I'm a happy investor
I have invested in properties through Housemartin (formerly Assetz Exchange) for around five years and have not experienced a single loss.
Payments have always been on time, and any issues have been clearly communicated.
Investors can vote on rent increases and other decisions as part of the collective.
Everything feels fair and transparent, and I have been very pleased with both the experience and the returns.
The innovative ISA offering tax-free gains is an excellent option for anyone looking to diversify their investments.
The website and the dashboard are clean and provide succinct, concise information that is helpful for making decisions. The marketplace for buying and selling shares in lots and properties is straightforward. Uploading payments and receiving payments is also quite straightforward. Overall, it's a really good experience.

The platform and investment offerings…
The platform and investment offerings have been solid and nothing beats seeing rent arrive in one account. The support offered by the team at HouseMartin is engaging and friendly i.e. not a faceless online service with nobody to speak with. I intend to increase my holding significantly having gained confidence and comfort with the platform. The only challenge is that I do need to get involved to review properties' and ensure reinvestment of rent although I understand that they are looking at an auto-invest option. Keep up the great work and business.

Housemartin should be avoided!
I had a poor experiencing lending with Housemartin, who used to be known as Assetz Exchange.
Housemartin are the same roots and people as Assetz Capital P2P. Look them up if you don't know. Will be same end result as Assetz Capital. Avoid like a fast moving bull charging towards you!

We have asked Trustpilot to review your comment because we cannot match it to any record of an investment on our platform and your remarks appear to relate to Assetz Capital, which is a separate, unrelated firm. Housemartin is an FCA‑authorised crowdfunding platform focused on supported living property investments, and is not related to Assetz Capital.
None of our current directors or staff hold roles at Assetz Capital. A former director of Housemartin previously sat on the Assetz Capital board, but left Housemartin some time ago, and we communicated that change and the reasons for it clearly to our investors and shareholders.
Looking at your public Trustpilot profile, you posted a sequence of 1‑star reviews for several P2P and investment platforms this afternoon and elsewhere you state that you have lost your life savings and your children’s inheritance on three separate occasions in relation to The High Street Group, Kroll and RSM UK, as well as suffering substantial capital losses with Capitalstackers and CapitalRise. We are sorry that you have had such serious experiences.
Your review suggests that investors on our platform have suffered similar outcomes. That is not supported by our records or by the information we publish about portfolio performance and defaults. To date, our loans have not met the FCA definition of default, and our investors have not experienced the kind of complete life‑savings wipe‑outs you describe in those other situations.

Impressed with Housemartin
Have lent money through Housemartin for the last 4 years and have been very impressed with it. The communication is clear and helpful, the properties offered result in good returns for investors and being inflation linked and in and ISA makes it even more attractive. Well balanced risk and return – and more
Investments tick two important boxes: good returns, paid monthly, and a positive social impact.
But add some extra boxes too. How about one for communication? Housemartin are responsive to queries with a monthly plain English newsletter that sets out the pipeline ahead.
Housemartin probably hasn't been my most profitable investment vehicle, but it's hard to beat if you want to balance risk and return and throw in a bit of social benefit.

Long term user
I have been a user of Housemartin for some years. Over that time I have been consistently impressed by the professionalism of the team, the clarity of the way investments are described, the ease of the website , the "doing good" aspect of the investments and the solid return on investment, I have a broad spread of properties I have invested in , a few have had issues, bit the combined yield has been spot on 7%. This is not a site for short term traders, but is a very useful long-term, interest generating home for cash.

Loss on sale
I am very concerned about the loss on sales.This has been more than 15%
The cost ofsetting the property for particular use, is unlikely to be recovered on the sale.
There has also been some remedial work required for things that should have been picked up in the initial survey

Thank you for sharing your feedback. We take all investor concerns seriously, especially regarding capital returns. To provide context for those looking at our track record, the properties mentioned were part of a legacy portfolio of residential show-homes. While these provided consistent rental income for several years, the final outcomes for individual investors varied based on their entry price on our secondary market.
Crucially, every property in this portfolio sold for more than its original purchase price. However, because our secondary market allows for flexible pricing, investors who bought in at a premium during periods of high demand may have seen a lower net return upon the final repayment.
We have since pivoted our model to focus exclusively on supported-living homes with long-term leases. We made this shift specifically to prioritize long-term stability; unlike the legacy properties mentioned, our goal is not to sell these assets. By holding them for the long term, we avoid the costs and market timing issues associated with physical sales. To date, we have never sold a supported-living property.
We are sorry this specific legacy exit didn't meet your expectations, but we are pleased that your broader portfolio remains in a healthy overall profit position. We remain committed to transparency and are always available to discuss our model with our community.

I became aware of Housemartin as an alternative peer to peer investment opportunity when a previous company announced discontinuation about 5 years ago. I am still unraveling that business and building my business and relationship with Housemartin. This has been an enjoyable period offering me healthy investment returns with involvement in a good cause.

Great investment
This is a medium to long term investment in in mainly charity properties with rental income monthly giving in excess of 7% on investment amount and propert value increase over the years a good possibility. IFSA available too. Website works well and fairly easy to use. Also monthly income available if required.
