We have advertised with Green-Acres continuously since 2021.
In that time, the portal has generated enquiries and has some useful features. However, any agency considering advertising should pay very close attention to the contract structure before signing.
When we first joined, Green-Acres operated on a pay-per-lead model. Over time, the business moved towards a subscription model with annual commitments that renew automatically unless cancelled within the required notice period - as that was more suitable for them - as a business.
Our issue is not that Green-Acres has contracts. Every advertising platform does. Our concern is the lack of flexibility once you are inside the agreement.
Recently we contacted Green-Acres because the portal was no longer delivering value in line with its cost compared with other property portals we use. As an estate agency of over 20 years, we simply do not believe the platform currently represents good value for money in the present market compared with the alternatives available. The plan we were on was no longer suitable for us - as a business.
We asked whether we could downgrade to a lower package or move to a more suitable plan. We were not asking to leave immediately. We were looking for a commercially sensible way to continue advertising.
The response was effectively that no downgrade or alternative package was available and that we was committed until the end of the current term.
As an estate agency operating in a changing market, we find that approach difficult to justify. Advertising performance changes. Stock levels change. Budgets change. A portal that offers no meaningful flexibility during a lengthy contract period creates unnecessary risk for advertisers.
What disappointed me most was not the contractual position itself but the attitude towards retention. As a customer of around five years, we expected at least some discussion around alternatives, package adjustments or ways to preserve the relationship. Instead, the conversation quickly became focused on the contract. And communication was abruptly ended after we were told "No - you must see out your contract, as it is, we will change nothing."
Our experience was that the company's flexibility and customer focus largely disappear the moment you encounter a problem or wish to discuss changing your package. At that point the relationship felt far more focused on enforcing the contract than retaining the customer.
As a result, we have now given notice and the account will close at the earliest opportunity.
My advice to other agencies is simple: read the contract carefully, understand the renewal and cancellation terms, and make sure you are comfortable committing for the full duration because flexibility appears to be very limited once you are signed up.
Overall, we are disappointed with the inflexibility of the platform but more so their attitude to a long term customer. We will not be advertising with them again, and would not be able to recommend them to other agencies looking for portal advertising.

Very disappointing and arrogant way to do business. They more than doubled their advertising fee from one month to the next because they said I was receiving higher than normal inquiries compared to everybody else. If a company has a good product or they actually think about what they post in order to generate leads, they penalise you by asking you to pay not just a little bit more but a lot more! more than double from one month to the next. Not great people to do business with. As a small agency we work hard to generate our leads. To absorb a hike of that nature is not good business sense for us or them as we have now cancelled our subscription with them. Be aware they give you good deals to entice you and then they will hike up the price.
Foto's en omschrijving zijn meestal mooi. Wat ik mis is een plattegrond van het huis en hoe het huis op het perceel is gesitueerd. Met name dat laatste vind ik belangrijk want een 'vrijstaand' huis is niet altijd een 'vrijstaand' huis.

En mi sector, cuando no puedo ofrecer el nivel de servicio que un cliente espera, considero que lo correcto es escucharlo, asumir la situación, disculparme si corresponde y, si no puedo aportar valor, hacerme a un lado. Lo que no haría es limitarme a exigir el cumplimiento de un contrato cuando el servicio no está respondiendo a las expectativas generadas.
Mi experiencia con Green-Acres ha sido muy decepcionante. Después de aproximadamente medio año utilizando el portal, los pocos leads recibidos no han sido cualificados y no se ha generado ningún cliente real para mi agencia. No se trata de no querer cumplir un contrato, sino de no poder seguir invirtiendo en un servicio que, en mi caso, no funciona.
Hace un par de meses hablé con otro miembro del equipo de Green-Acres, que intentó ayudar y buscar una solución. Sin embargo, la situación no mejoró y no obtuvimos una solución efectiva.
Al volver a trasladar el problema al comercial que me atendió, explicándole que tras medio año ningún lead había sido realmente cualificado, su respuesta fue que eso era “imposible”, que nunca había escuchado nada así y que no podía hacer nada, porque debía cumplir el contrato. Le expliqué que me gustaría cumplirlo si el servicio funcionara, pero que la realidad es que no ha funcionado para mi negocio.
Lo que más me decepciona no es solo la falta de resultados, sino que la conversación se haya centrado únicamente en exigirme el cumplimiento del contrato, en lugar de escucharme, revisar mi caso o permitirme marcharme de forma razonable. Además, el trato recibido por parte del comercial me pareció grosero y muy alejado de lo que espero de una empresa que trabaja con profesionales.
A lo largo de mi trayectoria he trabajado con distintos portales inmobiliarios. Con algunos he tenido buenas experiencias y con otros no tanto. Pero incluso en los casos en los que los resultados no fueron los esperados, me encontré con personas profesionales que intentaron solucionar la situación: ofreciendo seguimiento, buscando alternativas o incluso facilitando la baja del servicio para intentar recuperar la confianza.
Por eso, mi recomendación a cualquier profesional que esté pensando en contratar Green-Acres es que antes de firmar lea muy bien el contrato y revise cuidadosamente la letra pequeña, porque después puede penalizar mucho si el servicio no cumple las expectativas.
Cuando una empresa promete un determinado nivel de servicio o resultados, también debería estar dispuesta a asumir responsabilidad si esos resultados no llegan. Para mí, la confianza se construye precisamente en esos momentos: no cuando todo va bien, sino cuando algo no funciona y la empresa demuestra cómo responde.
En mi caso, no puedo recomendar Green-Acres como portal inmobiliario para profesionales que buscan un servicio eficaz, cercano, flexible y realmente orientado al cliente.
