Hi Lisa,

We appreciate all feedback, but we need to clarify several points for anyone reading this review.

Lisa attended a demo of our Planning Statement Generator. She has not paid for the platform, does not have access to the system, and has not generated a report. The complaints in this review — including
the claimed error rate and missing neighbourhood plan — are based on observations from that demo, not from using the product.

On value: Adema AI is building the world's only full-stack property development platform — every stage of the workflow, one connected model, one price. What's live today:

- Map Explorer — source and filter development sites across the UK

- Title & Ownership — instant Land Registry data, who owns it, what they paid

- Property Market & Comps — comparable sales, trends, pricing intelligence

- Development Appraisal — GDV, build costs, IRR, sensitivity analysis

- Planning Statement Generator — the one feature Lisa saw in a demo

With 3D Rendering and Topographical Analysis shipping this quarter.

To assemble this from the market today you'd be looking at £3,000–£5,000 per month in subscriptions and fees, before a single consultant invoice lands. Adema is £149 per month. There is no comparable platform anywhere in the world. A demo of one tool is not a fair basis to judge that.

On the Planning Statement Generator itself: we're actively refining it and we welcome scrutiny. Lisa mentioned she has a live pre-app for the same site — we'd happily put our updated report alongside hers
and have the results judged by an impartial review. Let the outputs speak for themselves.

From Postcode to Development Appraisal in Minutes

I handle the financial modelling for a mid-size developer. Residual land valuations, cashflow forecasts, sensitivity analysis on new site acquisitions. Before Adema, I'd
spend half a day just pulling together the inputs: comparable sold prices, build cost benchmarks, local demand data, planning risk factors. Now I punch in a postcode and
get 90% of what I need in one report. price per square foot from actual Land Registry transactions matched with EPC floor areas, area demographics, sold price trends,
even flood risk which affects insurance assumptions in my models. The data is properly sourced so I can stand behind the numbers when they go in front of the board or to
lenders. It's become the first thing I open when a new site lands on my desk.

Repeated Ignorance

Despite the company owner advising they are reviewing their marketing policy, I still receive the spam emails daily with no understanding of why. I have added w.spencer@adema .aI to the block list, yet the message still manage to come through from the same account. I request from the owners to permanently delete my data ASAP as I do not want to be affiliated in anyway with Adema.ai

Please stop wasting my time

Impressive stuff

Really smart bit of tech. Super user friendly and intuitive to use, massive amount of potential and the sort of thing as a surveyor I would like to use more to streamline workflows.
Will is a smart guy and is building something exciting!

Accurate and useful

I've been using Adema AI for a couple of months now. The information has been accurate and useful. I'm looking forward to seeing how this tool develops further. William and Danica have both been helpful and accessible.

Time saving software with big ambitions

This platform looks like it's going to be an amazing tool in the near future for all property professionals. It already has some great features, and the team seem to be working hard to add more.

Not only are they developing it with customer focus in mind, but they are also collaborating with many others in the property and AI space.

I've had a few questions and William has been quick to respond.

Repeated spam. Avoid.

I get repeated spam from this company containing clickbait links. Ironically the most recent one requested that I leave a Trustpilot review - so here it is. They ignore unsubscribe requests. I suggest you give them a wide berth.

I've been using Adema for a while now

I've been using Adema for a while now: huge time-saver! What used to take days of digging through maps and planning now takes minutes. This has the potential to become an industry standard once fully released. It’s smart, fast, and a tool worth having in your arsenal.
