Loving my new “Home”
Love the company and their management of the property! Recently moved to the area so had so many queries and questions! The staff has been extremely helpful. Really helpful staff
Really helpful staff. I've asked so many questions to Katie, and especially Leo, and they have been so patient in answering every one of them. I haven't moved into the property yet, but I have great confidence everything will be okay having people like this to ask question to and resolve issues with.

Fantastic staff, just a few teething problems
The main highlight of Livingway in our experience have been the on site staff. They’re all super friendly and helpful, especially Danny who has been an absolute star since we first met him a couple of months ago.
We had a few issues with the rent discount that was offered however this was quickly resolved once we raised it.
The amenities have recently opened after quite a long delay and they are fantastic for the most part. The only real issue we have is that the private cinema was advertised both online and in our viewing as “at no extra cost”. This isn’t the case and it is being charged at £30 per use, with you also having to use your own subscription services to watch anything. When querying this we were told it was due to running costs, though we’re not sure what these could possibly be given the above.
That said, we’ve lived here for around 6 months now and we absolutely love it. The gym is fantastic with almost everything you could need, much more than we expected from an apartment building gym. The rooftop terrace & hot tubs are lovely also, worth noting the hot tubs are soaking style tubs rather than jacuzzis, but this is not an issue for us at all. I’ve not had a chance to use the shared workspace yet but it also looks great.
If I had to be picky, the hallways around the flats could do with a bit of a spruce up as they do feel quite dated, but the apartments themselves are beautiful. The corridor in the hotel area looks fantastic, perhaps this should be carried on throughout the building.
I feel it should be noted that we are aware of other residents who have not had a great experience - but from our side things have been great.

Couldn’t recommend Livingway enough. For a process that is usually gruelling and stressful they alleviated a big part of it. Adam was particularly helpful and available whenever we needed him. He is friendly and always so willing to help-even checked in to ensure the move went well.

Not fully accessible by lift
Overall, a good move-in experience, except for the minor issue that my girlfriend and I were told the building had a lift and that the wheelchair accessible would not be a problem, but for our basement room, it was. Luckily we will be moving in a month from now into a flat that is accessible via a lift thanks to their quick response.

I've recently moved flats from a different city and the Livingway team has made the whole process as smooth as possible. We had a few issues that were eventually resolved with patience and understanding. The property is just like the pictures and videos and it has truly lived up to my expectations. I couldn't be happier with my decision to use Livingway. Special thanks to Leo for being so patient with my never-ending questions and queries. Highly recommended!

Renting at spot
Renting with livingway has been really pleasant from start to finish! The flat was really clean on arrival, and whenever I have needed to contact livingway regarding something I have been able to get swift and helpful responses, also shout out to Adam the building manager at spot for helping me on move in day and it was lovely to see him being so involved with/actually caring about the residents.

Where to start…First of all let me just get the record straight I moved in here under the basis all these amenities would be 24/7 for usage & they’d come at no extra cost. Well that’s a lie, despite the advertisement on multiple renting site’s stating “ALL AT NO EXTRA COST!” This has since changed upon completion of the amenities (just to note these were 5 months behind schedule). Within a week of moving in I was met with black mould in my kitchen worktops & fridge, damp ridden throughout my apartment to the point where I could push my fingers through the wet plasterboard, the windows were constantly wet due to condensation throughout my apartment, I was told to open my windows in the middle of February to “help relieve moisture” and despite asking to be re-accommodated I was told no. I then began to notice a leak from my bathtub which after 4 visits to fix still continued to seep through to behind my bath and eventually into the communal corridors. Not to my surprise this then escalated the growth of black mould within my apartment and when asked if they could remove the mouldy plasterboard I was shrugged off and they picked the easy option of spraying it with a cheap mould remover despite the plasterboard being visibly broken due to the water damage. Not only is my apartment riddled with mould and damp Livingway offered a 50% discount to some tenants in order to compensate for the 5 month delay in promised free amenities, now much to my shock it was only a handful of residents who happened to complain that were offered this discount those who didn’t only received a discount of £50-£100 on their rental fees, they thought they could get away with taking peoples hard earned money despite the building being a construction site till late July. This isn’t only completely wrong but very unethical too, but this doesn’t surprise me with Livingway as they are quick to brush it off and cover up any wrongdoing. Everytime I have called with an issue the office in Manchester has given me the copout option and the cheapest option. Despite them claiming to be a “tenant orientated” company believe you me they are far from it! To anyone who wishes to rent off them be prepared - To anyone who wishes to move into the Roco Building please save your hard earned money and don’t make the mistake many of us have within the building as there is plenty of other buildings that are a lot more value for money within the area. All these care about is snatching profits and covering up their false advertisement with inexcusable lies. The staff in Manchester coordinated their lies in order to make you feel stupid so just a heads up when challenging them about their incompetence! Just to note the onsite staff are probably the best thing about this company as the majority of them in Roco are very pleasant and helpful however under instructions from the circus in Manchester they’re left in dark with what to do as even they agree what has happened here to many tenants is wrong and unfair. Stay away is all I can say!!

Many thanks for your review. We feel that as this has been brought to the public forum, we must now take the opportunity to respond. As discussed on several occasions there was no statement made that the amenities would be a 24/7 operation. Due to fact all amenities and outdoor spaces are above or below apartments, we must respect the residents and keep noise level to a minimum hence the reason for the 10pm closure. Alongside this there are also the council restrictions placed on the roof terrace whereby planning permission was granted on the basis that we must not allow residents to be on the roof space in the night hours as this can cause a disturbance to not only our own residents but other neighbouring buildings. Correct the amenities were behind schedule however it was not 5 months, the original date for completion was April and the spaces were completed in July. We appreciate this was frustrating for all concerned and is often a common occurrence when it comes to construction, but we believe that the high standard of the amenities and the beautiful outcome has been worth the wait. To alleviate frustration and as a gesture of goodwill during construction, we provided a rental discount of 50% which to this date means that you personally have received a reduction of over £4000, which is a huge saving for a new apartment located in central Liverpool.
The use of the amenities including (workspace, lounge, roof terrace, gym, and hot tubs) are all free of charge the only two spaces that levy a small charge are the private cinema space and private dining. As stated, these charges are related to the operation and cleaning of the spaces both before and after resident use. To address the maintenance issue and damp issue you have raised, on Monday, 27th February 2023, you raised concerns about damp areas around the apartment's window, particularly within the bedroom area. During our inspection, it was noted that the overcrowding of the bedroom with living room furniture played a part in the issue. While no specific issues were immediately evident, our team and the builders recommended improvements to mitigate the extreme heat within your apartment. They suggested to re-evaluate the furniture and open windows to enhance comfort and airflow.
Regarding the bath issue, our on-site team and builders have made multiple visits to diagnose and rectify the problem. Unfortunately, there was an incident where a contractor was turned away, which led to inconvenience for the contractor and delayed further works. We have asked but have yet to receive images as requested as every time, the affected areas have been cleaned before we could properly investigate the nature of the reported damp issue. Having all our calls recorded and having overviewed the content of calls with yourself and your partner, we don’t feel that anyone has provided you with as you state (a copout and cheapest option). Correct we do state that we are a tenant orientated company, by which we stand. It has been shown when we have dealt with matters that involve yourself and your personal matters where we have been directly involved and assisted. From our prospective it seems as though when rent was due 01/08/2023 to return to full price you have then decided to launch an attack against the company both in person and via emails. You stated that you will involve lawyers and place reviews on platforms such as trust pilot and go to the local papers unless we continue with the discount and remove any charges relating to the amenity space. Roco is a business and the fact that the amenity spaces have now been delivered to an extremely high standard we must now charge the full rent that is stated in your legal contract. It is a shame that we have had to air our grievances in this manner and in public. We are of course happy to speak with your lawyer, and if you are unhappy remaining as a resident at Roco we will allow you to end your tenancy early at no extra cost to yourself.
