I used Sweeney Miller for Conveyancing

I used Sweeney Miller for Conveyancing for a Sale and Purchase in January 2026. Having bought and sold several properties in the past, the service I received from Chloe Cheeseborough and Kolshuma Begum was distinctly superior to other firms I have used. They generally responded to my emails within 24 hours, and their knowledge and advice made a usually stressful process absolutely seamless. The online portal is also very easy to use and made sending and saving important documents very simple. I would definitely recommend Sweeney Miller, and will be using them again on my next Sale and Purchase.

I felt the communication was poor…

I felt the communication was poor throughout the purchase of our property and the member of staff we dealt with was not great for various reasons. We were given their details by the estate agents, who have now said they no longer recommend Sweeney Miller.

I've just taken the decision not to name staff or the Estate agent, but this is a fair and honest review.

First time buyers

We wanted to say thank you to Rukhsanah and Darcy for their efforts on our matter. Annoyed Client

Avoid at all cost, because what you will pay for is incompetence from Jade Kennedy and her superior Charlie Lynn, clearly both should be in other jobs as not fit for the appointed tasks at hand.

I had a really bad experience with…

I had a really bad experience with these lawyers, Jade Kennedy and Charlie Lynn, who were handling my case. When I explained the issue to them, they assured me that they could help. I also provided details about the exact evidence I had to support my case. They requested a payment fee, and after eight months, they finally got back to me—only to say that they couldn’t do anything.

When I protested, saying that they had initially claimed they could help, they simply responded that they couldn’t do anything. If I had known the payment was just for advice, I would never have paid. They deceive people with this approach, and their work is truly disgraceful. They do nothing but take people’s money.

Just look at the average age of their employees and ask yourself how much experience they could really have at such a young age. Don’t waste your money.

We can see from the file that you were quoted a set fee at the outset for initial review and advice. This was also fully set out in our client care letter, which you signed and accepted. This also clearly explains further fees that would be chargeable if the matter was not resolved after the first stage, should you decide to proceed further. The initial review of the matter entailed (among other things) reviewing an unusually large number of emails and PDF attachments from you, all of which is chargeable time that was incurred well in excess of the fixed fee quote provided. Following that, we proceeded to negotiate with the other party and managed to get a fantastic result on your claim (for no additional cost) but you still believe that you should not have to pay any fees at all.

Unfortunately, commercial litigation work is not carried out on a ‘no win no fee’ basis and even if the matter did not go your way 100%, you are still responsible for fees payable. There is no ‘deceit’ here as you unfairly claim, as all our initial communication clearly sets out the scope of the initial instruction since which we took on the matter and we have gone way over and above that.

As for the age of our employees, we have an age range of employees between 20 and 65. Is there an optimum age that you feel entitles someone to be classed as ‘experienced’ in your eyes? All our staff undergo rigorous training, and our numerous 5-star reviews speak for themselves. In any case, you got the best possible result on your claim, despite your concern about the ‘average’ age of our employees, so clearly age was not a limiting factor in any way.

Be careful of extremely high abortive fees

I had high expectations for Sweeney Miller Law based on their promise of being "friendly, approachable, and transparent," but my experience has been deeply disappointing.

After just three days of involvement in my flat sale, during which I mostly populated the required templates myself, the sale unfortunately fell through very quickly. Despite this, I was still charged an "abortive fee" amounting to 14.5% of the agreed quote. This fee was presented as being "based on the amount of work already done," but I struggle to see how such a high charge is justified for forwarding a few documents to the buyer's solicitor. Despite requesting a detailed breakdown of the work performed, none was provided, which only reinforces how little was actually done by Sweeney Miller.

There were also high additional costs which I was not warned about prior to engaging with Sweeney Miller. I was left to handle payments to the management companies myself without any prior warning of the additional costs I would face. This lack of communication and support was frustrating, to say the least.

I expected to be treated as a valued client rather than just another case to profit from. The entire experience has left me feeling exploited and questioning the fairness of this system.

I would urge potential clients to proceed with caution and ensure they fully understand the terms of engagement before committing. Unfortunately, my experience with Sweeney Miller fell far short of the professionalism and integrity I anticipated.

Update after response:

Thank you for your reply. While I appreciate your willingness to respond, I strongly disagree with several points raised in your response, and I feel it necessary to clarify my concerns.

1. The Abortive Fee
While I understand the concept of an abortive fee, the amount charged in my case was disproportionate to the work completed. The primary task you undertook was forwarding the templates I had already populated (TA6, TA10, TA7) to the buyer's solicitor. Beyond that, minimal “unique work” was done. Charging 14.5% of the agreed quote for this is, in my view, excessive and difficult to justify.

I also take issue with your claim that you "agreed to charge significantly less than your terms allow." Even with this supposed reduction, the fee remains extortionate given the limited progress made on my case. My frustration stems not from the existence of the fee but from the lack of proportionality between the fee and the actual work done. As I mentioned in my communications to your firm, I was happy to pay for unique costs incurred.

2. Speed of Work
I recognise that you opened my matter promptly, which I appreciated and have only positive feedback regarding.

3. Advance Payment Proposal
I offered to pay in advance for the unique work performed, provided costs that could be duplicated on re-instruction were excluded. This would have been a fairer approach for both parties. Your assertion that accepting this would leave you “losing out” suggests a refusal to acknowledge that the majority of work done is reusable for the next buyer. This further highlights my view that the abortive fee primarily represents profit, not compensation for lost labour. I appreciate receiving copies of documentation, however I also requested a detailed breakdown of work performed including timesheet information which I was not provided.

4. Management Pack Costs
I appreciate that leasehold sales incur costs for management packs, which are out of your control. However, my frustration lay in the lack of upfront clarity regarding these costs. While your quote referenced the need for such packs, no specific cost estimate or range was provided. I also specifically asked multiple times prior to instruction whether there would be any additional costs to the quote provided and was informed there would be none (or minimal amounts).

5. My Previous Comments
I did indeed state that I was satisfied with the service provided at the time. This satisfaction was based on your responsiveness, which I praised in good faith. However, my stance on the abortive fee has not changed. The review I left was not a reflection of your overall service quality (which I reiterate, only lasted 3 days) but rather a cautionary statement to future clients about the significant abortive costs they may face.

My review was not an attack on your professionalism but an honest account of my experience. I believe it is important for prospective clients to understand the risks of high abortive fees in cases where little work has been completed.

Please open a formal complaint if you feel it worthwhile to discuss further.

Thanks for your feedback.

We are sorry that you are disappointed in the service provided. Such comments appear to be based on you being unhappy about the abortive fee charged for the work completed on your matter following your matter becoming abortive.

We understand you were keen to complete the matter as soon as possible, your matter was therefore opened within 1 working day of you accepting our quote. The templates you refer to are the TA6, TA10 and TA7 which are standard forms that any Seller of a leasehold property must complete. It is standard conveyancing practice that the Seller complete such documents as it is the Seller who has the knowledge to answer the questions contained within the same.

As you are aware, we completed all tasks on the matter within the space of a few days up to drafting and sending the contract pack to the Buyer’s solicitor before the matter became abortive. Given the matter became abortive due to no fault of your own, we agreed to charge significantly less than our agreed terms allow. You agreed to pay the abortive bill and stated, ‘I'll pay the abortive fee later today but would you please consider reducing your fee the next time I instruct you by £X? It'd be a shame to lose you as I think you've been very on top of things and easy to work with’. We replied confirming that we would like to continue to work with you when a new Buyer was found but that the fees we agreed would still apply. If we were to accept your proposal, we would be the party losing out by not being paid for work which we would completing. There was then some back and forth between us whereby you insisted that we reduce our sale fee when a new Buyer was found. You concluded the communication by stating: ‘I was very satisfied with your service, agree that it is worth the quote provided and would love to work with you again when the flat re-sells but please consider my proposal.’ As we had already agreed reasonable terms that you had accepted, we felt uncomfortable being dictated to in terms of fees and therefore informed that we would like to act but would not be discounting our fee. You asked for the work that completed on the matter and received copies of the same the following working day. We then closed the matter as it was clear we could not agree terms going forwards.

The high additional costs you refer to were the costs payable for the leasehold pack from the landlord and management company. We obtained and provided you with the costs within a few days of being instructed. Such costs are out of our control but we did warn of such costs in your quote whereby we stated: ‘Please note we will be asked to provide a management pack compiled by the Management Company or freeholder… We will contact them to find out how much they charge for the pack’. Unfortunately when selling a leasehold flat, such packs need to be paid for as was explained to you during the process.

You have not previously communicated your frustration at a lack of communication nor questioned our professionalism or integrity until now in your review. This appears to be due to us informing you that we were closing the file due to us not agreeing to reduce our fee. As above, you in fact stated you were ‘satisfied’’ with the service and would ‘love to work with us again’. We wish you luck appointing your new solicitor when a Buyer has been found but would politely suggest that you do not agree terms with your future representative unless you are comfortable with the same.

Lots of mistakes & no accountability

Avoid at all costs. They have no accountability, and will argue despite being in the wrong with evidence stacked against them. I was dealing with Sweeney Miller for my Remortgage.

Sweeney Miller made multiple mistakes when submitting forms necessary for my remortgage. These mistakes cost weeks to resolve. The total process took 6 months, when it should have taken 90 days at most!

They asked me for details I had already provided them months before, their ability to keep on top of admin needs improving.

When I requested a refund for their fee's they refused and argued that they have made no mistakes, and that they still acted in a timely manner. It was only a timely manner because I had to chase people every time they made a mistake. I spent hours on the phone chasing.

I have raised a complaint and am awaiting their response.
