I instructed Glanvilles Anderson Rowntree in September 2024 for advice on a private school contract. I emailed them the full contract asking whether there was any way to stop being chased for the final bill or to get out of the obligation. They invited me to a meeting on 12 September 2024.

The meeting lasted only seconds. I was told immediately that nothing could be done. The answer was clear from the documents I had already sent. They could have given that same advice by email or phone after reviewing the paperwork. Instead they charged £492 (including VAT and a small ID search fee) for the short meeting and related work. The invoice was paid in full from money I had provided on account and the file was closed.

I had an identical situation with another firm, Bennett Griffin in Chichester. They reviewed the contract over email, told me straight there was no point in a meeting, and charged nothing for that initial assessment. That is how it should be handled.

Glanvilles turned a clear “no” into a billed appointment. The service felt inefficient and expensive for what was delivered.

Do not use for semi commercial / commercial properties.

Where do I begin?! Firstly with if I could leave negative stars for my experience that wouldn’t be enough.
I have used Glanvilles a few times for residential purchases and this time around I got in touch with them to act for me on a semi commercial / mixed use property.

I chose Glanvilles for a number of reasons:
1. Previous experiences have been good
2. Oliver Zaki filled me with confidence by asking that I don’t chase him and leave him to get on with it. That’s exactly what I wanted to hear as that made me feel like he’d be on the ball. And considering he’s one of the partners at Glanvilles I felt I was in good hands.
3. They were competitively priced.

So, my experience…
Oliver certainly did not live up to his expectations. He would go weeks on end without any updates, even with my broker, the estate agents and myself asking for updates to the most simple of questions.

The sale was agreed in December, Oliver was given instruction to act for me shortly after sale agreed. Oliver got so fed up of us chasing him for updates he came up with the idea of telling everyone we’d complete end of April. This brought relief to everyone involved in the chain, the week leading up to the agreed date I tried calling and emailing to say I’m skeptical of completing since it’s been weeks without any correspondence from Glanvilles, Oliver called me and I quote said “I told everyone we’d complete then to stop them chasing me” MADNESS! He didn’t even let me know about this plan. This caused me multiple problems in the background as I was moving an existent tenant from a property into this new one, so I had agreed estate agents to find me new tenants which I ended up losing as we only completely this month, July 2026.
I paid estate agent fees for setups etc and Oliver single handedly cost me £600 for that one lie.
It gets worse… after he agreed to meet me, he then told me everything was in hand and we’d complete early May with end of may as an absolute worst case scenario.
I then made plans all over again to find new tenants, although I didn’t have to pay setup fees this time, I had further damaged my relationship and credibility with Bernard’s because I had to tell them again last minute that it wasn’t happening, all because Glanvilles, Oliver ignored everybody again for week.

After taking matters into my own hands to find out what’s happening, the Broker gave me the contact details of the lender, with hesitation they agreed to let me in on what’s happening since I was at risk of the seller pulling out.

I couldn’t believe it… Oliver had done practically NOTHING and they didn’t even have his email address, they just had the generic hello@Glanvilles email. So no one from Glanvilles was responding to the lenders requests.

When I found this out, I made a complaint to Susan George, another one of the partners at Glanvilles. She had assigned somebody else to my case Nicola, to be fair, Nicola was awesome, she got everything sorted in the matter of 2 weeks or so.

My request of the complaints was somebody else to handle the file, a reduction in costs, since Glanvilles have already cost me over £2,000 in fees and loss of earnings.

Radio silence on the complaint being resolved.

We eventually completed due to Nicola, which made me feel like some of my requests are about to be ignored.
The bill arrives and there’s no discount, I reluctantly pay the outstanding balance to minimise any more risk.

After completion I follow up on my complaint and would you believe what the response was… in not so few words ‘your complaint was resolved’ I feel like their plan was, get it over the line quickly, then put it to bed since they got their fee out of me.

I’m not replying to their email, I thought I’d put it on a review, I hope this review loses them any amount of business and that’ll help me sleep better. I can tell you I will certainly not be using them ever again, and I have told friends and family they also won’t use them.

Save yourself a headache, go with anyone else!

I instructed Jessica Pallone, who works in Glanville's Chichester Office, to provide me with legal advice on an Employment matter. Jessica provided me with professional legal advice and with effective, successful communication.

Would strongly advise looking elsewhere for a solicitor for your house purchase. Communication was absolutely awful and added significant unneeded stress for buying our house. They also sent documents with our details to the incorrect address.

Absolutely terrible solicitors, i experienced incorrect legal advice, errors in documentation and poor customer service. After putting in a formal complaint they haven’t taken accountability for their actions. Absolutely disgraceful, would not recommend them.

I requested a quote for conveyancing but also requested to know what company they banked with as my funds would be transferred to their account and I boycott Barclays wherever possible. They took days to respond and claimed not to be able to share that information, even though I would have to pay them for services. They also acted as the solicitor for the seller when I bought the property and caused endless delays, my solicitor was actually very shocked because she had worked with them before and they were apparently good to work with before but on this case they were very slow to respond and needlessly difficult. The same impression I have now gotten of the company. Perhaps they are going downhill.

I highly recommend Charlotte Woodhouse and Elspeth Rossiter at Glanvilles. Their support and advice both throughout and after my divorce has been outstanding. They were kind, compassionate, fair, empathetic and responsive. Their attentiveness helped make one of the most stressful times in my life manageable and I will be forever grateful. She is very approachable, professional, explained it all clearly (particularly relevant as my dad has recently suffered a stroke). She always replies promptly to emails and is always available for queries.

I am not a client of Glanvilles. I received a very intimidating letter from them demanding I pay almost £50,000 within 10 days into their account for a probate query. No evidence to show why money was required. I responded within 10 days as per their demand asking for clarification as to the query. Their letter had inaccurate facts so obviously no due diligence was carried out. I have chased x3 for a reply, it has now been 5 weeks! Was informed I’d hear beginning of this week now at end of week but nothing so far so being told lies as well now! Even their client told me “solicitors so slow”.Update Jan 25, suddenly dropped to £5k but still no evidence of why. Laughable

Its not often you find a solictor who deals with matters quickly, efficiently and also cost-effectively. William Stisted is a shining example of a good local solicitor.

He dealt with an 'apparently easy' ID matter really well, took only 10 minutes of my time and solved a matter that JM, the legal excutive at Mayo Wynne Baxter in Storrington had been fiddling about with and messing up for over a year!

If you are able to get to Chichester, choose this local solicitor .... Friendly, approachable, efficient and well priced. We are moving to Chi so we definitely will work with William and his team.

We have used Glanvilles on three separate occasions now for conveyancing purposes, and I have nothing but praise for Julia and the team supporting her. The service was efficient and thorough, with no stone left unturned and relevant enquires raised where deemed necessary without cutting corners. I used Glanvilles in Havant to do my financial order to my divorce. Don’t use them! Next to no communication from my solicitor, very slow. Changed the draft order without being asked or telling me, so my ex now benefits. Made a complaint, so far got no where, no communication as usual. Very frustrating.

3 years Glanvilles have been dealing with my late father's estate. Never return calls, ignore emails and when they do reply is ignoring the issue. I have complained directly to Susan about my evidence of account fraud by Glanvilles and Executors but they simply do not care. Glanvilles are now the main beneficiaries of my dad's estate. Just like the post office scandal. Evil in my view. Even your reply is not true. No face to face. I rang you everyday for 2 weeks and visited your office. I have evidence of false accounting by Glanvilles yet you ignore. I am legally entitled to ask for full accounts and expenses yet you refuse. You threatened me with slander yet all is true. Just like the post office you deliberately destroy lives. Where is my interim £5000 or have you spent all my inheritance? I am paying your bill after all. Will i have to wait another YEAR OF HELL . Looks like you will bet all my inheritance. Get your CEO to call me. You have given me no courtesy at all

Sue and the team at Glanvilles (Victoria, Sara & Michelle) worked their socks off for us, handling our house sale and associated purchase, at what turned out to be a very difficult time for us personally. Sue in particular is worth her weight in gold and I wouldn't hesitate to contact her again if/when we need legal services.
