I suffered severe domestic violence, I was in one of H4W refuges, prior to moving into my current second stage semi independence accommodation,
I had NO support at ALL from H4W STAFF,
other women within the refuge helped me A LOT!

I was without hot water for THREE MONTHS, in my current accommodation no one cared!

I have HUGE safeguarding issues and I have front door that doesn’t shut properly and isn’t secure, despite reporting door and other repairs that need to be completed, I am still Waiting!

I asked for a member of H4W staff to please fill there portion, as my current landlords, on my application, so I could move on into a HOLD property, which would be more suited due to my safeguarding issues, my request is being ignored

-1 appalling service. Rang for an hour to speak with someone from-9.00am it's now just after 10.00am I'm waiting for someone answer the phone. The automated service echoing 'your queue is one'. Told the ivy on the building will be removed from my neighbours as well as mine flat on the 17th march. Well they lied! What's been removed are the rubbish in her garden and dumped in my garden. Can't get through to the housing to ask them to remove the junk which is an arsonist delight.

The staff are VERY racist, they take side according to people nationalities. They give u anti social behaviour without proof. Instead of helping u, they bring you down. They charge u for gas and electricity and they don't even put the heating on. They're more abusive than the perpetrator. The rent house is crazy. This business is just about making money from abused women rent. I was in a box room and they charge me over £200/wk for what? Bedrooms decoration and in general are a nightmare. Greenwich council staff that work with them highly racist too.

This is not a charity nor is it a place that supports women! How can a charity be charging women £902+ every month for accommodation that doesn't get cleaned consistently? The lift that is supposed to support wheelchair users and others with a disability never works! When there is no heating or water, it takes several days for them to come out and when they do it's never resolved on the same day! This is the third time I have suffered leaks from upstairs and how slow are they to come to my aid. Out of hours service, yeah right. I had to call for the London Fire Brigade who did an excellent job in responding and isolating the water. I have suffered considerable damage to my property and personal belongings had to be thrown out. For years women in my block have complained, campaigned for us to be moved due to the lack of negligence from them! We didn't even have the appropriate cladding to protect us should there be a fire, it wasn't until the other block caught fire they changed all the wooden balconies on their properties to metal! They are even sending one of my neighbours to prison for advocating for us all. If that is not a cover up I don't know what is. There is no support given to us at all and quite frankly we have had enough! If I could go back to my 19 year old self I would have declined to live here. Most of us were young and vulnerable and I feel that we have been exploited in some way because of this. Nobody cares, and unfortunately even when 1 of their residents died no changes were made due to their negligence. Please take all reviews you have seen on here into consideration, please don't get stuck with us like many countless others here, it's not worth your mental health trust me!

I’m an Epileptic lady in one of their houses in Greenwich and when they did my referral I explained about my condition being unpredictable and they put me on the second floor/top floor whereby I had sustained a minor head injury.

I found tiny spots of blood on my units by my sink and on the draws etc where I had collapsed and was convulsing and hitting my head and I landed so badly that I done my left hip in and I couldn’t walk for 3-5 days.

Then I kept saying to them before hand to prevent this from happening please will you put me in room 1 because it’s on a 1st floor and got easy access to the bathroom and toilet, but oh No! I have noticed that they haven’t got the mental capacity to be proactive and prevent me and other epileptics like myself from having a fit in a dangerous bedroom, I noticed they’d rather be reactive. In which case my room is too small because of the fact that I had lack of space to minimise my chances of me being injured and also I had to struggle to get up the flights of stairs.

So I ended up crawling up the stairs and struggling to hold on to the bars in between the banister and I was even accused of hogging the front room/communal area all because my body went into automatic shutdown and I just fell asleep which was out of my control.

They still refused to help me and put me in room 1 even though there’s a young “kid” of 24 years of age who is as healthy as a horse! And can cope with going up and down stairs whereas I can’t especially after having a fit. When the fit happened on 5/08/24 I really was struggling to walk and I had to slide down the stairs on my backside and at one point take a short break to be able to breathe because I was physically exhausted.

Now they are putting my life in danger because they have put a baby gate outside my room even though my next door neighbour has a daughter who is 4-6 yrs old and a son who is 3 going on 4 and they are out from say 9am until very late at night and the mum locks her children in the bedroom so they don’t run around up and down the stairs but they don’t anyway!

So I feel like it’s been put there because of me, although they are trying to cover their backsides by saying it’s put there for my neighbour who is deaf.

But I don’t see how a baby gate can benefit a mother’s deafness. It baffles me! But the fact is I am being kicked out of the house for being epileptic and effectively discriminated against. I just wish I knew of a good lawyer.

Other ladies are right about these people they are not only a liability but they are half a job bob! Come’s into work, our “so called support worker” 😂 at 9-9:30am then leaves around 4:50pm to 5pm if you’re lucky to see them stay for the full day but in reality even if they did work 9am-5pm they aren’t really working they’re drinking tea and coffee all day and trying to look important and do the bear minimum just to get their wages at the end of the month.

Which they don’t deserve because they aren’t even properly trained to be working in this profession. I don’t even think the women running our house in Greenwich have any specialist qualifications or even first aid certificates which should be made compulsory.

Also I was being bullied by my support worker Sandra Lamont and she was trying to make out like was the problem and hated it when I stood up for myself by being firm but fair and then her response would be oh I’m not gonna get into an argument with you, and she’d make out I was shouting at her when I wasn’t all because she couldn’t handle being told the truth.

To be honest these refuges should all be closed down as a matter of urgency and the women like myself should be put into legal and legitimate and safe refuges and they should all be made to do a specialist qualification to help women and girls like us and it should be made mandatory for these women working in this profession to be able to do risk assessments and have a first aid certificates and they should ALWAYS check that the refuges have a health and safety procedures handbooks and accident report books so that if anything happens they can give detailed accounts of the incident or accident and make sure it’s timed and dated etc. But they never even done that with me, so it goes to show that this company whose employing these women are a liability and negligible if anything goes wrong because they haven’t put in place the necessary procedures. Which are designed to keep the women and girls and staff safe. The so called charity is so corrupt that they went so far as to say that they “did” an investigation into my grievances which they never did because if they had then there would never have been a cover up and the so called investigation wouldn’t have been closed so quickly which it was. Also the safeguarding officer lied by saying that I was happy when clearly I wasn’t cos otherwise I wouldn’t be having increased fits but luckily it’s getting professionally investigated

I am aghast and bewildered at the same time with an abject and pungent experience that we had with this so called Housing UNassociation. They are oblivious of individual's wellbeing and are only working there to get their salaries paid. They have left a vacant property in our neighborhood without proper boarding which has become a den for illegal vagabonds who do drugs and prostitution in the day light and night. There are families with young children and elderly members who are vulnerable. These goons operate in gangs and are often seen coming in and out of this property. Housing association has been notified on numerous occasions via email and several phone calls but they have not taken any action. How can they expose us to such risks. These drug addicts have smashed bottles on the road and often fight and argue throughout the night. We have had police called on few occasions at night as there was a stabbing incident other nigh. It used to be such a civil street with peaceful neighborhood which is no more the case because of this Housing Association. They have jeopardized our social welfare, security, peace of mind and safety. Managers are always in the meetings when we call and they are not taking any action to safeguard us from the mess caused by their negligence. They are callous bunch of people working here without following guidelines and legal procedures. We will be contacting our local MP as this Housing Association needs to be investigated the way they are putting people's lives at risk. Not surprised to see reviews by other people. Really shocking and surprising that they are still allowed to operate. The housing association may say that they are taking legal action by the court notice on the door. That is all well and good but practical physical steps are urgent by arranging with the police to let them in and properly secure the property they are responsible for rather than leaving vulnerable residents in fear of their lives. Ombudsman needs to intervene and investigate complaints that have been made against these inhuman bunch. I wish there was an option to give them 0 star that they actually deserve. You will be shocked to read the reviews and predicament that they have placed poor people into. SHAME ON YOU !!!

Unfortunately HFW are non responsive and just ignore requests/complaints. It is pointless getting in contact with them.
I have a repair that was started in February (after waiting how long) and still mot finished.
I am finding nigh on impossible to work out how to use their portal, it is very difficult to use.
Emails just get ignored or little response to requests.
Housing for women are just getting worse and worse. Certainly not empowering women as far as I see.

Since covid started there has been NO communal garden service but all this time HFW have continued to charge for a revive that I have not had.I have written at least 4 formal complaints and still nothing has been done.This has gone on for almost 3 years now and I have asked for a refund several times.How can a landlord continue to take money for a service they are not providing?The lighting in the parking area is also an issue as it is faulty and only 1 of the two lights works which makes it very dark in the evening.Can never speak to any one when I call and it takes weeks to get a response when I email.It is absolutely disgusting that no one seems to have any interest in resolving this yet they continue to charge each month.shockingly bad service.

My floor has been damaged since December 2021 I've complaint and called numerous times in regard to my flooring. H4w keeps sending people out to come and look at my flooring but no one to actually fix the damaged floor in the whole of the property. 7, months down the line and the rotten\uneven flooring is still not fixed. What's the reason of paying so much rent when they don't bother to actually fix anything. Try to listen when I make a complain as well because h4w just send people out for repeated water leak instead of sending someone to actually mix the floor problem.

H4W's mission statement reads 'social housing for women facing challenging circumstances​', that's funny as I am saddened to state being a tenant of H4W is a challenge in itself.

They are not a charity they do not look out for the interest of women.
I have lived in their property since 2009 and it was the worst thing I ever did the flats are in disrepair they don't do any maintenance and we have no proper fire safety I personally have been sleeping in my living room since January due to a hole in the roof since 2019! They refuse to fix it and will not move me. Bins are not collected the balconies are coming away from the flats and we have no hot water or heating every winter they staff gaslight and lie or all out deny problems like the balcony fire that has led to a whole building being vacated and all the residents being displaced. I cannot even mutual exchange as the flat isn't fit for purpose so I am trapped and they are still collecting full rent

I would have given 0 stars if I could have. Extremely poor service, I have been with three housing associations and this is by far the worst!

The staff are extremely rude & unhelpful. They are meant to work with vulnerable women but exploit our vulnerability.

Calls are ignored, repairs take years to be acknowledged and once they’ve been acknowledged they are rarely completed.

My housing officer has berated me & said very personal things to be over the phone. Including asking why I have so many children, I have three. where are the fathers?
She has also belittled my depression and questioned whether it’s even genuine.

This phone call occurred after I had formally complained about her with the resolution that she could only email me. When I reminded her that she shouldn’t be contacting me via telephone her response was “yeah well calling is easier”.

The staff need to be retrained, especially if they’re going to continue to house vulnerable women.

These people are deliberately sabotaging my housing application. Could you believe that I've given birth and it took them over a year to add by child on to the housing application so it could be updated on Lewisham system. Furthermore, after this i was nominated 2 times for a property and Lewisham requested rent statements from these people and they do not respond resulting in me being skipped for property. I could have been out of this property ages ago it is currently 4 of us living in this one bedroom and you're telling me that every time a new nomination comes up you guys refused to respond. What kind of business is this? This is unfair on me and my children because they have nowhere to sleep all of us are on the 1 bed and you telling me that every time Lewisham email you you refuse to respond to it. You lot are sabotaging my housing move and you're taking from me the opportunity to provide a suitable household for my children. This is unacceptable very unacceptable I'm angry and disappointed because this house is not in a suitable condition to housed 4 people it is not fair on me or my children. Something needs to be done because this is very upsetting this situation for my housing need to be addressed I'm sure that other people are in my exact position. You say you empower women, but yet still holding us down your holding us down not making us move forward in finding something suitable for ourselves. it is not fair address this situation because this is getting out of hand and this will be taken to court if it no action is taken. I do not have any rent arrears my rent is paid every month on the 1st so this is nonsense. I called on multiple occasions yesterday approximately 25 times and no one answers the phone you guys are at home what are you doing that's making you unable to answer the phone this is ridiculous very ridiculous this needs to be addressed no longer than next week or further actions will be taken.

They do do not deserve any stars. They deleted all google reviews in 2018 and since then, have gone on to have many reviews reported and removed.
They are literally the worst landlord anyone could have the misfortune of having. They have no empathy, no compassion, no morals and no respect for residents, their families and guests.
They have caused many residents, their children and families suffering, poor mental health and ill health. They then have the audacity to lie, claiming they empower women, support them and provide affordable, safe and decent homes when actually they do the opposite.
They knowingly put lives at risk by ignoring serious fire safety and health and safety issues, knowingly ignore repair works, knowingly ignore domestic violence and abuse and hate crime.
They have all hours in the day to post on social media but can’t be bothered to return residents calls and emails.
They lie to authorities, Board of Directors, residents and the public to make themselves look like victims. They are worst than perpetrators the way they go on. They blame everyone else for their serious maladministration and malpractice and never take any responsibility or accountability for their actions and deliberate failings. They are a very dangerous, cruel and evil organisation who should be struck off and banned from working with any person let alone vulnerable people and children.
Their rents and service charges are a rip off. Charging for services they fail to provide. The amount of profit they make from rents and service charges and lack of maintenance is disgraceful. Making money out of victims while failing and refusing to support them, is utterly shameful and disgusting. They have ruined many, many lives.
They have serious problems with staff turnover which is shocking. They would earn a world record for the amount of staff they hire and leaves at record speed. Many staff members have spoken out about the bullying from management yet the Board members just turn a blind eye to what goes on. All that money wasted on staff who they can’t even hold onto when they could have spent that money on replacing the dangerous and unsafe cladding of their buildings and making buildings and homes safe, secure and free from hazards. Their homes are not fit for human habitation.Then they lie to residents saying they have no money for repairs and they’re struggling financially, if that was the case, then why not cut back on hiring so many directors/staff and the CEO’s wages? They’re worth over £50million with so many assets, make millions in rent and service charges plus all the repair works they fail to carry out. They were awarded £1million recently and still refuse to make buildings and homes safe, refuse to remove the claddings, refuse to remove and rectify fire and health and safety hazards, refuse to help and support victims of abuse, the list is endless.
They threaten residents who receive full housing benefit that’s paid directly to them with eviction. When they never asked for any rent in advance when those signed their tenancy agreements. They waited years before making threats of court and eviction if those already struggling financially and on full housing benefit didn’t pay the full rent in advance. They have caused poverty, debt to already poor and vulnerable households. Residents unable to afford to eat or afford to have adequate heating and hot water because of their greed. They only care about making money and never put your residents first.
Even during a pandemic, they have knowingly failed to follow government guidelines, staff and contractors not wearing masks and with no option for them to wash their hands, constantly breaking the rules which have now become law but that’s something they are used to, breaking the law! The hygiene of buildings is shocking.
Think twice before accepting a home with HfW. Unless you want to suffer ill health and be forced to move again due to living in unaffordable housing that’s not safe, don’t accept it.
Keep a diary, take pictures and videos, keep contacting your MP, councillors, council and fire brigade. Communicate via email so you have evidence. Join social media so you can raise your issues on it, request your full files by making a subject access request. Request copies of the breakdown service charges for all the years you have been a resident. If HfW are withholding documents from you regarding cladding and fire safety, make a freedom of information request to the council and fire brigade.

They do not deserve one star! H4W are by far the worst housing association ever.
I became a tenant in March 2012, having moved into a new build flat, which they said was affordable housing. Not only did they fail to inform me that my home would be on top of the communal bins when I viewed the flat and during and after signing my tenancy agreement, they also lied about the home being affordable housing.
Within weeks of moving in, our home suffered with toxic waste smells due to the bins being overflowing with rubbish, flytipping and litter which we still live with, as well as having sewage smells from the kitchen and bathroom. We still get sewage smells from the kitchen. It took H4W four years to send a plumber for the bathroom sewage smells. I’ve had numerous leaks which they have ignored on purpose. H4W admitted that my home stunk due to my home being on top of the bins yet to this day they continue to ignore waste management.
My home had and still has many defects and disrepairs which H4W ignored and ignore.

Our heating and hot water provided by Switch2 was and is very expensive, leaving us in debt due to the unaffordable costs as H4W not only deduct a standing charge for themselves on a daily basis from our money used to top up our meters but they were the ones who set the charges and costs. We have had nothing but problems with our communal heating which they ignore. For years, H4W overcharged us with our heating and hot water costs and it took months to get a refund. Despite the hardship, debt and poverty they put us in, no compensation was paid for the struggles and overcharging they made. They also refused to provide how they worked out the charges and how much we were owed.

H4W do not care about domestic violence, nor do they support, care and empower women. They repeatedly lie to cover up their failings to authorities and get away with putting their tenants lives at risk and harm. They ignore broken and defective doors that are open 24/7, knowing there are victims of domestic violence in their buildings, knowing that some perpetrators sleep in the communal areas, knowing other men sleep rough in the same areas, knowing unauthorised people enter the buildings to go through the rubbish and knowing strangers are using drugs in the bin room.

They ignore ASB, racist, homophobic and islamaphobic tenants.

The bin room continues to be a fire risk and health and safety hazard with overflowing bins, with flytipping and litter being ignored. This is not the cleaners fault. While some tenants dump their rubbish on the ground, these tenants have been allowed to carry on this antisocial behaviour for over seven years, despite having CCTV inside and outside the bin room. The bin room has been infested with rats for years. Some tenants are too afraid to go inside due to health and safety hazards as the room is dangerous.

This landlord and so called charity is so corrupt who keeps lying, covering up their failings, who continue to harass, bully, intimidate, victimise and discriminate me. They have destroyed mine and my son’s life as well as other women. The staff turnover is shocking. Staff are rude, arrogant and bullies.
They keep deleting their tenants reviews and the CEO got other housing workers from the Women’s Housing Forum to leave reviews by pretending to be a caring and supportive domestic violence charity who empower women. But they don’t. They destroy women’s lives.

We continue to live in unsafe homes and buildings full of defects, disrepairs and fire hazards.

Since the new customer service director took over, who deleted all previous reviews, which she continues to do, the safety of our homes and buildings have got worse. Herself, the CEO and head of housing are the main ring leaders who continue to make women’s lives a misery. They continue to ignore serious health and safety hazards and fire risks yet they continue to con people into thinking they provide safe and secure homes.

If you are on housing benefit, they do not tell you when you sign your tenancy that you have to pay the month in advance. They wait years and then start harassing you and threatening you with eviction if you do not pay a months in advance despite them receiving full housing benefit.

If you tell H4W you are going to take legal action and report them to the press, they report you to social services, like they did with me. Why because they didn’t want the truth to come out about their corruption and how they failed my neighbour who killed herself because H4W refused to help and support her. The neighbour that moved in after Sarah’s death, also nearly killed herself because of the same problems but thankfully she was able to escape this death trap building and ASBO place we live in.

If you report them to your MP, a councillor, the council, press, the fire brigade, they make your life hell. And they then deliberately ignore disrepairs in your home and building to punish you for it.

They send men to your home unannounced or with less than 24 hours despite knowing that a tenant has a right to have a witness present.

Only last year, they sent three men to my home for a one man job followed by the bully surveyor and temporary agency worker without my consent. Without my knowledge and permission they arranged a meeting in my home with four men and one woman. Despite repeated requests for the name of the contractor, the director refused to name him to my councillor as she was the one who arranged the three men to attend my home along with the surveyor and temp agency worker to intimidate me. H4W have no morals, they will do anything and everything to make you suffer.

The new director has got ridden of most of the contractors for H4W and instead hired ones that lie for them.

The only time some disrepairs are carried out and fire hazards are removed is when there is an inspection.

Management hire staff who they do not train and dump all the work loads on these staff who they then blame for when things go wrong. We can never keep up with the staff who change so often.
Our data is not safe or secure due to so many people having access to our private and confidential data. Temporary agency staff and volunteers should not be accessing our private and confidential data but H4W do not care about the data protection act. They also don’t care about the equality act.

H4W have caused many women mental illness by forcing them to live in unsafe, dangerous homes while exposing them to serious risks and dangers. When they offer a transfer, they will deliberately offer you a place worse than the place you live in, in a very high crime area or back to the borough you escaped domestic violence from, despite telling them you don’t want to leave the borough you live in. They really don’t care. They will do everything to cause you a breakdown so you end up leaving as they want to punish those tenants and make them intentionally homeless.

We do not have a ‘Home of Her Own’ nor do we live in affordable homes. H4W only care about making money, getting free money, donations and funding from the government and companies with their lies and cover ups about the non existent services they provide.

Rents and service charges are still a rip off because more than half the services they charge for in their service charge, they do not provide.

We have already had one fire due to this landlords negligence. Despite an enforcement notice from the fire brigade, H4W continue to deliberately ignore fire safety and fire hazards. It’s just a mater of time before we have another fire.
It’s just a matter of time before someone ends up attacked, murdered or ends up killing themselves because of this disgraceful charity keep ignoring safety, security and ASB.

This shameless charity needs to be shut down as all they do is put women, children, families and guests at risk. These women who work for H4W should not be allowed to work with vulnerable women and need to be struck off.
