Absolutely awful, inept, emails were not responded to. Solicitor well out of her depth in my opinion, complained higher and got nowhere other than a sarcastic response that he was working from home late on a Thursday evening to get my purchase over the line.Could have jumped in a lot earlier when I requested someone senior look over my file. Requested weekly updates didn’t get these. Was forever chasing and calling just to find out how my purchase was going. Blatantly lying about my not being available to pay the deposit so kindly agreed to take it on the day of completion!!! Nice of them eh? The actual truth being my solicitor was off on the Friday celebrating a religious festival so she hadnt requested the funds off me, it wasn’t that I couldn’t do it. Took 7 months from signing up with them to completion. I contacted them back in June because they hadn’t advised the management company that I now owned the property to find out it hadn’t been done until I chased it up. This was 10 weeks after completion.
Believe me I’d never recommend them or use them again.

Following the departure of Ruth who was always extremely helpful and had the specialist knowledge of our work environment, there were serious issues with how my case was handled by the replacement solicitor, including what appears to have been a missed limitation deadline, which may affect whether the case can proceed. I also raised formal complaints but did not feel these were properly addressed or resolved.

Communication was poor throughout, and I was left without clear updates at key stages.

My interactions with senior staff, including Lee Gilder, were not handled in a professional or constructive manner.

Based on my experience, I would not recommend this firm

I recently used CookLaw for my remortgage and to pay off my Help to Buy loan, and I honestly couldn’t recommend them more highly.
From the very beginning, Lee Gilder was fantastic. He runs a free advice clinic at Great Park, which made it really easy and accessible to have an initial conversation before committing. He was friendly, approachable, and immediately put me at ease, which made a huge difference when dealing with what can be quite a stressful process.
Throughout the transaction, the whole team were brilliant. Rhiannon was incredibly responsive — always quick to reply to emails and happy to answer any questions, no matter how small. Nothing ever felt like too much trouble.
Oliver was equally helpful — reliable, friendly, and always kept me up to date with progress. His communication was clear and prompt, which gave me real confidence that everything was under control. You could really tell he works hard to help his clients.
Angela deserves a special mention too — always polite, welcoming, and helpful on the phone, making sure I was directed to the right person quickly.
What really stood out was how well they worked together as a team - more of a family than a business. The whole process felt smooth, straightforward, and well-managed from start to finish. They also worked to a very tight deadline to help me avoid needing another RICS valuation, and I genuinely couldn’t believe they managed to pull it off!
On top of all that, their quote was around £500 cheaper than anywhere else I looked, which made the service even more impressive.
Professional, friendly, efficient, and great value — I wouldn’t hesitate to use CookLaw again and would highly recommend them to anyone.

Cooklaw were recommended by the company I was buying a house from in the northeast (Keepmoat Homes) so I also used them with my property sale. They were OK to begin with, then over a 7-week period, they stopped replying to all my emails asking for updates. It took seven phone calls to finally speak to Richard - and on that day, my sale fell through. He seemed unconcerned and offered no apology or sympathy. It was almost as if it was a deliberate lack of care and utter incompetence. During the process, they even told my buyer's solicitor that there was work due to be done on my apartment building, which made the buyer drop out. The only problem being that it was a complete lie - I checked with the building management and they said it wasn't true. Why Cooklaw effectively sabotaged my sale/purchase I may never know. Avoid like the plague. They deserve no stars.

Worst customer service I’ve ever received. During the 2+ months that Demi was supposedly handling my late Fathers will she did not return a single call. She ignored our questions and requests for advice and failed to give a reason. Her emails were contradictory and it was impossible to get a straight answer about anything.Living abroad I found the whole experience very frustrating and we ended up hiring another firm who were able to answer all our questions right away. She made a very difficult time in our lives even worse

hello Cooklaw. why is it so difficult to speak to my case handler? I am not happy about this. And this happens every time i have called within the last 4-5weeks .

Am always told they will call back and i don't get called back neither do i get an apology.

We used Cooklaw in Sunderland for our recent rental property purchase. It was a repossession and so there was quite a lot of information missing!! Dan Parker was very helpful and supportive throughout the whole process. He was very calm and helped to put our minds at rest when it seemed like the process wasn’t going anywhere! My wife and I used Cooklaw for a House purchase in Cramlington, and they were very helpful. The paperwork was very straight forward and all handled via email. I have not purchased a home before and found it very straight forward. As with all House purchases, at times it can be frustrating waiting for things to happen, but all went well. I used cook law to help buy a second property. Initially I dealt with Mark Cook the founder who was very helpful, honest and upfront from the start about all the costs involved and realistic timescales. I then worked with Dan who was very helpful in supporting in further areas regarding stamp duty. I would definitely recommend.
