solve any issues and polite we absolutely love the secret gardens 😀

The cabin and hot tub where clean and nice looking and the staff we came across were amazing,
The pub on site is also really good with nice staff,
But the mattress was so uncomfortable with springs coming out so it was impossible to sleep,
There was a party on the second night in cabin 27 Nextdoor until 2am and both contact numbers where turned off so we couldn’t contact anyone to complain,
I have contacted customer service on our return home to bring up these issues and they are extremely unhelpful refusing any sort of part refund for the poor stay we had

I've been desperate to try Liv Retreats Kings Lynn for a while now and despite the high price tag for a weekend break we bit the bullet (ignored all the negatives reviews - that FYI are spot on!) as it had (according to the sales pitch!) everything we needed. Fishing on site, enclosed garden area, a hot tub and stargazing dome and not far from home 👌
Sadly having just arrived home I can confirm the only positive was it not being far from home 😔
On arrival the road on site is enough to take the bottom off even an SUV - pot hole heaven!
Our lodge looked beautiful on first sight - I was so hopeful that we were one of the lucky ones and the reviews might just be from unlucky guests...our hot tub still had the hose in - after 2hrs and it almost overflowing we took it out/turned it off and contacted reception to see what had happened/if it was safe to use. The hot tub surround was a wooden frame full of random bits of wood and protruding screws, some of which hubby had to deal with (luckily he's a builder and prepared for all situations with the odd tool kicking around!) same with the weird outdoor table - screws protruding through the surface of that too.
The hot tub was lush for the first day - then it wasn't touched again by maintenance and was gross and lukewarm by the 2nd day, the whole control panel was loose and didn't work (lights, heat etc)
The stargazing dome - which looks bloody amazing in the photos was filthy, didn't light up and the door was broken so didn't slide up to get in properly - no stargazing for us 🙈
The inside of the lodge to be fair was clean-ish, had good appliances, and a few little bits like a tea towel/washing up liquid and an oven glove. The beds were chuffing awful, imagine a crunchy water bed it's the best I can't describe them as. No mattress protectors so the sight of a lovely stained mattress greeted me when I removed all the bedding on departure to be helpful to housekeeping 🙈🤢
And....last but by no means least given it was one of the main reasons we went - out of 5 fishing lakes we could use 2 - that BOTH have blue/green algae VERY present in them! Along with a selection of dead fish floating around! No warning was given of the situation before arrival and we booked last minute so feel incredibly cross about this as it ruined the weekend for our son's who just wanted to fish and chill out.
We did raise some issues while we were there but were also very very scared/cautious having read people's other reviews of how staff had behaved about complaints in the past - I definitely did not want any confrontation 😔
I'm leaving this review as we have been now and wouldn't ever go back - I just wanted other people who maybe like me thought AHH it can't be all bad and maybe the reviews aren't all true - they are!! Please take heed and don't waste £1000 on a weekend away that doesn't deliver like we did.
The principle and look of Woodlakes is lovely but it's trying to be too many things and failing at most. It needs to choose its target market and attributes and get those right - it has the potential to be amazing!

Unfortunately, our stay was very disappointing. Communication was poor from the start — phone calls and emails went unanswered before arrival, and when we did get there, we had to wait around 30 minutes to check in as no one was available.
The lodge itself had several issues. The place smelled strongly of sewage, especially when the hot tub was switched on. The TV remotes had no batteries (and replacements weren’t provided), the sheets were not clean, and there were no mattress protectors. Taos dripped and whistled, and the promised welcome treats (Prosecco and chocolates) were nowhere to be found. General cleanliness was below standard, and the WiFi cut out constantly.
On-site dining was also underwhelming, with poor food quality, and the décor felt very dated. Even the road leading up to the property was in such poor condition it felt like it could damage your car.
Overall, this was not a relaxing or enjoyable stay. I would not return, and I would not recommend Liv Hideaway.
We booked a last-minute family holiday…
We booked a last-minute family holiday here and, in hindsight, I wish I had read some of the reviews beforehand.
Access to the site is via a single road full of bumps and potholes. I was glad to be in an SUV, but anyone with a lower car should be cautious.
Our lodge (No. 30) was disappointing. There were rips in the flooring, broken blinds, marks on the walls, splash stains near the hob, patched-up shower controls, poor silicone work around the sink, and very messy wiring for the TVs. The hot tub wasn’t filled on arrival, we were only given one sanitising tablet for the whole week, and no daily water checks were carried out. By the end of our stay it had started to smell. The hot tub also lacked privacy, being directly overlooked by a storage area and workmen’s caravans. Seating cushions were missing too.
On our final night, a group of young guests in the lodge next door played extremely loud music late into the evening — the bass was so strong we could feel it through our lodge. This really disrupted what should have been a relaxing last evening.
The on-site pub had very limited stock (they ran out of Guinness, Abbot Ale, and even Pepsi during our stay) and only opened in the late afternoons. While we had one decent meal there, much of the food seemed to be frozen.
Reception wasn’t open when we left around 9:15am, otherwise we would have shared this feedback in person.
Although we made the most of our holiday, unfortunately we wouldn’t choose to stay here again.

I rarely leave reviews, but my experience with Liv Retreats was so disappointing that I feel others should be aware before booking.
I originally booked (and paid for) a wooden lodge with a hot tub — what I actually received was a caravan. Not only was I never informed of this switch in advance, but the caravan itself was substandard and dirty. It completely ruined what was meant to be a relaxing getaway.
The most frustrating part has been the customer service. I raised the issue with Booking.com immediately upon arrival, and they opened a case with Liv Retreats. However, Liv Retreats never responded. Despite numerous attempts to contact them directly (via phone and online chat), I was met with silence. When I finally received a reply by email, it simply sent me back to Booking.com — even though Booking.com had already confirmed that they were waiting on Liv Retreats to engage.
This circular avoidance and lack of accountability is unacceptable. Mistakes can happen, but the refusal to acknowledge or resolve them speaks volumes. A holiday is a significant expense, and guests deserve honesty, cleanliness, and at the very least, a customer service team willing to deal with problems.
Not to mention the deflated dirty swimming pool and the ‘petting zoo’ with donkeys and turkeys with sigs saying ‘animals will bite’.
Sadly, I can’t recommend Liv Retreats. I left feeling frustrated, let down, and out of pocket — the opposite of the relaxing retreat I had booked
Paid for a wooden lodge, dumped in a dirty caravan – avoid unless you love terrible customer service
I booked a wooden lodge with a hot tub at Woodlakes Park (Liv Retreats) for a relaxing countryside getaway from 16–18 August 2025. From the moment we arrived, the experience was a disaster.
Reception was closed (on a Saturday afternoon, which I find very unreasonable), so we had to call the out-of-hours number to check in – we were told we were in “Sky 15.” When we got there, it was not a wooden lodge at all, but a caravan. After another call to the out-of-hours number, we were then told our lodge was out of action due to an electrical fault. At no point had Liv Retreats contacted me to inform me that my lodge would be unavailable. It felt like we had been scammed, and I was left stressed and frustrated.
The caravan itself hadn't been cleaned properly: crumbs on the kitchen countertop, a dirty sink, stained sofa, and the main bedroom bed had no mattress cover. The “hot tub” outside was a jacuzzi bath with no cover – nothing like what we booked. Kitchen provisions were minimal and careless: oven gloves for a kitchen with no oven, a disposable j-cloth, a tea towel, washing-up liquid, but no sponge.
Beyond this, the general condition of the park was disheartening: the abandoned remains of the old outdoor Asian restaurant, the poor state of the 'swimming pool', and even concerning welfare issues in the 'Enchanted Forest', where pigs were in an enclosure with random loose plugs and a remote on the ground.
Booking.com were very helpful and opened a complaint on our behalf, but Liv Retreats are completely ignoring the case. Don't bother calling them ever – one number tells you to use the online chat function, while another number rings forever yet nobody ever picks up. The online chat function is useless – the agents are rude and can only take bookings. Not to mention that the onsite team supposedly cannot access any online booking information – only head office can. The onsite team said they wouldn't have been able to tell us about the change prior to our arrival or do anything with our complaint. Although the onsite staff were nice, it was disheartening to find they're able to wash their hands of any complaints immediately.
I finally got hold of head office over email. In my email, I explicitly explained that I had already raised this issue with Booking.com immediately upon arrival (16th August). Booking.com then immediately opened a case with Liv Retreats. On the 18th August, Booking.com informed me that they had received no response from Liv Retreats. As a next step, Booking.com advised me to contact LR again in order to urge them to respond to Booking.com.
The email I received from LR was laughable, telling me I need to raise the issue with Booking.com – instructing me to do exactly what I have already done. This circular response demonstrates a lack of accountability and, frankly, further underlines Liv Retreat's poor level of customer service. My complaint is already open in Booking.com's system, and it is Liv Retreats who has failed to engage with it. Passing me back to Booking.com again is not a resolution– it is deliberate avoidance.
This experience was stressful, disappointing, and completely ruined our weekend. I would not recommend Liv Retreats to anyone. If you book with Liv Retreats, be prepared for misrepresentation, poor property standards, and appalling customer service.
n.b. I only wish I took more pictures of the state of the park and our caravan. It seems like Woodlakes Park has almost been taken care of. Some parts are truly lovely, others are horrifying.
