We’d like to clarify that all fees are transparently disclosed before investment, including entry, annual, exit, and performance fees (which apply only on profits). Additionally, they are quite competitive and can average around 1% per year in total over a 5 year period.

Regarding returns, the 10% figure refers to total annualized returns achieved by the time the property exits or is sold, combining rental income and capital appreciation. These are realized upon sale, not short-term snapshots. All of our exited properties to date average around 10% annualized (net of all fees).

Real estate is a long-term asset class (typically 3–5 years), and interim yields may differ from final outcomes depending on market cycles and hold duration.

Real estate investing is inherently a long-term asset class, and short-term performance with rental yields can fluctuate due to market conditions, tenant turnover, seasonality, and operating costs. While projected yields are provided at launch based on market assumptions at that time, actual rental performance can vary over time.

It’s also important to note that property appreciation in the app reflects our cost amortization practices. The underlying market appreciation for properties is shown within each asset’s detailed view in the portfolio section, and would be much higher. Some of your properties may be nearing a full exit based on those figures. Across properties that have completed full exit cycles on our platform to date, total investor returns (rental income plus capital appreciation) have averaged approximately 10% annualized by the time of sale. We remain confident to achieve such returns for our properties, as many are now entering the stages where we would look towards completing full exits.

Fix and Lease projects can sometimes face delays due to factors such as contractor timelines, snagging, or final approvals before a property is ready to be leased. That said, we recognise that clearer communication and expectation-setting are critical, and we take your feedback seriously.

While some projects may take longer than initially projected, our focus remains on completing the works to a standard that allows us to secure stable, market-aligned rents over the long term. Once leased, these properties continue to generate income and appreciation in line with their investment thesis.
