Do not trust them. They pre approve everyone to get a deposit and pay for an appraisal from a company based in NYC ( Tamarisk Appraisals) matter where in the country you want to fund. They promise... Vis mer

The absolute worst hard money lender

The absolute worst hard money lender, I have used quite a few, and I cannot stress enough how terrible they are. They take weeks to get a draw to you, there is no online portal, they charge huge fees. They took over a week just to get a payoff statement to the title company for the sale of the home that was quick close all cash. It took months just to close the loan when they said it would be weeks. DO NOT USE THEM, READ ALL THE PAPERWORK.

Unreliable Business Partners

It’d be unfair to criticize any organization today, without a reasonable sense of understanding. This market impacted by COVID-19 is undoubtedly uncharted waters for everyone. During this tumultuous time however, Civic should not be remembered as a leader.

My borrowers and myself are shocked with Civic Financial’s poor reactionary procedures which were put in place during this crisis. Procedures that ultimately mislead their partner brokers and clients when they needed it most.

They were the first of just a few lenders to announce that their lending capacity, would ultimately remain available , throughout-out a market impacted by COVID-19.

I wish I would’ve known the entire truth to such a statement. In the course of a week since the announcement, Civic has completely changed the loan structure in regards to pricing and LTV, for loans that were already underwritten.

I understand increasing the pricing for all new loans going forward, but to alter deals already underwritten and in the process of closing is unacceptable. Civic has let it be known that these changes will be made with no exceptions, even by case to case basis (for repeat clients).

If you have an immediate need for capital during this time. Im implore you to look elsewhere for a reliable and honest lending partner.

As mentioned in your review, these are undoubtedly uncharted waters for everyone and the current climate has forced many changes in our space, many of which were not planned for.
The COVID-19 outbreak has had a substantial impact in the capital markets, which directly affects our business. During these tumultuous times, we must remain diligent and agile to ensure that our company as a whole will remain in a healthy position so that we can continue to serve our clients. We are doing our best to navigate through these uncertain times, which has required us to take immediate action and make some necessary but very difficult decisions on loans in our pipeline and that we continue to take in as we adjust to this “new normal”.
We, at CIVIC, stand by our claim that our doors remain open and we will continue to lend throughout this hectic market that has been so drastically impacted by COVID-19.

We are sorry for this inconvenience. These difficult, but crucial decisions that affected you were made today to ensure that there is a tomorrow.

We hope that you, your team, and your family are staying healthy and safe through all of this.

Our Account Rep, Bijan Tavazoie, has become a trusted partner. Working together on two loans now, and sharing vendor resources. I know he has our best interests at heart, and I will continue recommending his services.

“Exceptional follow up and execution…

“Exceptional follow up and execution skills. Extremely professional, friendly and easy to work with. Quick turn around on everything from pre approvals to funding. 6 Stars to my team!!! They deserve raises and promotions :) Love the Broker portal, it makes the flow of what we do a million times easier so everyone can focus on completing tasks and getting on to new business. Chris & David : my partners at Civic Financials

Chris & David were polite & patient when I did no send info on timely basis. They consistently guided broker & borrower as per Civic lending criteria etc. Over the years, I have developed a good sense of comparative value. Civic Fin is my go-to lender, especially due to exceptional service by Chris Rosas & David.
